Bringing you guys a FUN video this week! Come along with me as I look at 6 luxury mobile homes! These homes had me shook & the prices weren't bad either! Manufactured homes and modular homes are definitely an option for me at this time but I'm still looking at stick-built houses too!! What do you guys think?

To be fair mobiles/ manufactured and modular homes are different. Mobiles have a title like a car unless you file an affidavit of affixture and the walls have seams. Mobiles are classified as built before 1967 i believe and manufactures are anything past that point where the health codes changed. Modulars are factory built homes shipped out in pieces and built on site. Modular homes have a deed instead of a title and are seen as thr most similar to a classic stickbuilt home 😄

I live in the last house you have visited - Lulamae. I put it on 7 acres of beautiful north GA land in the mountains. It is setup on the permanent foundation. We added barn and shed on the property, it completes the farmhouse vibes. Now working on my gardens.Everything is paid off! Truly the happiest time of my life!

How does zoning work regarding putting the mobile home on the lot?

@@sjoseph1513 my home is the modular one not mobile regardless... in GA mostly if you are not in the community and you own your land you can build whatever you want. Just apply for the permit, show your plans in the county office. Of course you would need septic approval first. I am rural on my own land and I didn't have any issues.

People commenting these homes don’t go up in value BUT you’ll save money. Also some people settle down and not move once they are happy. I don’t see anything wrong with living in a nice mobile home that’s cheap and will allow you to save money. Worse comes to worse you could always buy a “real” house with all the money you saved then rent out the mobile home.

Derek Williams thing is you normally don’t own the land. I mean, the prices she’s showing here are just the structure not the land. In a trailer park you’ll have to rent the land. And if you’re not in a park, you’ll probably spend about 50k on the land.

If u don't mind owning a home that won't make any money during the selling process or your content with settling in an area and not interested in moving again (more than likely even lose money down the road during selling) then by all means a mobile home is a great purchase. Personally i would skip out on mobile homes but to each their own

I agree with these last two comments. You are better off owning a smaller home you can afford than owner a mobile home that will depreciation in value and not owning the land the home sits on. John Oliver has a great video on the mobile home industry and it’s crazy. I hope you check it out.

Hi, my husband and I just ordered our home. $74,900 for 1,699 sq ft. We're paying cash for all the extra stuff: AC, skirting, trim out, etc. And we're really happy. There's no way we were gonna pay $1,200 a month (we couldn't afford it anyways) for a "real house" with all the HOA fees, rules and regulations. We get space and privacy. They don't mess with you when you have a piece of land, whereas if you live in a neighborhood everyone is being told what to do, like that commercial from Geico lol. Later on, we can build a house and rent our mobile home or just sell it. It's all about what stage of life you're in and what works with your budget.

Also look into the Habitat For Humanity program/path to home ownership... you use 'sweat equity' to build your own home, good luck!!! I didn't qualify, great program though... my cousin qualified, her & child, live in their beautifully built (by them) home!!

Housing gone up to like $400K so mortgage is like $3K a month and rent here for a nice modern apartment is $1400-$1500 a month which isn’t enough for me because I have a personal vehicle and a work vehicle so I need the space. Mobile home fits perfect for me until I save more money and decide to have a larger family. PS the price of a $100K single family home are either raggedy homes in the hood or a multi-family home or condo where there’s no space for yourself. Your better off spending that on a mobile home at least you have your own privacy.

I've lived in mobile homes most of my life, and honestly it's not that bad. My parents have been able to pay in full, chose good homes in good neighborhoods, and continue to maintain the house. The older homes have been replaced with newer homes in my neighborhood. I still live with my parents lol but after I pay off my student loans I am considering buying a mobile home.

Me and my husband decided to buy a manufactured home, we pay the same price our friends do down the street (they live in a one bedroom apartment) for three beds two baths and a large back yard. Yeah it’s not for everyone but it’s a personal choice! Closer to the city you can’t find homes in my area under 300k & they are tiny with thousands of dollars worth of maintenance. I personally love where I live and I could care less if people who live in cramped apartment judge us for living in a manufactured home. I’ll be here with my large amount of space & privacy while they rent out their overpriced storage units. You do you! ♡

People are saying that the home loses its value fine I’ll give that. BUT if you buy a nice price of land to put it on it negates that. Plus, your saving money, which you can then use to build a house on your piece of land, if that is what you going for. Still weather you buy land or not it still a great and nice idea. I would rather have an amazing Mobil home then a small and dingy “stable” house. And CONGRATULATIONS on deciding to buy a home I am planning to do what you are doing in about a year or so. I wish you well on you home buying journey.

note: all these prices shown here are w/o lot, utilities, water, septic, elect, propane, extras, moving to home, assembling it. foundation. driveway, 8' clgs, mediocre windows, insulation, and finally you have the manufactured home stigma for resale.

As for more privacy in the bathroom, to keep with the farmhouse and a plant vibe, you can use the stretchable plant thing that’s similar to an auning that people put on their decks to add more privacy!

My favorite too. I believe it's the Lulamae from American Farmhouse. They also make the Lulabelle, which is almost the exact same floorplan, but is a 4 bed 2.5 bath with a mud room already built in and the half bath near it.

Do it! Buy it! I lived in a mobile home for 20 yrs and now I’m renting it out. Don’t worry about it going down in value. We set ours in half an acre of land and it’s actually gone up in value because of the area and piece of land we put it on.

Theres no equity in this type of home. Puchase land slap a cheap mobile up , not a luxury one and start to build. You want a home with equity so you may borrow and or make money off the home. Also make sure that homeowners insurance will cover it

Stop saying the mobile home won’t go up in value, although that may be true. The LAND you purchase to put it on will. Plus you will save an insane amount of money on interest, taxes and the sheer fact these homes are around 100K

Plus, you can tow away a manufactured home if you resell it or trade in the home. The land is less disturbed when you install a manufactured home. That means I can keep most of the woods and not clean clear the land for a building.

A mobile home is really the difference between a Mercedes and a Toyota. Both are great, it’s all about your finances. I brought a brand new mobile home in FL. I do not feel embarrassed at all. It’s been 3 years, 7 more years to go and it’s paid for. i love my home. I have no regrets.

I grew up in a newer modular home subdivision from the age of 9-21. I loved it, my bedroom was huge, it was a new construction home and the subdivision had all the amenities. Pool, park, clubhouse, lake and much more. Go for it!!

Please don’t take this the wrong way as my intent is not to throw any shade...like I promise! But, please take your time in buying your house. Don’t settle and feel like it’s a rush to become a home owner. I am in the process of buying my first home myself and felt as though I should make offers on any old house just because I wanted to be a home owner so badly...until I came to my senses and realize that this is a big commitment, don’t want to buy a home then have big regrets 3,4,5 years from now because I settled. So take your time girl, the right home will come along and you’ll just know when you walk in and say “this is it”!

You're right, in my early 20s I felt the same way but Im glad I waited until I had more money...what I recommend is getting a townhouse or a condo--a slight fixer upper that you can flip when you're older. My friend did that and I was so proud, bought a condo at 24, got engaged and sold it, made over a 20k profit and bought her house with her husband. Mobile homes rarely if EVER appreciate in value, keep that in mind!

I just bought my first mobile home at 26 years old It's huge only cost me $4500 and my lot rent will only be $500 month between me and my boyfriend that's only $250 and that's only untill I buy my own lot of land.its an amazing investment I would recommend it for anyone.

@@YoungLadyBusiness We would look on craigslist for used mobile homes being sold in New Mexico where we had just moved to. We found a couple that bought some land that had a mobile home on it that they didn't want because they already had a new one. It was beautiful inside 😍 they originally wanted $7000 but we talked them down lol..there was also places we found that sold repossessed mobile homes and sold them for as low as $8000 for 3 bedrooms. We were looking everywhere

For anyone who says that mobile homes can fall apart in storms I live in Florida in a Manufactured home over 2,000 sq ft and with the hurricanes and storms here constantly it’s standing strong 💪🏽 . Do what’s best for you beautiful!! Love these

amen I totally agree hours is here in the high desert we get the worst wind storms and rain and it's hella hot so you know what that does. Cars is still standing since 1974 it's a silvercrest. And it's spacious and it's not falling apart

Harvey destroyed most in Rockport and Port A. Now, they have where you can't have old ones. Many only got 1/3 insurance money and are living in RV or mobile homes. Now they are getting rid of the poor residents, but don't have minimum wage workers.

Mobile homes and prefabricated modular homes are basically the same thing. The difference is if you set them up on a permanent foundation (block or poured concrete) or leave them on the frame with wheels and just skirt the perimeter of the home. If you own your land, set it on a permanent foundation. If you rent a lot, keep it mobile. A modular home set on a foundation does not depreciate any more than a stick built home in my area.

If not set on a foundation and you use skirting, your personal property tax is similar to that of a vehicle. Set it on a foundation, your personal property tax will be that of a regular home

My husband and I were looking at mobile homes before we bought our house and just the thing to consider is also paying for the land, moving the home, and connecting it to sewage and electricity. But the mobile homes we looked at were gorgeous, I’m not sure how it is where your looking but when we looked they were super luxurious and the prices shown were for the base models which didn’t sit right with us

We got us a mobile home and we LOVE it, but because we are young we couldn’t qualify for a home loan but we could a mobile home and it’s been the biggest blessing. Don’t knock it till you try it. Wish you the best!

@mack I don't know the company that was helping me purchase a home didn't see the potential I had as a young client, but I'm looking for a manufactured home but I'm not planning to put a down-payment since they depreciate after a while all I'm doing is for the company to run my credit and then I will purchase it. Omg that’s my FAVORITE one! I’m also in Oklahoma and we are moving to our land soon. I’m not happy about going to the country but, the land is paid for so it makes more sense.

My boyfriend and I are actually moving our little family into a mobile home soon. We’re renting because we don’t plan on staying in the area longer than a year and it’s nice one. We didn’t want an apartment (not trying life with someone next too, on top or underneath us) and we couldn’t find a house in the neighborhoods we were looking at. Mobile homes have a negative connotation but there are a lot of them that are nicer than some apartments/ houses. Just do what’s best for you ❤️

Thank you SO MUCH for posting this!!! I live in Austin, TX and the cost of housing here has become just ridiculous. I was completely close minded when it came to these types of homes due to stigmas and stereotypes. I’m glad to see that I have been really wrong! These homes have come a very long way, and are truly worthy competition to traditional site built homes. Amazing to see the options at a fraction of the cost with loads of upgrades, even on a permanent foundation! Thanks again for posting this. No telling who else like me needed to see this! 💗💗

#7 was the brightest, most home-like of all the choices! Put a barn door to make a water closet for the toilet and some cubbies in the mud room and it would be great! That kitchen sold me, tho!

There is a difference between modular and manufactured(mobile homes). Manufactured mobile homes that are not to be set on a foundation. Modular homes are built in a factory and then are set on a foundation. Stick built and modular homes are built exactly the same and you will never be able to tell the difference the only thing that is different is the process of how they are made! Modular homes are able to be built faster because they are inside a warehouse, where the weather never affects the build and materials are always on hand which makes it cheaper because it is a wholesale! If I were you, I would buy land, get approved, and they will help design your dream house! Look up modular builders or the company you looked at! You get to pick out the finishes and they work with your budget!

My favorite is definitely the last one: Lulamae! I live in an updated mobile home as well and when I first came to take a look at them I was surprised at how nice they were because usually when you hear "mobile home" you don't really think of nice, updated, and boujee looking mobile homes. I really like the second one as well but when you showed the last one I fell in love with it when you showed the porch! SOLD. LOVE IT!!

Love the last two models!! Super cute and rustic! Nothing wrong with going with a mobile home especially for your first. I will say 119k is a little steep for a mobile home because at the end of the day that’s what it is and I want you to gain equity as that’s probably the most financially beneficial for you. I know you are excited about home buying I am excited and happy for you! But just make sure you make a sound financial investment so you can come out on top in the end! Keep searching don’t give up and always do what’s best for you! So happy for you and proud of you !

Definitely the last one. I've owned 2 manufactured homes (I'm living in one now). That last one I would snap up in a heartbeat. But I'm going to go tiny with my next house. I'm getting rid of my "stuff" and want to spend my silver years with simple living. I love your positive outlook!

I just purchased my first home. I looked for a year before we chose the house we wanted and that was a 6-month process. I can hear the excitement in your voice as you look at these cosmetically, but mobile and manufactured homes are no joke. All those fancy bells and whistles you see come with an additional price (we almost went that route with Clayton homes as well) plus you have to have 2 separate mortgages one for land and one for your home unless you go through selected lenders that do both on the mortgage. It's not worth it!! Then if your land is not perq ( the ability to have septic and water lines ran) it could cost you an additional 10K-20k. I don't know how rural your area is and how inexpensive land is where you live but for us, it was not worth the headache. Enjoy the hunt and keep doing your research, whether you are 25 or 28 when you buy...its still an accomplishment!!!

I live in one build in 97. We bought it three years ago and completely gutted it and put all new everything inside. I love it, it's so spacious. We live on an awesome property. They're actually really nice houses. Excited for you!

My favorite is the last one. I started out as a homeowner in a mobile home, then as my family grew, I had a house built and now that I'm in my retirement years, I've down sized from a house to a mobile home. It's manageable living expenses. TFS

I’m torn I loved 6 and 7.But for 7 I didn’t like the flooring,but for I loved the patio. For 6 I loved the floor but the exterior wasn’t as nice as 7. I’m impressed and shocked by these mobile homes. This makes me definitely want to look at mobile homes in the future. These houses are both beautiful.

That farm house one is the one 😍 also the third one is cute too. Sidenote: I actually just moved out of a luxury mobile home last year. A 3 bedroom 2 bathroom. It was very beautiful and I miss it lol. Alot of people are sleep on luxury mobile homes. One thing I can say from my experience living in one felt just like living in a house. I'm excited to see what you pick in the end❣️

This was eye-opening because I had no clue manufactured homes look like this. Hell a few of those master bathrooms are bigger than ours. WTH??!! (lol) All the double-wide models were really nice. Question........Does the price include relocation of the home to the land of your choosing? If not what's the cost to move it? Are you going to buy land for it or rent a space? How much will it cost to connect the utilities to the homes?

Yes! They were extremely spacious!!! Yes! The price does include delivery and hookups (plumbing/ac, etc). I would definitely buy the land !

#6 “Amelia” and #7 “Lulamae” were absolutely stunning!! I honestly could’ve taken either one of those, but if I had to chose, I would’ve picked the “Lulamae” for sure! That porch, the kitchen, and the master bed&bath were the selling points for me
