That "bedroom" on the 2nd apartment is so fake. You can tell it was originally part of the living room by the way the fireplace is situated. Knock down that wall & call it what it really is - a 1 bedroom. But then the greedy landlord couldn't charge that amount that he's asking. The 1st place was better in many ways but that staircase for private roof access? View is wonderful but getting things up there would be a nightmare. Hope you're having a great weekend Cash!

@@stoneheart_raven I believe the beverage cooler is specific to wine which should be stored at a different temp than you’re meats cheeses and veg. It also adds a bit of charm to an apartment with drawbacks like the lack of windows that allow sunlight to pass and being on the first floor. Plus, did you see how small the beverage cooler was? If it were just storage you’d likely not get much in that space.

The apartment with the fireplace is a con job. Part of the living room became an illegal bedroom. For $4,900, I would look elsewhere.

Nope to both, too many bedrooms squeezed into what could be great apartments. Also the second bathroom has that hideous tile that must be cheap because its in lots of apartments and is it legal to have an inward opening shower- here at least its against code because if someone passes out u can't get to them but then we have free healthcare too so what do we know.

That's a big NO for me Cash. Both apartments have too small of a kitchen, the common area not big enough, especially in the 1st apt and of course the stairs of death to the roof deck lol. The 2nd apartment is too dark and that 2nd "bedroom" is sus. The landlord is just being greedy. Make it a one bedroom so the fireplace doesn't look weird. Also, I've never heard of a penthouse that's a walk up? On the 7th floor? Don't need a gym membership if you live there lol.

If I had no other choice, I'd take the 2nd but the wall beside the fireplace needs to go. Also you mentioned less restaurants in the vicinity & yet the kitchen barely exists... such a deal breaker lol. Still better than a walk up though.

Then dont heat as long as day temprature is not below 0°C or whatever that would be in °f I live in germany so similar climate to ny city and it works fine. I just wear som ething warm Only turn the heat on if inside is beneath 16°C wich it never is becouse tv, pc and cooking all heats up the flat/apartment And i never heat it up more then to 20 Dry hot heater air is poision for your airways anyway

I would pick the first. Window, or/and a "balcony"/out space is my nesseseary's. Rooms with now pissibimity to look out, even out in a brick wall, is a must. Daylight,must have it 🤪

I liked the second apartment much better. The fireplace saved it along with its location. But, the rooms are small. The $7500/month penthouse would be a no go for me. Paying that type of money for no elevator? And, it's on the 7th floor? No, ma'am. No, sir. Those rooms are small too.

I like the first apartment….it has the most potential. The summer time/spring; you can have roof parties🥰with your 3-4 friends. I love it. One thing for sure, after walking up all the steps and walking up the steep roof steps, your legs are definitely gonna be in shape!! Lol

I went back in time to view this video. I'm in 2023. I notice one major difference in Cash's vids from a year ago. More seriousness, less music and non -stop talking. Altho it was great to see Violet again, he now in 2023 seems more relaxed, funnier and the music is fantastically cool. The rents were cheaper than a year ago. Which is unsettling re the future for new yorkers: glad I'm in the free state of Florida where sunshine and no -state taxes reign supreme. I've been very blessed. OK it's back to the future. The best thing about 2022 is I discovered Cash Jordan videos. Not just saying that .....peace out!!

I would totally expect a bigger kitchen for that price point on the "penthouse." Second apartment, the fireplace is cool, but that wall next to it needs to be knocked down so the fireplace is centered in the room. Love the brick wall! :) Happy Sunday.

Nope, such a small kitchen for a 4-bed apartment? Also, a killer staircase to the terrace. Ground floor apartment is too dark and I don't like rooms without windows. Laughed so hard when you said the "fire-place" tools could be used as weapons! I won't call the top floor a penthouse - it's a top floor apartment and that's it! Had another burst of laughter when you navigated those stairs Cash - your sense of humor is on a penthouse level!

I had the same thought about that 4 bedroom apartment, and it's pretty expensive, so not many would be able to afford to use the additional bedrooms as office space. That rooftop was pretty amazing, but then - how would you get a grill, furniture or anything else up there? Overall, I liked that apartment the best of the 2, all that natural light would be a bonus. I didn't think you could legally call rooms bedrooms if there's no window - but maybe that's just in the case in my state of residence. The camera not focusing was making it really difficult to get a feel for anything before Cash moved on.

I'm not that keen on either apartment. We aren't told the distance to the subway, so I'd anticipate the worst. They do, however, both have in-unit laundry. The first one is, perhaps, five flights up. The bedrooms are minimum size as is the kitchen. The ladder-steps to the rooftop deck are only for the young and sober, not advisable for rooftop parties. The second one is legally just one bedroom, and the only light is from the street-facing windows. The kitchen is truly compact. I don't think that the price is justified for either one.

@@georgiasmith7615 "Not that far" is relative. Usually Cash shows us the address and often the walking distance to the subway, and when a rental agent omits information there's usually a reason.

It's easy to find the distance to the subway, for the 2nd apt, as Google is your friend. I looked up the Cambodian mission - it's at 327 East 58th Street and Google Maps will give you the distance to the subway. It's 4/10 of a mile to the Lexington Ave at 53rd St. station and about a half mile to Lexington Ave at 63rd St. When the 2nd Avenue Subway is finished, it will be closer.

Bob, west midtown, the E and the C stop on 8th and 50th street. For east midtown, the 456 are on Lexington and 59th, the NR have and Exit on 3rd avenue and 60th, also the M and E on 53 and lex (there’s an exit on 3rd). In addition, both neighborhoods have excellent bus service.

Another great video Cash and always a pleasure to catch a glimpse of the adorable Violet 💜 I really love your videos and if you ever give up Real Estate I would happily watch you review food, restaurants, parks, shops, car parks, phone boxes, ladders….. anything! Your vlogging style is one of the best on RU-vid imo, as I love watching a real person living their real life 🥰👍🏼 Edit: 1st apartment is gorgeous! I would line 2/3’s of the wall up the stairs to the roof access with slim bookshelves as it would make an incredible library wall. But then I’m a bibliophile so for me every apartment come with the question ‘…and where can I put my 2000 books…?’ Second apartment is very curious…. Room with no window? Is that allowed in New York?

Yuck. Perfectly lovely units with decent sized rooms chopped up to make more bedrooms. The first one a walkup with a crazy high rent, and the second one another chop job, with a wall right up against the fireplace. Great way to start a building fire.

New York is great but the apartments with interior views are so depressing. Tenements that have been remodeled over the last 100 years. It really makes me wonder sometimes what the original floorplans were for those older buildings. I'm probably going to get slammed for calling it depressing, and I'm sorry but you couldn't tell if it was day or night when the video was filmed. Cash's office is the same way. Permanent gloom. I like the first apartment better but I had a question about it. Why didn't they bring the area across farther from the stair and make a loft area? They could have fit another bedroom even though it would have blocked some of the light from the skylights.

I wonder if Landlords and Agents read the comments of the Cash Jordan videos? I just finished re-watching this video and am even less enamored with what is called the "Penthouse". One can see from the paper on the floor that 3 of those "bedrooms" can only accommodate a twin sized bed. Are you kidding me? For $7500/month? The last "bedroom" appears as if it can only accommodate a full-sized bed and even that would be tight fit. 7 floors and no elevator? Imagine carrying 2 bags of groceries (not unreasonable) up those flights! What sane person would want to walk down 7 flights and then back up when collecting a food delivery? That's an apartment akin to an aerie. Once you're up there you're not coming back down until the next day! Just awful!

For the prices (they must getting back to 'normal') I'm not all that excited about either. The bedrooms were the issue for the most part the ones in the first apartment were way too small (maybe it is just how it looked on camera) I had difficulty figuring out how a twin bed would fit. The second had a'bedroom without a window...no thanks. Also for a 'penthouse' and $7500 I would expect an elevator.

'Anything' is possible as long as you can get it up those steep stairs (actually it's more of a ladder) to the rooftop deck. About that 2nd apartment....I guess the landlord figured the unit would be worth more as a two bedroom. It's okay to have an off centered fireplace. It is NOT safe to have a wall that close (adjacent) to a working fireplace without a proper surround. I'd say it would fail a fire inspection.

If I was the owner, I will remove the wall of the living room, +a dining room. That bedroom is too small without a window. 4150 may be hard for rental but one bedroom of rental 3700 may be possible.

I'm curious Mr. Cash. You always talk about putting beds in corners. Maybe that's a NY thing, but as an interior designer, I can tell you it doesn't work well. The bed is hard to change, if two people sleep in that bed then they end up crawling over each other to get out. A single bed is the only way that works. So tell me, is that just a NY thing?

It’s a small space thing I live in Baltimore City and I have always put my bed in the corner yes it sucks changing the sheets but it’s the only way to fit a dresser in the room as well

I really liked the first one. You could have a gallery up the stairs and a library in one of those narrow rooms. But then I've never lived in NYC, so I probably can't see it the same way as someone in the know.

In the 2nd place I would just use that room without the window as a office and use the back facing room as the bedroom (So I would use it as a 1 bedroom with an office.)

I feel I’ve seen so many of your apartment videos that they’re all starting to look the same haha. That closet is in such an odd shaped angle. I wouldn’t mind the bathroom though the marble is a nice touch and if you hate it you can just go to Home Depot and remode

Good Morning All, I love the first apartment that you're calling a Penthouse; although I've never seen one without a elevator until now. But once you've navigated the stairs, it's all good. Love the Floorplan, washer/dryer in unit, modern kitchenette & bathrooms. The large private roof deck is what sold me on this living space. Absolutely Fabulous!

@@Chrisb8s I wouldn't stop at adding a barbecue grill. I would talk to the landlord about adding a jacuzzi & bar with refrigerator. I would cover all of the cost & ask the landlord to facilitate the add ons. The additions would add value to his property and I could fully enjoy living in a Penthouse.

Those ACs are ancient which means they’re probably very loud and noisy. And the Victorian trim on windows and doors does not go with the look of the apartment!

Actually adore the second apartment. Nice quaint area of the city. If I were single..ready to mingle, I’d take this hands down. Nothing beats a NEW apartment in NYC. You mos def nailed this one ❤️

I don't like this apartment at all. The best part is the roof deck, but that's where it ends. The kitchen is small with no area for a dining table. The living room is really small and awkward due to the location of the kitchen. Four bedrooms that are small and oddly shaped. No way, this apartment is terrible. The second apartment isn't much better. The fireplace is smashed up against the wall which would make it hard to take advantage of. The kitchen is small and the common area would have to double as a dining room. This apartment gets 1/2 star, the first apartment gets no stars.

Both are a wash for me. The lack of sunlight for the bedrooms in the 2nd place is a bummer and forces you to use electricity. But I like the living room space better than the first apartment. I would be torn on if that very tiny living room/dining space in the 1st apartment was worth it for that rooftop view. I like the sunny bedrooms though, so...maybe?

The roof access at the top of the stairs is the art gallery and hanging mobile observation deck. That blue tape might be suggested sleeping bag zones for temporary roommates.

For the 2nd apartment, to make it legal, the wall needs to come down. That's why the fireplace is so close. Also, I think that wall might be illegal because of the heat from the fireplace could spark it. People be stupid... 1st apartment? Not bad, but it sucks that it's on the top floor WITH NO ELEVATOR!!!! AND THEY DARE TO CALL IT A PENTHOUSE?!? Sorry, Dude. But a hard NO on both.

I love ALL of the funky, lil apartments you find. PS- Tattoos aren't the worst thing kids could do and society's attitude is changing so they will not be the hinderence tats were of yesteryear.

That first apartment was a big nope for me. No elevator and those steps were too steep going to the roof deck. The second one not so bad but everything was too expensive for what you get.

Last place would be good as a one bedroom. i would feel claustrofobic in a room with no windows, believe me, i spent 2 months renting one in lisbon

The room without a valid window would be called a "den" in some states. It could still be used as a bedroom though, just listed as a den.

A “penthouse”?!?! Nope. Top floor apartment, not a penthouse. (To me, anyway) I’d rent the 2nd one before I’d even think about the 1st one.

Judging by the wood floors in that apartment I bet that building was absolutely stunning when it was first built. They did a pretty good job of modernizing it. It just needs mini split AC instead of the window units.

That apparent cost more than double than I rent out my 3,000 sf 5 bed 3 bath full acer horse property in Southern California house that is about 20 min freeway drive from the Pasific Ocean.

If I had to bet, I’d say that penthouse is owned by one of the landlords I had when I lived in NYC! He does amazing remodels. And that is his aesthetic to a T… colors, appliances, cabinets, the exposed brick, the skylights, those stairs… is his name Peter? If so, he is an amazing landlord and overall sweetheart!
