Hi, I’m John Schultz, owner of JDS Home Inspection Services in Denver, Colorado. Your home inspector or real estate agent may have asked you if you’d like to have a sewer scope inspection performed on your prospective home. It may seem like an additional expense, but I highly recommend having one done. Your sewer scope inspection is going to check for any damage to the sewer line caused by age, soil expansion, or misuse. Clogged sewer lines can lead to slow draining sinks and tubs, leaks in the drain line, overflowing toilets, water damage, and even flooded basements. Repairs to a sewer line can run $250-300 per foot so it’s important to have a sewer scope before you buy and potentially avoid thousands of dollars in repairs. Your home’s sewer line runs underground, from the home’s plumbing system, through the yard, and out to the street. Depths vary, but in Colorado it’s typically eight to twelve feet. Under the street, your sewer line meets up with the city line, which generally runs down the middle of the street. When you buy a home, you also buy everything out to this city line. Septic systems have a similar line, however they don’t connect to a city sewer. If you have one of these, it’s best to have the entire system inspected by a contractor specializing in septic systems. A septic line scope should be included with that. A sewer scope inspection is a simple process that only takes a few minutes. A trained professional runs a camera from the home down the sewer line to the city tap. They’ll identify the material the line is made of and look for any cracks, root penetration, blockages, deflections, or other damage to the line. But don’t worry, not all issues require expensive repairs or digging up the line. A sewer-cleaning contractor can often clear blockages, remove scaling, channeling, or oil buildup, and even penetrating root growth. Minor cracks or deflections can be solved by relining the sewer line with a spray-on application or by inflating a lining into the interior of the pipe. This is called trenchless repair and may be more cost effective depending on the issues affecting your line. Talk with your sewer scope technician about any issues found in your sewer line as well as the best ways to address them. Warning signs can include backflow into your drains or toilets, especially those on the lower level of the home, depressions in the soil surface, or settlement of any sidewalks or driveways near the sewer line. A sewer cleaning should be performed as part of regular home maintenance every one to three years, especially on older homes with clay or cast iron pipes. Once you know that your sewer line is in good working order, be sure to take care of it. Remember, anything that goes down the drain goes into this line. Avoid using your kitchen disposal like a trash can. Fruit and vegetable skins, coffee grounds, and eggshells easily clog up sewer lines. Cooking oils and grease can build up on the interior of the line restricting flow. All of these are better disposed of in the trash. In the bathroom, despite what the label may say, flushable wipes should never be flushed down the toilet. These absorb fats and oils in the sewer line and grow into slimy mountains those in the sewer industry affectionately call “fatbergs.” They can damage your entire line and cost you a small fortune to remove. Also avoid flushing baby wipes, feminine hygiene products, diapers, and condoms. With the cost of repairs being so high, it’s important to know the state of the sewer line before you buy. I would still recommend a Sewer Scope even on a new build. Remember, a construction site is a flurry of activity with a lot of various contractors coming in and out and sometimes accidents happen. I inspected a new build just last year that had a huge dip in the sewer line because when the home was being built the landscaping contractor dumped 20 tons of landscaping rock in the side yard not realizing that the sewer line was directly beneath that area. I've seen it also when large boulders were used in landscaping.

When I bought my new build home, I don’t recall if the inspector recommended or not, but none was done. A few months later, the downstairs powder room line clogged. The builder, Richmond American, said it was my problem. I hired a plumber and he pulled out a cloth, nails and wood building debris. Richmond American refused to pay for the plumber. Good idea to scope the pipes no matter if new or not.

@@joelgamino5115 Anything to maybe help folks not make a costly mistake. (I also should have mentioned that two neighbors in the same development had main drain issues. One had a cracked pipe and this cost him $ 4000.00. (Definitely ripped off by the plumbing company) It was probably cracked when installed, but it took several years to be a problem.

I had a friend build a new house. First load of laundry flooded the laundry room. Turned out the concrete guys pouring the foundation stepped on the plumbing and broke it. They had to tunnel under house to fix it.

Absolutely, I just uploaded a video on Inspections for New Builds. I've personally inspected new builds that had sewer line issues because the landscaper came in and had muti-ton boulders and 20 tons of landscaping rock dumped right over the Sewer line. The result was a big belly in the line that was restricting flow. These issues still fell under the builders warranty thankfully but if that had expired it would have been the homeowners responsibility to fix.
