He's asking for dual agency, which is asking the agent to represent him as a buyer so he gets commission from both the seller and the buyer.

I’m not sure if you’d see this jerry but I wanted to know if there’s a way to get in contact with you. I wanted to run something by you Im having trouble comping a property because there are zero comps in the area. So I used the deal analyzer to get me a number. Andddd I think the ARV may be way over …I could be wrong here BUT that’s why I’m attempting to reach out. Is there away that the software could be wrong here? (serious question not being funny or anything)

If no comps, it's a risky investment so depending on your exit strategy, you may want to walk. Good luck!
