Well now that you ask. I'm looking to go this route late this year early next year. This seems like a lot, especially starting out. I just don't know how much time I can give in the beginning starting a new active duty career, and managing a rental property I live in.
Jon Anderson sorry bro, but thats not a good excuse...if financial freedom is truly important to you, then you will figure out a way to make time for it. I shared the same beliefs when i first started. I was a husband, a father to two boys under 3, wife was in law school, and i was an Infantry Company XO. I had to throw away all my limiting beliefs and make success my duty. You can do the same. You just have to want it bad enough. Once you get past your limiting beliefs and make success your duty and obligation, you’ll be unstoppable. I’m 18 years old and I plan on attending a nursing program after I’m done with community college and transferring the credits. I am not exactly sure if this is true but aren’t deployment rotations every 3 years? Is there anyway I can make my deployment after my nursing program so that I wouldn’t have to start all over? Do you think they would be flexible to it or I have to adjust to them?

On the contrary, I will make a lot more money when I leave the military - the only exception being the pension benefits (if any). I'm a 36A Financial Manager, MBA, with 7 years remaining until I retire. I'm prepared (and continue to add to my tool kit yearly) to knock it down on my next career.

Im truly happy that you’ve found your calling and willing and ready to go back into the workforce after retirement However, i think you missed the point of the video and would urge you to start at the 2:30 mark and watch again. I made this video and this channel to show people how to attain financial freedom, build generational wealth, and build passive income all in order to GAIN AUTONOMY OVER YOUR LIFE. When you trade time for money (working a W2 job after retirement) you will NEVER have autonomy over your life (atleast not until your mid 60’s). Also, Being that you’ve been in for 13yrs, im sure you know that an officer with an MBA (or any other grad degree) is EXTREMELY common and almost expected as an 04. I dont put much stock in people who think “with my special and unique super duper military experience it will be easy to get a 6 figure job when i get out! They’ll be begging me to work for them!” Remember, i see the “headhunter” and usajobs posts too. They all post salaries next to them as well. Lol Hopefully your not too upset with my last statement. It can definitely be done but if you want to use the VA loan you must intend to occupy usually within 60 days. You can also buy long distance if you are a geo bachelor who’s family lives in the states as long as they will occupy the residence. We don’t recommend doing shady stuff with the VA loan though. May be easier to use a diff type of funding if your single and don’t intend to occupy.
First purchase with the va loan was a 4-plex in dc. In a few months my 1 year obligation will be up allowing me to purchase another property (most likely duplex) using the va loan. The VA wants you to upgrade if planning to use it in the same city. Meaning going from a 1bd to a 2bd. Important to know if you dont plan to pcs for a while.
I am also in the DC metro area and im looking into using my loan for a 4-plex also, but do not know much about it. What was the process and has it been benefical so far?
@@Abrent2009 process is pretty much like any other process even buying a home. You just need to find a VA lender. As far as the 4-plex. Currently renting for $4380. Mortgage $2271. Utilities $200. I manage the property. For maintenance i was putting away $380. However, since I don't need to use this money I just let whatevers left after mortgage and utilities sit in an account and grow. I think 18-20k in reserves would be good for this property. After you reach that amount start looking for another deal. If you need help with anything shoot me a msg Licensed Agent.

Thomas Noonan You could talk to the owner, if they are interested in selling the property they won’t mind selling. Also get a Realtor to run comps for you, they’ll just want to be the property manager.
Thomas Noonan for the introverts out there you can zillow rentals in the area and base your rent by the avg you see for similar homes. For extroverts recommend seeking out property managers and realtors in the area and developing a relationship. I spoke to somebody that used a va loan twice and it’s not 0% down. He said he had to pay a little bit of money down but it wasn’t a lot at all. I think he said he put down $5k on a 200k house with the va loan. And he had to put something down. So it isn’t 0%.
Unless the "somebody" you spoke to bought pre 2020 and the home he bought was over the loan limit on his area, he CHOSE to put more than 0%. Please don't come on here and speak barracks lawyer facts when you have no idea what you're talking about. Go back to the "somebody" you spoke to and clarify. Currently 19 I have interest in joining USAF for 8 year's. I want to do Real Estate while in the military and after the service. Great question, I dont worry about the interest over time because its part of leveraging money. Dan, very informative and well-structured video. I am an Army Vet myself (Military Police) I am still young (30) and have been looking at using my VA benefit to purchase investments properties. I made the mistake of selling my first home when I was stationed at Fort Carson instead of making it a rental property when I moved. But hey, we all live and learn by making these mistakes, right? I want to know what do you think about the current market. I don't want to invest in single-family homes (to much risk in my opinion). I would rather have the comfort of investing in duplex or bigger. That way it's not as big of a blow to my finances if for some reason I can't get renters. Now, the market is super high right now, especially here in the Northwest (central Oregon). Should VA home loan investors wait for the next market drop at this point or risk buying in a High market? These will be properties I plan on keeping for financial freedom like yourself. Thanks, Dave
Dave, thanks for watching and leaving such a great comment, really appreciate that! My opinion on the current market is that all signs are pointing to a market correction. Rising interest rates, plateauing home prices, large corporate layoffs, etc...our economy and by extension the real estate market operates in cycles that generally experiences corrections every 10-12 yrs. Its been 10 years since the last correction. I understand your point about waiting but i think you should let your personal situation and investment strategy dictate what deals you pursue. For example, you mentioned central Oregon and holding whatever you buy for the long term so i assume you're out the military and will be in Oregon for a while (im not tracking any installations in Oregon). If you bought a multi -family rental (MFR) right now that cash flowed and held it for 20+ years, a correction likely wouldn't hurt your internal rate of return. Also, some smaller markets are un-effected by corrections. Given that scenario, If it cash flows, fits your investment strategy, and the area shows growth then i personally wouldn't be concerned with trying to "time the market" because you'll likely win in the long run. My investment strategy is a little different based on my personal situation. I'm selling my last SFR now (under contract now, will do video after closing) and reallocating the proceeds to a more liquid asset for the next few years (or whenever the correction hits). Still holding MFRs because they typically don't appreciate/depreciate as fast as SFRs and my MFRs cash flow very well. Again, thanks so much for the great comment Dave. -Dan

We appreciate that. as far as realtors, you want someone who understands your intent. A VA loan is a commonly used loan that most realtors can help with. But if you are looking to do a specific strategy make sure your agent know that strategy well

Hey Dan. I have been working on working my sons VA for him since he just turned 18 and I’m 59. Thank you for all the info, especially as a fellow wrestler! I have a question I have heard addressed. Is it possible to partner with a VA loan in any capacity? And if so, does the veteran still have to live in it as a primary res? Thanks again. Steve

what did you tell the Lender on why you wanted a 4 flex? if you previous had a Single family home? none of these videos fail the answer this point. The lender will need a justification. What was yours? I know some would be if you took a job that was close ..
My reason was that i PCS'd...lenders honestly dont ask too many questions about your decision to purchase a particular asset. They care about whether or not you are good candidate to lend to. Ive bought several homes and have NEVER been asked "why are you buying a multifamily now if you had a single family before?" lenders dont care. Often times we over complicate things for ourselves. lol. Make sure to share the vid if you found value in it.
