I've been doing sales for 16 years and you just taught me a thing or two. You're very articulate, observant, & caring - those traits helped me excel to #1 in sales nationwide 3 times. It was a different part of the home - bathroom remodeling sales - but it doesn't matter. This is how you become a rock star in sales. The competing sales reps at my company always asked me what tricks I'm using and I told them there is no "trick" or shortcut - you have to actually care, and when you care, everything else starts to fall into place. Great videos ! You're a real pro.

That's gotta feel incredible :) I couldn't agree more with what you said - you simply can't "fake it" or use "tricks" with sales and expect long-term results. Yes, there are plenty of tactics that can help you win business and develop great relationships, but at the end of the day, you can't fake your true character. Your customers "feel it." Been watching you & a few others for about 3-4 days Just did my phone interview They didn’t answer We don’t stop tho. Left a voice mail Had a whiteboard filled Not too much tho Key details that >I feel< (could be wrong OF COURSE) That’s the beauty Of what an interviewer would like to Hear about. This industry crazy. Growing. That’s what I’ve learned I’m 21 Minnesota My brother just started with the company yesterday He had a half day due to training Sold his first house He hit 4 doors 3/4 no answers. Will be a lifelong watcher man. Soaking up like a sponge 🧽 🧠 God Bless🙏🏽

Great points! I'd be careful of the 'price lock guarantee' though, especially if a supplement is later filed. You don't want the homeowner keeping that check that is intended for the contractor and referring to the "price lock guarantee" from earlier. I would maybe say 'out of pocket guarantee' referring to their deductible. Keep up the great videos!

Ben, Believe me. This works. "Price Lock Guarantee" is qualified as " You owe your deductible, no more, no less... UNLESS there are elective upgrades or damage not covered by the insurance company. The rest of the details on the contingency mean that the supplements will come your way :) I've NEVER had an issue using this and it is a WAY better sales tool than saying "Out of Pocket Guarantee" because my goal is to eliminate their emotional attachment to the money and I don't want them to "Feel" like they are paying anything.

With that said, I have the same question. what about the client sees the check instead of 12,000 is 15,000, because we supplemented a few items at end, and says I thought you were going to lock the price? What do we say ? thanks!

@@emilymastoros5730 Slight correction - my name's Adam (not Brian) :) Glad to have you on board and stoked to see you jumping in! This is a GREAT question. You need to set the expectations at the BEGINNING of the sale (when you sign the contingency or contract) explaining to the customer that you will likely supplement the insurance company. Majority of claims are not assessed properly from the beginning to include all necessary installation requirements or quantities. Let them know you will submit anything you find directly to the insurance company on the homeowners behalf. The insurance will settle up any remaining balance due at the end. NOTHING changes in terms of the homeowner's personal contribution (deductible or out of pocket expenses). Hope this helps!

Go forward with what she hasn’t agreed to anything at this point other then a free inspection. correct? Iono just feel like you just jump into the hey sign this contingency this is how it helps us. Still little confused to how you get her to hear you out. Can she not go to bat for herself. Can she not get a price lock? Little confused on price locks. Also Iono man sounds like the contingency is a lot more for the company then homeowner. But what do I know brand new at this

Good questions. Can the homeowner go to bat for herself? -- Is she an insurance restoration expert? Is she going to get on the roof and identify the damage? Is she going to document the damage and submit the appropriate bid to the insurance company using the industry standard software and process? NO. Can she get a price-lock-guarantee? No. Only by working with a reputable contractor who understands how it works. Is the Contingency Agreement about the company? NO. It benefits both parties. There's a lot of time/effort we put in in order to serve our homeowners. You shouldn't be working for free. If they can't commit to YOU, why should you commit the valuable time and resources to them? This agreement is mutually beneficial and presented in a way that benefits the homeowner. They have literally nothing to lose.

Hey Mathus, somehow this comment skirted my attention! You betchya it does! I have a sample one I can send you (just shoot me an email). As always, this is a SAMPLE and you should run anything you use by your attorney for local laws and regulations. NOTE that when you do, you'll see him/her com back with a 12 page document instead of 1. Use what you feel is best. It really should act more as a sales tool than anything and usually the lawyer will butcher it into a freakfest of a document.
