Five rooms or more qualifies as an HMO which has to be legally on the local councils HMO register. Five rooms or more also requires fire doors throughout the property inc smoke alarms and other regs... to avoid this, stay under 5 rooms.
People health and safety for your profit is not a good deal. People should be able to have these basic things regardless of how much you can charge them. 5 rooms or under these are basic needs.

Where do i find landords all the rented out properties in my area are run by agents so the agents are not going to allow you to manage the property for them and they would rather do that and make extra money and also the letting companys dont let you anyway in my area
Then you're in the danger zone. You might be able to pull it off for a few months but you'll be constantly worried that they will find out and you might be evicted, lose the rental, have to deal with the tenants, big mess.

I have rang about 25 and 1 landlord accepted the offer and then a day before my viewing and offer someone made a better offer and the deal was gone so am back on finding leads. Isn't there a lot of risk with rent 2 rent deals. If I were to guarantee £1,000pcm to a landord for X years... But If I can't rent out that property to anyone. Then I will have to owe £1,000pcm of my own money. The average person can't afford to pay off that potential risk. So people don't take that risk.
The key is to add a termination clause into the contract, usually a 3 or 6 months so if the deal doesn't work for you, you can hand the property back. When landlords ask what this clause is for, say "we would only need to use this in extreme circumstances, such as covid or war etc. Its not in our interests to exercise this clause but we need it just to protect ourselves"

how can i find out who owns a house that not up for sale but the house is super run down, i mean, plantation grown into the public path way, hell this place has wood framed windows with glass missing, houses down that street which is next to me sell from 260k average to two of them sold for 400k and another that rents for 1800 pcm. seen no one go in or out of it in a few years.
Search up places for rent on Craigslist, OfferUp, Facebook, etc. you will find plenty of places for rent and most likely atleast one of them will accept your deal, Goodluck.
@@robertdavies922 Well a-lot of multi-millionaire mug landlords have been happy with their clean, looked after property and rent paid on time every month without dealing with any maintenance. Maybe they are not as smart as you, i'm sure you have more money and knowledge then all the landlords and mentors.

Swinging through with a “company let” can get you through obstacle one. But any landlord with any sense whatsoever would balk at number two.
