My ex husband is a commercial real estate developer. He told me 2 years ago the crash will be way worse then the Great Depression. He told me the numbers are terrifying. He is currently out of work due to the collapse most don’t see.

Dan let me aprise you of another major problem we're facing. I'm a hospice patient, and my body is rejecting food. My appetite had simply gone away. There is a highly beneficial appetite increasing medicine (sorry, I don't remember the name). Walmart pharmacy called me to say that the prescription that was called in was unavailable. Several hospice nurses made calls trying to see which pharmacy had it, none did. In fact, further efforts lead them to find out it will not be available until JAN 2025!!! The quagmire we're in is attacking us from ALL sides!

I live in the Nashville area and every major bank in my area has a negative outlook classification ; Simmons, Pinnacle, Regions, First Horizons. 3 of these banks have huge buildings in downtown Nashville so I am holding cash and silver because everything else is too risky

Well, wait a minute. A landlord purchased a home in my area. Beautiful Home, homeowner passed away. So he goes and tidy up anything that needs to be tidied up, not much. He rents it out one of the family members. All goes well for about two years. Then the pandemic hits!😮 and our government says you can’t kick the tenants out! They end up milking out not paying rent for over eight months! So he never runs it out again after that and now here it is a big eyesore , rotting away. We’ve went on the city website and checked out the statistics of the home and found out this landlord filed bankruptcy on that house several times and he still owns it! And about 2 to 3 times a year he’ll go down and pull in the driveway and sit there for a while and then pull out and leave doesn’t even go inside. Doesn’t even get out of his vehicle! But he still owns it and he didn’t do it to us many many many many many many many many many other rentals that he owns. The property is valuable because of location and that’s what he cares about. But he pays taxes on that property and the taxes on that property are running about 1400 a yr. Well, if you’re an investor or you wanna pick up on something and you can do something like sell your home at the highest price right now, go sit in your RV for a while and when all of this hits the dust you can pick you up two or three houses And rent them out. There’s a whole lot that goes with renting these days. I’ll give you an example a lawyer owned many many rental homes in an area in Michigan and now that the prices are the highest for the homes he sold them all! Not only you’ll ever get out right now before crash, but he doesn’t have to deal with the crash he doesn’t have to deal with the government saying OK. These people can stay in their rent free while you pay all the taxes, utilities, and everything on this house for the next two years ! Like during the pandemic, and by the way him and many others got “corked”, oh what I mean😅 are these people that a lot were allowed to stay in that rentals and not pay anything, basically live as a “legal squatter”! But there’s always money to be made during hard times.

Dan, my Arithmetic is pretty good. I never see 'RED' my 'financial ledger' month end. Living within my means. I take 33% out the bank as cash, every month. Knowing exactly, when to tighten the belt, is crucial to success.

It also has the smaller 17" wheels for best gas mileage. All other models have 19" wheels slightly lower gas mileage. Paid $36,928 included tax, title. I read the average new vehicle is $48,500. I wanted a vehicle under $40K.

Local banks reduced service down to a very bad level. Suddenly the staff were unprofessional, then the ATM's never working, then they closed most days of the week. Now im not sure if they still exist because i would never bother even going there.

It should be illegal to loan more than you have.

We have two small commercial buildings in a blue county. When people are in there not paying, we still pay the water, the trash, and the landscaping. During covid, I begged these Azz hats to just pay the expenses like 500 a month, and they did not. The county closed the eviction courts so you had to sue with cause, which is costlier and more complicated. I will never own real estate in a blue county afain. The property tax went on also and increased 7000 that year.

I bought a couple properties back in 2012,they quadrupled in price, I was going to sell them but I don't want to put it in the bank,I guess I'll stick it under the mattress..

I have noticed banks are not loaning any money, the fees and interest rates are insane. I have a million dollar ranch with zero debt, 800+ credit score , and the offers I get are insulting. I'm not getting any new equipment , I can see where the manufactures of equipment have to finance their products in order to sale anything. Any bank worth 9 billion and has 50 billion in defaulting loans is simplify bankrupt. They can not resale those commercial building and there is no one capable of paying rent, interest, property taxes or insurance. They are so screwed.

I read the report you posted from the Florida university. It said that the "average" debt/equity ratio was about 124% (if I remember correctly) for commercial loans at banks. Do you know whether that "average" is considered "reasonable" by financial gurus? Your example of homeownership didn't make sense to me. If I buy a $500K home and put down $100K (20%) but have little money left over, that means that my "personal exposure" is 500% as well. But isn't that considered to be "typical" for a homeowner? (Remember, when you buy a home, you have no equity at first, other than your downpayment.) So 500% is debt/equity ratio is unacceptable for a bank but is acceptable for a private individual?

I read the story regarding banks a CMBS. I tried to access the other banks but the page came up “404 Page Does Not Exist”. The story lists the 2 banks but access to the rest I at least cannot access. May Dan can consult and make that happen. 😎💯
