The storage facility I work for does the day you move in is your anniversary date every month going forward that day is when your rent is due. We also prorated on a daily basis if someone needs extra days until they move out.

I had a Friend that worked for Trachte for many years. And Company I was working for doing renewable energy facilities We ordered all of our O&M buildings from Trachte. Small world. Their modular systems make it easy for them to mobilize and assemble buildings fast and in areas that other builder may not be able to.

I got this idea from Clark Howard on renting. Offer a discount if paid before the 1st and then if not paid after the 1st is normal rent, but giving a discount sometimes makes an effort to pay early if they are getting some $$ off of there rent.
Sean keep in mind if you get a 8 1/2 ft wide enclosed you will need tow mirrors on your pickups. If you don’t have tow mirrors you can’t see around the trailer very hard to back up.
Math is off on that one. He said 23000 sq feet totaling roughly 165 units. The math you are doing is basing a unit that is 300 sq feet and tabulating it up at 165 units. 23000 sq ft/300 sq ft (10x30 unit) would equal about 76 units. So I think that means that they aren’t all the same size but a mix of different sizes throughout

I saw some handicap signs on some of the units. How did those units differ from regular units? Do they have to keep a certain percentage of units for handicapped? Great clean, open, lighter, safe facility.

You can tell he takes pride in his facility. While 2,000,000 is a big investment, if he were at 100% occupancy, I’d imagine he would gross that much the first five years but including operating cost it’ll probably take 7 years to recoup his initial investment. After that he’s got one hell of a profitable business
