High interest rate causes house market declining, less people are buying houses. more empty comericial buildings are converted into residential condos wich results in rental declining.After covid, more people are working at home, artificial intelligence technology has eliminated many office jobs, and commercial buildings are vacant and converted into apartments.

I believe that for the market to normalize, there must be a minimum 40% decline in home prices. It is advisable that you get advice for appropriate portfolio allocation from a knowledgeable advisor if you are unsure about purchasing a home. That's how I've managed to survive for the past five years and accumulate about $1 million in investment returns.

I am 40. Raleigh, NC. I have nowhere to live. Sleeping in car looking for a safe place to permanently park car as I cannot afford expenses. Over 100,000 houseless humans in this area. Shelters are too dangerous to sleep in. Only good for cooked food, showers and laundry. It all cities need homeless car designated places to park permanently to protect car from being towed and for sleeping in.

I came from Columbus, Ohio. No housing. Waiting list over 7+ years. Apartments are trashed and overpriced. Homeless people like me head south because winters are too dangerous.

Thank you for addressing reality. I live in California and while there are homeless camps everywhere, most of the people do not look like they're from Central or South America, or even Chinese. I have said it for years, they are putting the people somewhere, theyre not living in tents, old campers or under freeways like lots of native born Americans are. And its obvious unskilled labor always stagnates or suppresses wages. It is basic supply and demand!

Great and very important topic. This is why homeless rates are the highest they have been since we started the point in time survey in 2007!! The rate for hispanic homelessness rose something like 28% in one year.

We left Hawaii for that very reason. We visit often because we have family there and see continued inflation of house prices. Some older homes are jacked up and they build another dwelling underneath, making a 2-story home "Superhouse." Regulations have been cracking down on Superhouses and young adults will continue to have a hard time getting into a house.

They are going into housing. No salary qualifies them for low income housing unlike most USA citizens. If landlords can receive 100% federal funding for immigrant housing, and keep the housing / rent market high, it is a sure bet when it comes to high profits. I met an immigrant who told me about keeping ones mouth shut as far as having any income to apply and upon any renewals.

Im from ontario Canada and ex landlord. The government totally sides with the tenant. About half of them move in, Don't pay rent and trash the place. It will take about 2 years to get them out. Meanwhile we have lots of empty homes we could rent out but we don't dare. The homlessness in this cold country is mimd boggling. It feels like the government wants this.

CA has a lot of services for the homeless and offer things like paid deposit and rental assistance well now we see overwhelming support go to undocumented individuals. So when the budget stays the same or gets smaller we have a large influx of new ppl to help there are some who will be left out unfortunately

California has a massive budget deficit, and yet I haven't seen any reports on how giving Medi-cal (Medicaid) to god knows how many millions of people has contributed. This is on top of all the other handouts they give them. 3700 detainees officially being stopped at the border. If they stop that many EVERYDAY, you know 3x or 4x are getting through... EVERYDAY!

I live near/ in Tri-Cities including West Richland and can tell you housing has been strong here since the 90’s. Never even knew about the 07-08 recession around here. We’ve hit a critical mass with numbers, don’t know if there will ever be another major down turn.

Not all Landlords want more building. Who wants to stare at a bunch of stack-and-packs, thereby taking away any beautiful scenery for all to view? Also, who wants to live around more people? How would having more people improve the quality of lives for people? I wish I were born in Switzerland, where people there aren't garbage, like people here especially in CA.

My husband keeps saying this as we are starting to look to move. That the increase in population will impact housing. My comment is they cannot afford much, and they will be renters of marginal properties. Who they will hurt is the lower middle class and the poor. That is who they will be competing with. They will not be self sufficient....they will be costing us in social programs, competing with the poor for jobs, and competing with the poor for housing.

The problem is not that there is enough housing in the U.S. but that most of the population wants to live in certain areas, primarily within 100 miles of the oceans. The center of the country is vastly underpopulated. Two things drive where people live: JOBS and Weather.

i have a paid for lot and could build up to an 8 plex but the financing and other costs are not favorable. I dont want to charge top dollar, i want to be at 80%. Turn over is an issue for me.

Great show. As a Canadian, I agree. It's a mess up here. There is some undocumented immigration but I don't think it is significant. The problem here is massive immigration and nowhere to live. There are several other factors to consider. Canada has been a great place to do business and immigrants like to come here but this is changing. Building codes are getting so tough that construction is much more expensive. There are many other aspects of business in Canada that are being affected by cost of production in Canada. Canada under the Trudeau Liberal gov't has gone off the deep end over the green agenda and this is adding to cost of production of everything. USA has the same problems coming with the IRA and other programs. I'll start following Ken and Danielle more closely and hope they keep their eye on the mess to the North.

The problem is I can’t even find anything worth investing in, even in the remaining cash flowing markets because the rents still need to go way up to make it worth it. How do you expect me to a house into the rental market if I can’t be incentivized to buy it? Rents need to go higher and prices stay the same to attract me to buy a rental to provide an additional unit for someone to live in. What happens with this?

If you stop immigration to America, the real estate will tank or look as sad as Japan currently does because of their negative population growth. Having a 20 yr career in banking and wealth management follow the migration trends, buy low sell high.

EXTRAORDINARY opportunities await! The US population is declining, and jobs that don't pay a fair / living wage still need to be filled. Bring on LEGAL immigration in a way that can be monetized! Put people to work (un-employment is insanely low), provide them with low-cost housing that most people wouldn't want, tax them, have them pay into Social Security and, hey, wait a minute - THAT'S WHAT THE COUNTRY WAS BUILT ON!! Suburbs with ultra-cheap housing, decent schools and grocery stores. The United States is essentially EMPTY - there are states that hardly have anything or anybody in them. There is SO much opportunity if we open our eyes, our hearts and and our incredible ideas to the possibilities we have RIGHT AT OUR FEET! Spend less on the military, tax corporations and re-invest in the American People!!!

What about the forecast for foreclosures? If the economy is getting worse then eventually there will be foreclosures which end up adding to supply. Also, I dont agree with you on having the government just build housing for everyone. This is not a communism country. What about letting the free market take care of that. If you lifted most of the regulations on building and the supply chain the free market would take care of the supply issue on its own and way better than if the government would do it. When have you ever known the government to do anything right or successfully with regard to providing housing. Its un American to make a statement like that ("the government should just build the housing").
