lovely house! i used to live in this area and when i first visited the house i moved into i was shocked how large it actually was. really love the garden / kitchen area and the pendent is a beautiful touch! only thing i'd say is that the pace of this video felt too fast... especially for this type of house

Definitely would have been lovely to have a longer video with longer shots that don’t need narration. Background music would be adequate so we can take in all the visual beauty.

Another winner! I want to be in it to run my fingers over the textures . . . it gives such a tactile vibe. Very Zen, which is wonderful. The brass hardware and the delicate fixtures are perfect. The garden space is awesome. Would love to see the tree growth in five years. Bravo to all who worked on this. Extra to the creative owner. How wonderful to create your own tile and design your furniture. Talk about a showpiece and show case :)

From the moment I clicked on the video I fell in love with this home it’s so relaxing to the eyes I love the simplicity in design wich I feel puts the focus on the tree and the warmth of the wood and makes us more connected to nature. I like that the tree is japanese because the apartment has an asian vibe to it like the tea pot the wood.

This has to be the best property featured on The Local Project. So inspiring. Just want to move in and live there. A proper neighbourhood and indeed a 'proper home'. Illustrates exactly what good design, materials and attention to detail can achieve. Love it!

Wow this is probably my favorite project on this channel. In fact, the base architecture of this home is probably even more challenging to work with than my own 1br flat in size and layout, which gives me hope of doing a renovation like this one day as the end result of this one is beautiful. Sometimes I like seeing the totally unobtainable mansions too to see what the limits of design are when budget is less of an issue, but I enjoy moreso watching architects come up with ideas within the constraints of more "normal" homes.

This is exactly what architechture/home design should be about! Making a home that has a plethora of stories surrounding its conception, which breathe life into the existing home. I'd much prefer this than a square plot of land that was bought for an excessive amount of money only to build a concrete box with unnecessary lavish building materials.

This is a really beautifully designed little house, or cottage. Each space has been well thought out to deliver a product that is functional, tranquil, and best of all desirable. I love the courtyard - he only change that might have made is I would most likely have planted a ginkgo tree! Would I live there? You betcha 👍😀

I love it! ..but Im a little curious.. where’s the 10 car garage, on suite, basement bar, 3 powder rooms, cantilevered pool, tiles from that one place in Japan, marble form that one place in Europe and extra 6500ft of mostly unused space??? lol! 🤷‍♂️ 🏰 Totally kidding, of course. Its just so interesting to see a home that’s modest yet still so well executed. Although I cant lie, I’ll always be a sucker for some of the palatial modern mansions on this channel. Every videos a win though, truly. Ty guys 😌🙏

Tactility and softness, texture and warmth, detail and ritual, vision and spirit, and of course… love. These things, which I often feel are missing from modern architecture, are so beautifully crafted within this space. This truly is a special house - a special home. Thank you for sharing this.

Generally a very lovely place, certainly. In my personal opinion I would've chosen a slim shelf instead of the daybed in the kitchen, maybe for nice looking plates, mugs and cups, or maybe for spices and such jars. Maybe for plants, herbs. Just seems a bit more useful to me. And I'm wondering, the plants on the second floor, couldn't that space be changed in a way that you could go out there, use it as an outdoor space?

How big is the whole property? I would love to have seen more of the bathroom and where is the fridge in the kitchen? I would need a more comfortable couch and dinning chairs to sit on. But it's a beautiful space 😍.

@@j_gate I totally agree that owners of these magnificent homes may not be comfortable to disclose the amount. But if we could get an approximate amount then we may (or may not [depending on the cost]) day dream about owning such beautiful places and call it our home; sweet home.

Just curious... won't the tree roots eventually cause the walls to be uneven as it grows bigger? Is it a particular type of japanese maple (as maple trees are predisposed to having surface roots I believe) or do they just replace the tree every few years to remove the foundation from being unsettled?

My guess is they either prune it to keep it small or have the tree grafted unto a rootstock that doesn’t get large. Not sure though.

Really liked the space, design, materials used, and the minimalism. I found the video itself a bit jarring. The editing, with it's fast cuts from one close up to another of a specific part of the space took away from the calm that the apartment itself embodied. For me, the architects/designers are to be commended, whomever did the video editing, not so much.

Beautiful home. However, how do you have a whole video describing the architecture without mentioning the Kyoto Machiya style that clearly inspired this house? Inner garden, genkan entry, wooden features throughout, etc. Japanese architecture is great, but you should give it credit at least

Is there drainage in the garden? This is beautiful but I'm wondering if it would even flood from large rainstorms?

There should be. Even in old traditional eastern homes that have inner courtyard, it would have a small drain tunnel underneath the home, taking the rainwater outside. But my concern is the height for the courtyard floor. They are traditionally sunken down below the rest of flooring level, so evenif there is a little too much rain than the drainage capacity or a blockage, it wouldn't spill outside the courtyard.

Love the house with japanese vibes and simplicity. I have to watch this video twice because the shot is too fast. It even hard for me to understand what the architect said because English is not my mother tongue so I have to read the subtitles while watching the video. Need something like this more with the slower shot.

Absolutely love this design. I wouldve loved to see a slight pop of color through the art in the kitchen, or perhaps something a little more interesting to look at. But overall this house is beautiful.

Won't the maple outgrow that space? I would also imagine that any tree of size will have a detrimental effect upon the foundation of the home, and removing it would be a nightmare.

Japanese maples have a slow growth rate and take to pruning quite easily. They tend to have a shallow root system that doesn't overwhelm a landscape (and in this case the foundation of the home). That said, this is a really tight space for that tree.

How about insects? And barriers for water drainage/damage to the surrounding floors/ wood. Personally a potential worry for me with any flash flooding and storms.

Nicely detailed but in the end what do you have? Place looks to be not much more than a place to sleep. Every space is so small. Certainly not somewhere I would want to hang out for extended periods of time. I was feeling claustrophobic watching this video. Not for me but I am sure there are people that this kind of living will work. To each his own I guess.

Love the terracotta tiles. I'm a little uneasy with the level of the courtyard garden though. In almost all traditional buildings, courtyard gardens or open courtyard is sunken down below the floor level of the rest of the house, probably to avoid storm water spilling over during heavy rain.

Looks stunning but can't help noticing the Japanese maple tree not being so happy :( Already dropping leaves and having unusual leaf formation which indicate its health is getting worsening.. it needs full sun otherwise change the tree to something thriving in the shade

A house for people who only want somewhere to sleep. Certainly not a place for someone who wants to sit comfortably reading a book. A vanity project rather than a home.

It's a house with lovely lighting and lines. It's not practical. Who is it meant for? Holiday let? Second home? Primary home? For instance, who can cook properly on those burners? You wash dishes in that tiny sink? Where do you put your personal care items when at the bathroom sink? - there's no counter top. Steep, hard (slippery in socks) stairs without a handrail? Who and what is all that storage for? No way to get out to the upper garden? How will you get that tree out when it gets too big for it's space both visually / logistically? The only person who might live there is a young person with few possessions? His/her parents would have to be quite well to do to fund their child's home in that fashion.

I dont understand having such large clear glass windows in the bathroom given the neighbors are VERY close, and have floors higher than the bathroom for ease of viewing in with no effort on their part,

I’ve been told never to put a cast iron kettle on a gas stove. It’ll rust the bottom out. You can use an electric hob though. It would be a pity to destroy a nice example like the one in the video.

is this house only one bedroom? it looks like the closet is larger than the bathroom upstairs, why not reverse those rooms and allow for a second (bed)room. the design elements are well considered but it looks very expensive for what is essentially not a practical home.

I love the space but non of the furniture looks like it was actually designed to sit on. Tiny wooden benches with no backrest? Not for me, sorry. Also don't love that there's zero entrance space. Where do you take off your shoes/jacket/umbrella? It's so beautiful though! The garden definitely gives it a calming vibe, like a little oasis. :)

This is a SUPERB home but the video editing is quite jarring. The matching length of the clips throughout the video and this consistently fitting the beat of the music makes it a little bit annoying to watch; every time I'm intrigued by a space I'm taken to another one before my curiosity is satisfied. And it keeps switching back and forth between spaces. This makes it quite hard to enjoy the home, as I cannot fully appreciate each space at once. I would strongly prefer a different editing style.
