Once again beautiful home Mike, however, not a smart move putting in vinyl flooring on the lower pool level, that’s what I would change plus adding an outdoor kitchen.
Yes to Solar PV. Add a swim spa to get laps in. Circular staircase connection to the upper & lower level lania? Out door kitchen. Maybe and elevator some day?
Gorgeous property! Love that master bathroom. Love the gorgeous splash back tile in the kitchen, and I really love the epoxy resin wood mix designs on the counter in the downstairs bar, and that kitchen table. That view is the icing on the cake. Happy Easter!
What a great looking house. I really loved that kitchen too, and the guest house, and the lanai space is awesome! Really terrific remodel they’ve done. Oh, and the views also are beautiful. The only thing I can think of that may be concerning is that front area by the drive in, it would be nice to have a retaining wall, or lava rock wall, I would worry about mud coming down from there in inclement weather, but maybe that’s not a factor in that area? Also, the huge monkey tree is gorgeous, but is it stable? Again, I don’t know much about that, but I’ve had issues with tree roots on property before and large tress are expensive to deal with. Coming from California, mud slides scare me, lol!
Beautiful house, Mike. The "mahogany" wood is probably sapele, which is African mahogany. I was surprised to see the kitchen (and ohana) gas stoves with no vents. I that allowed? Mahalo.....

Was that a fingerprint lock mechanism on the the front door? Cool! The polished Labradorite backsplash was gorgeous, but some people might find it too much.
Fantastic home! I must ask was it planned to do the shoot on a day there was a cruise ship moored? That kitchen really makes the house. I don’t think I have seen a kitchen like that in such a great priced home.

Hi Mike, your efforts are brilliant in capturing the various aspects of the property. One suggestion- when it's worth is in millions, the viewers should be made aware of the risk assessment of the property due to natural causes like, landslides, tidal waves, thunderstorms, flash floods..since Hawaii is prone to such natural events.
Every place has risks- blizzards, hurricanes, earthquakes, wild fires, tornadoes, etc. As for Hawaii, I have not really seen landslides. We don't really have thunderstorms, maybe one every 2 years. Flash floods- sure if you live on a stream, but you'd know that due to the stream. Tsunami- that's for oceanfront properties, and literally everyone knows about that.
