Airbnb air covers up to $3 million, they stated it’s for personal injury, and property damage. The issues is not so much when you have a guest staying there, it’s actually more when the house is vacant and there’s no guest staying there. Because with no guest staying there, there is no air cover.

Short term rental insurance is more than double standard rental homeowners insurance. Expect to pay around $1900, versus seven to $800 for single-family residence, that would be a three bedroom or a four bedroom house in California

Not more expensive. I held a house that I bought for a year and then turned it into a whole house rental and the difference between homeowners insurance and Proper whole house SRT insurance nearly doubled the cost..

Any tips on insurance when rental rooms via rental arbitrage? Like say my business is renting the house from a landlord but renting rooms to travel nurses.

Openly is recently new insurance company and they do cover short term rentals and long term rentals. Im curious to know the holes in policies like these vs Proper. Quoted $674 or Openly.$4500 for Proper insurance. Huge difference...

I will say Airbnb will pay for house damages but they do take forever. I have been paid out from their host guarantee 12k and 3k. Proper Insurance is good. I need to watch that interview but I believe their stop is that if you have someone staying there for long term while doing short term, Proper wont accept you. I may be wrong though
