This townhouse is really cosy. I like, that the rooms aren't that big, it just gives a "Home-feeling". I really had to laugh about the "backyard", but hey, you gotta sell it somehow...😄
While I can appreciate that this is a beautifully done renovation and if I like a "modern style," this would be perfect, but I would prefer a well-renovated townhouse that kept and honored the original architectural features. I do love the 5th floor library with the deck.
Beautiful house. The fragile-looking glass door facing the street gives me palpitations - first thing I'd do is close it off. There's no way someone's buying a $13M townhouse to rent out the guest bedroom and that's what that door looks like it's in service of
I agree. I love the light it lets in, but would replace it with a metal grid window (and a solid metal door if an egress site was mandated. I'm not so sure about the door in the bedroom across the way either. Maybe they are made of bulletproof glass making them very difficult to break.
@@rorymilsom1491 I'm sure they would. But unless you post a security guard at both doors 24/7, someone smashing in a glass door and setting off an alarm could do a lot of damage to a sleeping individual in the bed before a guard or police could respond.
Gotta admit, too cold and too much like an art museum for me, *but*, oh my gosh, that living wall is amazing!! I would spend all my time in that space and in the fantastic top floor library.
Nice home with some neat features, like the living wall and the library. Overall thought it was too minimalist and relied too heavily on the marble everywhere. Would have been nice if they would have kept more of the classic NY feel in places/pieces other than just the original stonework for a couple of the fireplaces.

This is actually an affordable townhouse if you compare it to the other townhouse prices. Not saying I would ever be able to afford someting like this, but still... It's stunning
Would I call this townhouse home? Yes and no... I felt like the bedroom downstairs was very easy to break into. But then you got to the library room and I was sold.
Let's hope the door is anti-kick with shatter-proof glass so only way in is a gunshot to the window to break it but it will be heard by thousands of people.

Love it but I had to laugh at the New York, 'Nice little outdoor space', complete with razor wire. I mean, the streetside down bed had just a glass door with white curtains that you can see the inside of at night, but the back is like Folsom.
That top floor though 😳 I would add some comfy furniture there to make it the main hangout spot, surrounded by a massive library. Great find Erik! the art in this house is so on point. Love the contrast between the dark/foreboding paintings against the anime head and big pink piece in the gallery floor!
It’s a stunning house but I think the bedroom layout is strange. If I have small kids, I don’t want their bedrooms in the basement while I’m on the owners floor three levels up. And when they’re teenagers there is no way in hell I’m letting them just walk right out of the bedrooms to the street! Teenagers are supposed to SNEAK out 😂 Anyway, just wish the bedroom floors were together if it’s supposed to be a family space.
This is one of the few townhouses in the city that is actually tasteful and worth its price. I can tell that the designers really pushed the boundaries of its limitations. Love the ceiling heights, the arts and the selection of furniture. Absolutely love the minimal fireplace in the primary bedroom.
I'm not the biggest fan of the design but the layout is completely perfect. The way the space was thought through and utilized to the maximum but still gives you an amazing spacious feeling is just GENIUS for a NYC townhouse.
The whole thing looks like either a marble outlet or Ikea dorm room. They spent a lot of money to achieve nothing. The only things beautiful are the original fireplaces, chandeliers and the front door
@@kateuju3511 The chandeliers were one of the things I didn't like about the decor. The room off the kitchen with the plant wall is a nice idea, but needs to be at least twice the size to be a comfortable place to have breakfast. As others have said, I'd want something a lot more secure than a glass door for the link between the bedroom and the street.
Definitely enjoy watching these types of properties. Unique but highly functional design with an elegance that symbolizes high-class New York. Looking forward to more videos!

What are the taxes on this property?, Sophisticated property?. I might understand how it became sophisticated with all that marble. $13,500,000!!, too narrow. The courtyard, one sentence came to mind. Put the lotion in the basket. Beautifully renovated. Love the fireplaces, and the Library. It needs a pool. Then maybe worth $8,000,000
OHHHHH!!!!!! What a beautiful townhouse!!!!! The only thing I dont like is marble in living rooms. Kitchen and bathrooms with Carrara marble is enough.
Definitely not my taste... Reminds of a line from Absolutely Fabulous when Edina says how she paid a lot of money for horrid art and Patsy says, "Well then it's fabulous..." 😄 Only attractive because it's for the rich... 😄

just from entering you know this ain't suitable for families, imagine a kid running into that marble slab?!?!? also, a door in your bedroom that leads to the street?? are they fokkin crazy? the number of creeps that will knock on that door or peep through it at nighttime.
Nice elegant sophistication except for the clumsy stove (induction all the way) but it has no windows nor access to the outside. It's just not 13 million except for the prison elect.

This place has a lot of mistakes. It’s awful overall. From the paint to thr furniture to the echoes to the stuffy closet rooms. And the furniture is too sparse or old and worn out.
It's a beautiful townhouse but WHY did they rip out the original fireplaces and put in those marble towers, it's hideous and boring. I also don't understand the back of the building, WHY are the windows so small in the kitchen and living room. Townhouses only get light from two sides so you have to utilize that.

Very modern townhouse with clean-line design. I like the different styles of the six fireplaces giving each one its unique character. The top terrace is very nice with the open library. I would spend of the time on that floor. The bathroom door with the marble surface is extraordinary. I would change the front glass entrance door to the bedroom. If you can find a nice townhouse in Queens, it would be awesome.
