Love the thoughts you have here. You are stating this situation you went through as a guide for others but in reality I believe every business has their own paths to take. Some business might win with a 2 year lease. I would stay clear from encouraging others to do what you did but rather to put it out there as an option or recommendation. Great video ! Take care

A 2 year lease is a pretty damn short-term lease. Bold statement to advise everyone to "never sign a lease for more than 3 months". If you're a little 1-3 person business, that might work, but no one is going to lease you 20,000sf for a couple months unless it's warehouse or under a coworking/flex-space model.

I went to check out an office space yesterday and I asked about doing a 6-month lease instead of 1 yr. He said know I also asked what the fee is in case of a break of lease and he didn't have an answer. The next day he txt me saying their building wasn't going to be a good fit for me and the fact that I asked about a fee for breaking the lease made him feel uncomfortable. I guess one tip is chose your words wisely.

NO COMMERCIAL LEASE WILL ALLOW U TO LEASE FOR THAT SHORT PERIOD OF TIME EVERYONE DEMANDED ME TO SIGN 3-5 YEARS A 2 YEAR COMMITMENT THEY WANTED MORE MONEY I FOUND NO-ONE
