My guy Ryan! Man my last 4 deals and 3 I’m working on now have been from the mls and agents. I’ve gone broke so many times from marketing to off market sellers smh. I love working with agents and wish I could only do deals that way.

I remember starting as an agent real estate agent every wholesale deal I had to get only 25% of the whole fee like those 40,000 I only got 10 cuz the real estate company got the rest so I don't know if I want to go to real estate agent route some brokers will just take half still they didn't do anything while I get to give him half the money bc you have to hang your license somewhere

Great video and content and impressive guest. I'm a mortgage lender but started calling agents for deals on the MLS yesterday. There are good deals there but I guess the agents will give the good deals to their eisting ivnestors first before taking my offer. I need to build that relationship. But we'll see.

Yeah, but the only way you're gonna build relationships is by calling them so you're doing the right thing. Also grow into your script asking if they have anything coming up so that way you get all the off market deals they have.

Im extra generous, love agent hv dual agency or reccomend someone in there agency represent me. This when if state dont hv dual agency. The listing agent can get referral fee. Now for relationship w two realtors

I am at the point where I have spent thousands and thousands trying direct to seller. I haven't got my first deal, and now im broke. I'd love some help and / or tips on how to get consistent deals through agent outreach.

Thank you. If you're an investor and you're handling the transaction yourself pretty much the only documentation you need is the purchase agreement and maybe an assignment agreement if your wholesaling it and then you just make sure escrow has all that.

Respect the drive and competency to be so successful. I just can't logically come to a place to think wholesaling deals off the MLS is ethical (or at lrast not super cringy). What does a market for it to be successful, but it really does not add any value to the buyer or seller

@@Mindsetsonfire it's probably a bias of experience, the wholesalers that present me deals that are on the MLS are hardly any more marked off of the original asking price. Obviously they got it much more deeply discounted to make your profit but if it's just a matter of I got it locked up first do you want it now, super cringe model

There are a lot of listing agents that have zero idea how to market distressed properties or get distressed sellers top dollar. A good wholesaler/Investor can solve these problems w win-wins much better than most.
