I love how you give a detailed explanation. i will be retiring in two years and i am still think i don't have enough for retirement. I would've love to invest some part of my savings but i don't know how that works.
You should consider getting a professional guidance so you wont end up losing your savings. Reach out to TAMARA DIANE HAGAN. She helped me out with my retirement investment as a novice. search her name on the web to see her website.
Can’t even lie, Tamara is indeed a genius. I traded the NFP to capitalize on one of the biggest market moving events of the month and maxed out on profit
15 mins into your video, I went into my Amazon account and ordered 2 of your books then came back to finish watching your video🤣. This is how powerful an impact this had on me. THANK YOU!
I made a higher return with Nvidia stock. I have also owned 13 properties but the headache which is rental property is just not worth it as I get older. I’ve had some great tenants and then a couple of problem tenants. One problem tenant can make you want to sell every property!
Hi Mark, could you do a video discussing REITS and/or REIT ETFs please? I'm surprised there isn't already one on your channel. Is there a reason for it or do you prefer tangible real estate properties over REITS?
Hey Mark! Great video. I have a question. What kind of rental property is it best to buy in your IRA as opposed to buying in your name? For example, would it be best to buy single family homes in low income areas in your IRA to reduce cost and 4plexes in higher income areas in your own name so that you can maximize the depreciation tax benefits you can get? Thank you.
I recently came upon your videos and am loving a new way of looking at retirement funds. I have a 401k that I am looking to invest in different ways and love the real estate idea from a retirement account. When you purchase a property through an LLC, you say the IRA is the owner. I assume you are still the landlord?
The LLC is the landlord, but if you set up yourself as the legal Manager of the LLC you are essentially the landlord. (Manager is a required position to have when forming an LLC so make sure to list yourself as the manager).
I'm 30 years old, it's been my dream to start owning real estate. I just started about 3 months ago investing in my work 401k and my Roth ira. My ten year plan is to own at least one rental property. How can I get your guidance? I live in PA
Have you gotten property, yet? I suggest you join the REAPS and REIA in your area. They’ll provide and guide you to educational resources to teach you how to flip contracts (wholesaling) for no money and other REI opportunities once you get some income. However, expect some minimal business costs, though.
I just got divorced and am so motivated to rebuild my empire. Thank you so much for this info. I would like to touch base with you to go over some options.
Subscribed because the energy from this guy is infectious. Would be a great life coach to. Tho I didn’t ring the ring me bell; seems like I might get notifications while trying to sleep?
I have not watched many of this guys videos honestly.. but just watch this one, he gives me motivation speaker vibes, yelling his points, not really explaining things, breezing through important numbers and over simplifying things. Many of the things he is mentioning even if people look them up. They are not the norm in real estate investing so anyone watching this, don’t beat yourself up.
Stumbled on this, what a rabbit hole. Quick question, applying for these loans in any format do they follow the same rules like debt to income ration or can you only borrow on how much you make? Basically the same rules on getting any home loan. Thank you for all this info.
Love your passion and extensive knowledge. Are there rules about using SDIRA funds (the reserve you mentioned) for repairs, improvements, upgrades, etc to the property?
I need to check my understanding aboutRoth IRA and 401k limits.. Anything over the maximum yearly contribution is subject to a 6% excise tax. If that is the only tax liability on that money for a yearly realized gain it much lower than paying short turn capital gains or income tax. That plus the tax rate on a Roth is the only yearly tax bill or regular business tax also applies? If a business in in the Roth you can also set up a 401k for your income to nearly debate your tax liability?
What if you are American but a resident of another country? How do you deal with the LLC to take the money out of the US to buy? Does the LLC stay in the US? The money obviously has to be out of the US. Would you open a bank account in the name of the US LLC or do you also need to establish an LLC in the country where you are a resident?
You make relearning tax concepts so fun! I heard about this type of investment over 5years ago. I had no idea that it was permitted. Glad to learn about this now from you.
I had to use a non-recourse lender to purchase an investment property because a regular mortgage company would not accept or approve a loan for an LLC. It had to be under my name or personal trust name.
I'm looking to build a cash Roth IRA portfolio but I don't know who to talk to. Xrp this lawsuit can last well into May 2022. And a lot of experts don't do cash because you can buy real estate cash and then you use the equity to buy another real estate property but I was told that the equity has to go to intermediary can't go to personally to you or I can go to rescue to that property you found
Isn't the solo 401k only for those who are self employed? What if you are W2? Also, doesn't UBTI apply for non recourse loans? And if we can't have direct descendents own any of the business or property from the LLC, does that also apply for siblings and cousins or there a way to get around that regarding the partnership? Also, in a partnership, aren't you also directly an owner and beneficiary? Thanks!
In the 3rd example where I contribute to the LLC and someone else with good credit signs for the loan…what if I have good credit and I get the loan myself? Is this allowed?
I love your Video, share to my friend right way even just find ur video recently, still not too late to learn. Thank you for sharing your knowledge! Can I still get your books, Mark?😊
My commercial building mortgage is $500 per month and I’m receiving $2850 rent monthly. I was not sure paying off early would be a good idea, due to mortgage interest write off advantage. What is your input? I only know paying mortgage bi-weekly towards principle will help pay less interest and paying offing early.
If you use 20k from a Roth as a 20% down payment for a rental property and it cash flows let’s say 1000 a year, does the entire $1000 goes tax free back to Roth IRA or just the 20% of it?
Can you use $’s held in a self directed Ira to hold debt (an interest bearing note) on income producing investment real estate rather than the IRA (or LLC within the IRA) actually owning the physical real estate? The physical real estate would be held outside the IRA.
can you please talk more about using your HSA account to buy real estate. I have spoke to healthequity and they say I can only invest in their preferred stocks.
I'd say your best bet is to watch some more videos on this topic, and/or visit my website at markjkohler.com/blog/ and find some articles I have written for this! If it is still unclear, give my assistant Rosalie a call at 435-586-9366 ext 2024 and she will point you in the right direction!
I am currently not retired yet and still working for the employer where I started my 401k. Can I do a transfer to a self directed IRA or will that only apply after retirement???
Of course leveraged investment (mortgaged real estate) has greater ROI than non-leveraged (mutual fund). So I think the real problem here is: is real estate the only kind of leveraged investment allowed in retirement accounts? AFAIK most retirement accounts don't allow margin trade.
Mark I don't get why "they" don't get it!?!?! Guys change your mind set. I'm 55 and have $30 in my accounts right now......total. I just started 2 new jobs which brings my income to approx. $6k a moth. My expenses are $1,600 a month. PERFECT. Save/invest 2k into my IRA....real estate. Buy rental property , deposit rental income directly to the IRA. Retire millionaire at 67.(watch Marks video on that) Makes sense. I'm going to add to my income by turning my hobby into a side hustle home-based business, deduct my apt. space for business expense and invest that income as well into my HSA. C'mon guys. Mark is laying it out plain and simple. Open your minds.
dummy me... I learned about REITS, and put a good deal of change into my Vanguard Roth (VNG) and it dropped during covid. I saw it dropped and looked at it like a deer in the headlights. If finally came back up but I freaked out because I am too old to make bad mistakes. I dunno this video was pre covid. Do you still feel the same about REITS being good in a roth?
Hi Mark, Can I form a LLC with trusted friends with our Roth IRAs and split the ownership of that LLC based on value? If this is possible, I’ll talk to my friends and then give you guys a call!
Good stuff, Mark. You should really do a piece on Mega Backdoor Roth (it’s different from Backdoor Roth) as a turbo funding method. Through 401(k), you can pipe up to the full $56k limit per person into a Roth IRA; you’re not limited to the $19k cap.
Richard, I replied to one of your other messages tonight as well. Thanks for commenting on my videos and watching. As for this comment, in all my years I've never heard of this...not that I can't learn something new. Yes, you can do a Solo 401k and hit the 56k Limit with a Roth Contribution and then a company or profit sharing match...then convert that over to a Roth later. Is that what you're referencing? Thanks mjk
@@MarkJKohler Hi, Mark. In 401k plans offered by companies like Vanguard, Fidelity, etc. you'll be familiar with the Traditional vs. Roth sub-accounts. There's actually a 3rd type of sub-account called "After-tax 401k", which falls under the 401k but isn't subject to all of the QRP rules because contributions are after-tax (like Roth) but the gains are tax-deferred (like Traditional 401k). It does fall under the overall $56k annual cap for 401k (so, subtract your QRP contribution under the $19k cap, and the company's matching funds). Technically that $56k cap is intended to limit company matching funds, but it's now possible for employees to contribute to it above the $19k QRP cap, but without all the QRP benefits (and restrictions). There was a 2015 IRS ruling that allows this sub-account class to be rolled directly into Roth IRA, since it's after-tax money and technically a 401k retirement account. It doesn't have to pass through Traditional IRA and backdoor conversion (so existing pre-tax IRA funds don't create a pro-rated tax event). In versions of the plan that I've seen, this rollover is allowed once per 12 months but doesn't require separation of service. The gains are required to be distributed pro-rata (as normal), and they're pre-tax, so they do have to rollover into a Traditional IRA. The whole process triggers no tax events. For after-tax earnings that are destined for a normal investment account, it makes a lot of sense to steer that income into this After-tax 401k to really pump up the Roth fast and make the investments earn tax-free. With Mega Backdoor Roth, the strategy is to contribute only enough to Roth 401k to maximize the company matching funds, then direct as much as possible into the After-tax 401k account and do a rollover annually into a Roth IRA that you can then self-direct or move to a Solo Roth 401k. Although the name is similar to Backdoor Roth, Mega Backdoor Roth uses entirely different mechanisms. This isn't well-known at all, even among financial advisors, though you will find some articles and videos on it. In a company of 70,000, some of us have been doing it for years, and it's been pretty well researched and supported by the 401k provider. For folks approaching retirement with the ability to "stuff the mattress", it's an amazing tool.
@@hornbaker Thank you so much. I've asked for my partner to chime in. He is the real expert on advanced strategies on 401k contributions. Thank you so much for the info and your great attitude. :) mjk
That is a great question. If you could email my youtube manager the best phone number to reach you at, we can have someone reach out to you as soon as possible to help you out! Her email is janae@markjkohler.com

I have been making over 300% profit from my bitcoin investment every week since my Colleague introduced me to Expert Olivia who now trades for me while I receive the profit.
Simply put, YES! So exciting! BUT, you need to make sure you are doing it correctly, because it can get complicated. It will seriously save you so much time and money, reach out to my assistant whitney@kkoslawyers.com and she can get you set up with a consult on this, trust me, you will want it.
YOU CAN MULTIPLY THE IRA PROFITS BY DOING APPARTMENT COMPLEXES WHICH HAVE FORCED APPRECIATION DUE TO REDUCTION OF EXPENSES AND INCREASING RENTS AND OTHER INCOME SUCH AS VENDING AND LAUNDRY ETC
Mark I love your videos and they have given me so much motivation. I don't know if you're still giving anything away, but if you are is love to enroll. I'm starting to save and put plans in place for a small business. I've told all my friends about your videos. Thank you so much!
