Sir I honestly feel like you are trying sell us the idea of buying an apartment rather than educating us with unbiased information. I really admire your research in general, but you have got lot of numbers wrong this time. The apartment prices in Bangalore and Mumbai are absolutely incorrect. Also sir have you considered (UnDivided land Share)UDS when talking about high rise apartments? Let's take an example. A flat in Tellapur in a high rise(30 - 35 floors) costs around 8K per sqft So, for a 2000 sqft apartment final buy price is around 1.6 cr and you get around 20 - 25 sq yards of UDS and it's worth is around 25 - 30 lakhs If you are investing 1.6 cr in an apartment, you only get 25 - 30 lakhs worth of land share The remaining 1.3 cr goes towards construction. So, the growth of the apartment price will majorly depend on cost of construction rather land price.

We are only trying to analyse what might be the better option in todays artificial market. will add the links of other cities in description- which we got from no1 portals of India. Also UDS and cost of construction are independent of each other. The video only talks about cost of construction. Please refer to the document pinned in comments - page no 9 , column no 3 of CBRE India report , where it clearly states cost of construction for above 30 floors is in the range of Rs 5061-5593. If price appreciations were to only depend on cost of construction, then prices in Mumbai should not have appreciated, where the cost of construction is almost similar to Hyderabad ( refer pinned comment document). 😊

Your comparative study of high rise gated community across cities is flawed because you have NOT taken FSI into consideration! To say it differently, Hyderabad prices are looking falsely cheaper because lot more apts are getting packed within same land area by building more towers and going much higher number of floors.

The video only speaks about cost of construction . Also, FSI and cost of construction are independent entitites. Please refer to the document pinned in comments - page no 9 , column no 3 of CBRE India report , where it clearly states cost of construction for above 30 floors is in the range of Rs 5061-5593. Hence FSI doesnt make a difference in the 'cost of construction' of the project. Infact higher number of floors might even increase the cost of construction. But FSI Ofcourse effects the density and the UDS.

​@@realtalkshyderabad9219You missing the point. Because there's no FSI restriction in Hyderabad, builders are able to provide at cheaper price is the point i am making! So, when doing comparative study across cities, u need to take same FSI into account, otherwise u are comparing apples w oranges

Question is are we comparing apples with apples , In this case FSI would impact the dynamics of whole analysis, Other wise while analysis would be biased.

So investing in plots based on announcements may be a bad idea. And 8k per sft may be justified to builders, but what matters is how many people are willing to buy it as still, many people prefer to buy a villa in the outskirts than apartments. People don't mind to travel further just to get an affordable price. Mumbai people do the same. Some people I know have sold their lands in their home town to buy an apartment in Hyderabad. Now they have huge regrets.

True. Buying in outskirts make sense , but today even the outskirts are over priced in plots, villas, lands market because of artificial spike. Will be good option though for long term after price correction.

Bro , they are saying it is an artificial spike. Especially For plots, definitely yes. Neopolis' price per acre is bid at 100 crores. A common man can't even think of it. We can't blindly invest by depending on this artificial spike.

Apt prices will decrease the most, because of decrease in land prices and over supply, the current inventory is most in Apt. it will take 2 -3 yrs to absorb this supply inventory.

Iam not convinced , Fsi average is 3 times more than cities like chennai Mumbai ,Bangalore and Pune . That's means who ever is buying at 10k persft in Hyderabad is incurring 10k*3 =30k per sft which is not at all cheap . More over Hyderabad has vast land bank and better infra so price corrections bound to happen

1. Still donot agree with current prices of Hyderabad with current Fsi volumes ,Value of apartment is based on undivided land and cost of construction . 2. Hyderabad may cross New york or honkong ,Singapore etc as per you which is good . if we start to hypnotise to that tune . We will see a major set back. Real estate should be value centric and be very much demand driven . 3. Agree on future of Hyderabad that this bound to grow with kind of overall developments happening but this is bound correct on this inflated pricing . 4. Cost of construction for 5 floor is 2200/- per sft and upto 18 floor is 3050/- and 35-45 is 3500 /- and 55 floor is 4100/-. per sft . 5. Appreciate the efforts of video very informative with stats on past growth .

Price in mokila 5 yrs back was 20-25k per yard in awm. Today it’s 85+. Your research is incorrect. I picked highest value because these transactions happened during 2017-2018 on paper in AWM.
