Step 1: BUILD YOUR CREDIT. This is one of those steps that you can can do NOW. If you’re watching this and you don’t already have a credit card, when you’re done with this video, watch this:

Step 2: SAVE YOUR MONEY. The reality is that you can’t invest in real estate with no money down, no income, no credit…it just doesn’t happen. So this means that in order to save money, not only will you be required to live somewhat frugally so you don’t spend everything you make, but you will need to MAKE MONEY. I know this sounds common sense, but it’s at least every day that I get people asking how they can buy real estate without having any money…it doesn’t happen.
Step 3: SHOW YOUR INCOME on a tax return. his means that you can’t just have one great month on Shopify and then expect to use that as a down payment…lenders want to see consistent, stable income before they give you a loan.
Step 4: Get prequalified. It’s as easy as going to a few major banks, having them run your credit, giving them your tax returns, bank statements, and some other minor information…and they will give you a pre-approval amount based off those numbers. You can then take that pre-approval and shop that around a few other banks, getting them to match or beat those terms.
Step 5: LOOK AT EVERYTHING IN THE MARKET YOU WANT TO BUY IN. Do your research. Find out which areas you feel are undervalued and where you feel people will be moving to. Drive around on weekends through every street and neighborhood. See every open house on a Saturday and Sunday within your price range, plus maybe a few hundred grand so you know what’s out there. The more you see, the better you’ll be able to recognize a good deal when it comes up.
Step 6: Make offers on places you feel are a good deal. Know your price, know what it’s worth, and have patience. It’s more important to get the right property at a fair price than wait years trying to find the unicorn of a deal.
Step 7: Do your inspections. I usually tell my clients to do all the inspections they can, and usually it’ll be a break even when you re-negotiate a credit with the seller. I also take it a step further and also walk two contractors through the unit who will give me a free bid on how much things cost to repair. This way, I know everything that’s “wrong” from a cosmetic standpoint and exactly how much it’ll cost to fix.
Step 8: Close on the property. In the interim here, you’ll be speaking with your lender, getting in all the information they request from you, do an appraisal on the property to make sure it’s worth what you’re paying, and you close. Once the property is yours, this is where the fun begins!
Step 9: Do minor renovations. Most people ask “where do you find your contractors?!” And my answer to this has always been Word of mouth, and yelp. Also make sure to get various bids to understand the costs associated with what you want to do, never just hire the first person.

I bought my first house at 21. It’s near a university so I rent out bedrooms there. I turned my Dining room and living room into a bedroom and added 3 bedrooms in the basement turning laundry room into a bedroom as well. Now I rent all the rooms for 4-500 each a month. Soo all my tenants pay off my mortgage utilities and make a little profit on top 👌 just some proof that this actually works 🙌

I bought my 1st home at 21 for 57k sold for 187k, 2nd home 107k and sold for 250k, 3rd 300k and sold for 589k and buyers paid all closing costs expenses etc...it is possible and very lucrative as long as all steps and details are followed.

@@AlmightyFoley worked my ass off w 2 full time jobs and extras on the weekend. Saved up 18k to put down on it and did most of the repairs myself (my father owned a construction company so i know how to drywall, paint, plumbing and a few other things). And it was mainly knowing the market and seeing that this bubble can be taken advantage for only so long. So i maximized as much as I could! But putting in the massive amnt of work to save up as much as possible was the key!

Especially because their expertise is centred on short- and long-term holdings for profit realisation and because of their distinctive research, it is nearly impossible for them to underperform, I prefer to seek the advise of financial consultants when making my daily investment decisions. My consultant and I have been investing together for a little over two years and we have already produced sizeable net profits.

@@adakkristinn My Financial Consultant is Colleen Janie Towe. I found her on a Kiyosaki interview where she was featured and reached out to her afterwards. She has since provided entry and exit points on the securities I focus on. You can run a quick online search with her name if you care for supervision. I basically follow her market moves and haven’t regretted doing so.

During step 10, one thing I would add is to spend time screening tenants! Make a google poll with some basic questions (estimated credit score, criminal record, etc) to keep you from giving 15 house tours. Being upfront about requiring background checks and credit checks has weeded out most unsuitable tenants in my experience

So in the UK this is different you want jobless tenants because welfare Guarantees there rent money paid directly to the landlord in full every month do remember when covid happened alot of job layoffs happened and alpt of rent not getting paid but if you where a welfare tenant you weren't losing rent income because its guaranteed by the government

I saved 20% and for a house and went thoroughly into investing in anything I could lay my hands on, Stocks, ETFs and other financial commodities. After compounding profits over 7 months I was $79k in profits and paid down for my first house. That was 2 years ago, now I own 3 condos

A little off topic here but Graham, buddy, let me tell you something. My whole highschool career I felt like I would never find anything or any kind of job that I would actually be interested in. I had the grades and all, but no career actually felt like it would be something that I would actually enjoy. I was thinking about going down some kind of technological path working with computers but I wasn't really motivated to do so. It wasn't until I accidentally stumbled across your videos that I realized I was actually really interested in the idea of real estate. I've always loved seeing new houses and scouting out the perfect locations as I had previously helped some family members find a good place to move to. I realized real estate is actually something I really enjoy being around, and as I'm about to enter college having just graduated highschool, I feel like real estate might actually be my calling. It has been about 3 months since I found your channel and I've done a lot of research on the career of a real estate agent and honestly it looks promising to me. I think I might actually look further into starting a path down a similar road as your's if I decide college truly isn't for me. I don't really know you and you certainly don't know me, but I think you just might be one of the biggest influences in my life and of my future. Thank you Graham, you are a real inspiration.

New Investors typically don’t realize how many offers it’s going to take to get accepted. It can take a lot of time. Find a great real estate agent to help you with this process. I just helped a client save 60k on a property by negotiating and submitting multiple offers.

Can you do a video targeted towards teens and young adults? I always feel like most of the people investing in properties are much older. What about teens who may have savings or have the option to save a lot because they live at home? They could also get their parents to co-sign.

I’m a commercial lender in a bank. This an overall good beginners guide for new RE investors. I would also recommend starting an LLC to hold the property. Most banks I know have policies to work with business entities rather than an individual.

Beautiful and well put together. Given the times, would it be better to go into into real estates or stocks. I have been confused on the better option and where and how to go about this . Can't seem to find the most appropriate and of utmost importance is also a less time intensive option.

Why not both? With the present economy, you should never forget to diversify. Do not put all your eggs in one basket. As one who has been into Real Estates for as long as I can remember, I made my first million earlier this year from stocks alone (got the assistance of a pro because I also have time constraints). I also experiment with a couple of other things. Hard to imagine that I had initially refused to try out new possibilities. Good luck.

Thanks Graham! I just want to let you know that you're video is one of the videos that came across my path to encourage me to invest on real estate. Starting back in June this year, I bought my 1st investment property, got my license in real estate, and next week I'll be closing on my 2nd property using HELOC to obtain it. You're a big inspiration and good to watch a video like this to up lifting myself when I start to have cold feet. What's your recommendation on investment book and learn more about rules and taxes? Helpful tip I thought of for Australians here (maybe for other countries), keep an actual record of tax write offs and just before the cut off points for ammendments to your tax return, add a full list of write offs, this will give you 4 years (I believe the ammendment cutoff point is) of tax returns that don't affect potential loans.

Have to agree... this video was a big slap of reality straight to my face. BiggerPockets still kind of dangles the unicorn ideas in front of everyone's faces.. and while it is possible to do none of your own money/bad credit deals, Graham's explanations in this video are a lot more practical.
