One thing flippers do to brighten up a bathroom for a low cost is: just repainting all the tile white and reglazing the tub. It could be a low cost temporary fix for you!

Keep in mind, closets are valuable, especially your only linen closet in your guest bath. Think twice before knocking it down. If you can come up with a structural storage plan to store towels and linens, then it’s ok to knock it down. Closets are great for resale value, think down the road not just now.

You want to check that attic and make sure there’s no main pipes going through the attic because they need access if anything happens.

Find you a good reasonable contractor for the things you can’t do, build a relationship.

The bedroom/office is a formal dining room I think. Most old houses has two dining room. One formal and one un-formal

The accordion door should be replaced as a wall. So you can wrap the cabinets around. It will give you more space

I love the terracotta tiles in the sunroom but everyone has different tastes. I'd also keep the brick red in the living room but I prefer a mid-century modern vibe compared to farmhouse style.

I love the shutters! Don't get rid of them! If you take them down, don't throw them away! Great wall decor!!!

This is the house I was hoping you would select because of the 2 Bathrooms and the amount of space. FYI. Before you knockout any walls, make sure the wall isn't a "load bearing" wall because that part of your house will collapse. Last, go slow on the renovations and put aside some rainy day money for emergencies. I made the mistakes so you don't have to. Congratulations, so proud of you!

You should look into doing a German smear on the brick in the livingroom. You can cover or reveal as much of the brick as you want. The look of the smear is GORGEOUS especially for the Farmhouse look

The first thing you should do is change all the door locks to one key and deadbolt locks.

In the living/dining room white walls would be perfect! I agree black beams and black doors with black trims and window trim through the house would pair very nicely and provide that farmhouse look! In the guest bathroom I’d do a massive stand up shower with white marble tile and black tile on the floor.

Just a suggestion, reconsider taking out the attic fan. They are great for quickly moving fresh air through the home (you open a window in one or two rooms while it's on). Also quickly removes cooking smells, and in given the pandemic, it's a great way to quickly pull whatever air was circulating in your home out of the house after having a guest. Also quickly cools the house without running the a/c on mild summer days. Mine is a life saver. Worth the investment. Congrats on your new home. It's lovely and I'm looking forward to seeing everything you do with it. I'm very excited for you!

Because there is so much tile in the bathroom, you can get it painted instead of replacing it. But please it a professional to do it.

Congrats! So exciting! Have you thought about painting the tiles in the bathroom until you are ready to gut it? They have tile paint. You can also enamel/paint the tub and sink(everyone says it's very strong fumes, so it will take a while to air out). I can't wait to see it all happen.

Congratulations on your new home . I have 1 suggestion Close off the door to the kitchen from that bedroom or office. You already have an entrance from the hallway into that room. That would give you more wall space in your kitchen for cabnets and countertops and give you more wall space in that small bedroom or office. It would be a win/win.

The whole house is so beautiful with so much potential. For the bricks in the living room I would leave the gold part alone. Maybe with whitewash the brick or I would recommend painting the brick black or a dark gray. All of your ideas are wonderful

Just some food for thought. I don't know if you are familiar with attic fans, but a good one is an awesome thing to have!! They cool the whole house down so fast and efficiently. It just pulls all the fresh air in.....which I LOVE!!!! Also will make a big difference in having to use the AC and that will save you money! The one we had pulled so hard it literally almost stood the lightweight curtains straight out! I LOVED IT!!!! Also, a much cheaper answer to a color change on the tile in the master bath is to have a company come out and they can recoat the tile and change the color. We just had it done at our old home that we sold to my son and his fiance. The tile was tan and he wanted white. the tub was tan also. They came out and recoated it all!!! Just make sure you find a reputable company to do the job. Faaar cheaper than ripping out tile and redoing it all. Not to mention the old tile is more durable and just better in my opinion. Even if it was done in some really funky colors.....lol Soooooooo happy to see those keys in your little hand! You certainly earned it. See if there is drywall behind the paneling and take it down. I bought my first house at 25 and I had a lot of paneling and wallpaper. Take your time and do exactly what you want. I suggest not “just doing this for now” when it comes to structure because years may go by and it’s still the same. That made me hate my house later down the line, especially the paneling. I know everyone is different but don’t rush to do anything. I’m 43 and just gutted and remodeled my kitchen (single mom and life) but I’m glad I didn’t just do the small updates and wasted my money. Good luck on your updates and congratulations you seem like very beautiful person.
