This is awesome, but I cant find where to set up a phone call? I went through your free training, but I only saw 2 different program prices? I''m a little confused on which one to choose?
(1) Landlords want to see proof of income or proof of funds before they let you lease their property. (2) Also, whose name are you going to put as the tenant? If you put, say John Doe, your AirBnB client obviously isn't going to be John Doe, what do you do? (3) If your landlord finds out you are doing AirBnB with his apartment without written permission, will he evict you?
I see this was never answered and I’m interested in knowing if you ever found out. I just got an apt for this sole purpose and the release explicitly says “no Airbnb, homeaway, etc...” ... I’m still going to shoot my shot w/ this but I’m interested in knowing how this works out

Nice Ride you would just have to create your business as an LLC. It's no different than what companies do when they fly employees into and out of the city and have employees stay in a hotel for a few nights. That's technically what you're doing, where the occupant is constantly changing. You still remain the tenant though but the occupant is constantly changing. Check out Airbnb automated RU-vid channel, he's basically mentioned that in order for you to even list an apartment unit as an Airbnb it basically comes down to your presentation. You have to sell the landlord on what you're trying to do. He's made a few videos on this actually, check them out
Hi Noelle ,I have been reading your content for a while, Thanks for the great info you have been sharing on your channel, please i have one important question, i have met with couple of apartments that offering me corporate lease with my LLC without my name on the lease but only company name and we agreed that i can bring different guests and do my cleaning after each guest but i have to notify them about each guests that comes in also they till be giving parking permit each time and they don't care where my guest come from but they will be doing it their way by using the same lease agreement, the lease says no sublease no subletting and no advertising on airbnb...so my question if they found out i am advertising the apartment on airbnb /verbo/home e.t.c...can my LLC company be sued or evicted for lease violation? or i am legally to airbnb with LLC corporate lease even if it says no subleasing or airbnb on lease agreement? can you please help by answering this question.

@@darrylbutler1087 have you considered just starting an LLC? Then have the LLC buy basic everyday supplies? Pens, paper maybe a good office chair to work in? Do that under tge business on net 30 terms. So you build business credit while buying needed supplies. Just make sure you pay you net 30 bill before the deadline. By the time covid is over. Yiur business should have plenty of credit to buy into real estate. And you dont need to spend hundreds. Just between $20-$50 worth of supplies. In some cases like quill.com, you may have to spend $100 to get the business credit start. $800 for the ftb tax $95 for state filing fee (ca) $10 for a business mailing address $10 for a business phone line $0.00 for a registered agent if you file through incfile.com Then build vendor credit from their. At least 5 diff vendor cred accounts.
I have a Trust that is the sole managing member of my LLC. I am beneficiary and Trustee of the Trust. To dodge issues with renting.. Would you suggest creating an LLC in my name to rent the Airbnb, then sell the LLC to my trust afterwards?
So basically you can apply for an apartment but as a business ? What if you don’t have a job right now but you have the money to start? All these apartments here want you to provide pay stubs and stuff!!!
i would think maybe use your 9-5 job pay stub to show proof. you can get as many apartments in your name using one job. if you only have cash you might have to pay for the 12 month lease total upfront in cash.
How do you find apartment complexes that allow this? A friend of mine was sent a letter saying they don't allow in his complex, after he signed the lease
I have an LLC and its named blank blank cleaning and restoration services. I also have a dba for my cleaning company. Would my LLC name prevent me from investing in real estate or air bnb bc its so specific? I will gladly change it!
Hi there, I purchased a home about 2 years ago and it has a attached mother in law suite already attached to it. I have been renting it as a short term lease as it has its own entrance and parking space and even its own small front patio. I have been thinking about renting it through Airbnb as believe the profit will be much greater. However I know that it needs some renovations and upgrades and I do not have the funds for this. Are there any loans or grants that would help with this.

"Now I understand the caution and risk you as a Landlord fear you might be undertaking, as with any other tenant but what [insert your business name] is willing to offer is 4 months rent upfront and deposit on a recurring lease that [insert your business name] plans to renew and a signed waiver of liability from [landlord property name and unit] shall anything legally arise. Now of course [landlord property name] will still be responsible shall our clients suffer injury or harm in the parking lot and hallway [chucking] but as for as the unit... damages, injuries etc none we will accept full 100% liability. Also as a provision in the lease the landlord can inspect the unit every 2 weeks or month to month just to ensure the property is not suffering impairable harm. Now considering the [include eviction/tenant rate] of the property I believe [your LLC name] would make tremendous difference towards your tenant to eviction rate ratio and would also make your bosses smile. [Insert persons name here], our plan is to rent more units in this property with the same conditions. A no-risk, rent and deposit paid up front, non-liability, provisional lease of your choice.
