Back in the day I, too, would have loudly registered my protest at this property being ridiculously overpriced. Not anymore. If you keep using mass market rules, standards, and metrics to arrive at a rational value of this property, you'd keep getting it wrong. These properties are not offered to the mass market demographics, they are offered to a tiny moneyed elite who actively nurture their whims. So these properties are marketed in a way that tickles that whim, and once you succeed at that, sticker price becomes irrelevant.
Like anywhere, you end up using one bedroom, one dinner table and one shower. The other 90% stays unused, covered in dust over time. Not overpriced, just oversized. No one needs more than a couple of thousand sq ft, even with extremely refined standards.
