ACE 153 commercial will give you stellar returns due to its location. In its surrounding, there are so many sme and due to this, office spaces will be easily rented out. Its my analysis and thats why I invested in it. For residential, noida extension sector 12 and 1 will give good returns because the extension residents who own 2BHK will definitely shift to 3BHK in future and in those sectors mainly 3+BHK are being launched.

I have bought in Feb 2020 ATS Homekraft, Sector 10 and exited in Nov 2023 with 115% profit.. even payment plan I choosen was CLP. though I agree with you if I have taken 30:40:30 plan which was not available at that time I could have get profit of 130% theoretically.

DLF mae aap laga saktae ho kisi bhi project mae, wohi hi 1 builder hai entire India mae jaha wo jaata hai apne rate Lata hai and Invester kamata hi hai. Property ko landmark banana ussnae hi sikhaya hai.

I think top dev, no edge is good only for End user as they will have peace of mind for home, but cant be much good for investor.

I would request NRI not to invest in India .... No laws, all promises are fake by these sales team.... It's a trap to lure NRI customers hard earned money.... Invest outside India where you are living. It's an irony and frustrating as hard earned money is looted by Property goons. Also Indians, it's better to invest in Share market, mutual funds, FD and other bonds ... At least your money is secure or buy a small piece of land rather than going into a trap of luxury apartment.
