He offered to reduce the rent to keep her as a tenant and then 2 years later claims it was a loan, what a sneaky piece of sh1t. And if he was so angry about the doors how come she was able to take photos just a few days before coming to court, meaning he hasn't changed the doors, so apparently his new tenant, isn't objecting, so the money to repair the doors will go straight in his pocket...

Judge Milian needs to give Judge Mathis a lesson on ruling based on the law not how you’re feeling that day 😂

I had a landlord that didn't raise my rent for 10 years. I'm handy and was always improving the house year after years. My Wife was a clean freak, to the point it was OCD.

When I rented apartments before marrying and after I was married. I got all my deposits back 100 % of it. I had good landlords. But I kept the places I lived as if they were what I owned. We have our own home ( now no rent and it's pd for. ) but we're seniors now. Rent has gone up so high. I don't see how people can afford it plus everything on top of that. I can remember my parents paying 35 $ amonth for a 2 bedroom. And looked for a 25 to 30 $ rent. LOL Old is blissful and blessed

Judges are to rule on cases by the laws in that particular state and not according to what their personal feelings about the case are!

Cold & Callous ….. love it . At her position I don’t blame her . Otherwise every idiot is going to play the sympathy card in court , and get their way . The colder , the better . The more cut and dry , the better . It makes you think rationally when emotions aren’t involved . They are not her family for her to be sympathetic to . They are just everyday litigants , coming to court , for her to solve their problems .

The doors make sense - cutting holes in the doors does compromise the integrity of the doors.

Both people seem nice. It is a amusing to see a defendant walk in smiling and then get railed on by the judge. The landlord hands out a handwritten ledger but no copies of checks. Amazing how unprepared these people are

Isn't the judge the one who is always saying " get a piece of toilet paper and a crayon and get it in writing" and the defendant brought his evidence in writing with pen on a piece of paper but she was telling him that wasn't the right way and won't accept it ????

JM is 100% wrong on the late fees! Every other case where the landlord tried to claim old late fees that were never paid, she always said if you go that long without enforcing/collecting then it becomes void! Yet here she did the opposite of ALL of her other rulings! She should have been reprimanded by the bar for that! You can't rule differently than all your previous cases simply bc you're a landlord and sympathize with other landlords.

I learned something new. It never occurred to me to ask for a reduction in rent due to a change in finances.

As a land lord he didn't deserve late fees... every month an invoice should be issued and if a late fee is owed its should be listed on the invoice

RENT $1690.00 What is going on in this world. THAT IS ROBBERY. My 2'nd apt in a great neighborhood in Connecticut, was 2 bedroom, $125. a month, no security fee, in the '70's.

Got to love tenants.... they destroy property, they bring in animals. the plaintiff in this case cut a doggy door in the door of the house. Tenants need to learn the property they're living in is not theirs it is owned by another person

AS USUAL MILIAN DOES NOT KNOW THE LAW, IF A LATE FEE IS NOT COLLECTED THEN IT IS WAIVED. A REDUCED RENT IS CALLED A "PREFERENTIAL RENT" IN NYC LANDLORDS WOULD CHEAT TENANTS WITH A LOWER RENT TO GET PEOPLE TO TAKE AN APARTMENT THE 1ST YEAR. THEN RAISE THE RENT THE SECOND YEAR + THE FIRST YEARS RENT. IN 2019 THAT WAS OUTLAWED IN NYC. LATE FEES ARE WAIVED IF THEY ARE NOT COLLECTED.

I understand business/rep's of business not wanting to use last names, but I would be wary of a landlord not wanting to use their last name. And, why would it matter. YOU'RE ON NATIONAL TELEVISION!

Judge should not charge her late fees, since he never took it before when it happened he gave gift and she has not allowed this on previous cases.

They had a written contract. I thought a written contract couldn't be modified with a verbal contract, it needs to be modified with another written contract that did not exist. I think she shouldn't have received the rent back. She owed it.

The judge saying I need bank evidence not just writing on a piece of paper but previously when someone's made a payment for something with no evidence of receipt she's told them to just write it down that's all you need just write what you paid on a scrap of paper.

I love the peoples court- i love judge M however i get confused bc ive watched so so many of these episodes and ive heard her say to the people “u need to have evidence a receipt- even if its just on paper- grab a piece if toilet paper and a crayon and write it out so that you have proof” but then i also see on multiple episodes where the plaintiff/defendant will have it written out in a note book or something to that extent- and then she will say “you know this is only your writing on a piece if paper- u dont have any legitimate receipts that can show me evidence/proof”……….so how can u say over n iver a crayon and tp will work just fine but then people will come with a notebook of receipts and its not good enough 😝 Still love the show and her and i will continue to watch it- i iust had to ask- am i the only one whose ever caught on to that? I hope not and i dont think i am-

Well the plaintiff was wrong for damages too the door. But I absolutely believe she called him and said I can't afford the rent anymore. And defendant did lower rent for her too stay. But defendant went about it the wrong way

I never truly get that - say you have an AC unit that's 10 year old, but working perfectly, but a tenant wrecks it. You might've had that AC working for another 5-10 years, but now due to someone elses negligence, have to get another unit now. The money given should be for a basic new unit, but what is the landlord supposed to do to not have any outlay of money? Search CL for an old worn AC unit? Obviously, if you had installed a new unit, you should be able to get the money to replace it proper.

His real name is probably "Joey or Tommy". But hey, the People's court is a better gig, better hours. Just look at his reactions when people have stupid responses, he's wishing he had the hammer 😂.

Should have got the rent shortfall.. The original written agreement should stand until amended in the same formality ie in writing. So that means the default position is the original rent is payable. They havea dispute on the verbal agreement re whether it was a discount or deferral of part of the rent, so the TENANT should have proof in writing if she wants to argue the actual rent amount was changed, otherwise juts go with the last written record.

I have an issue with the door. Doors cost a lot more than what she gave him.

Everyone's in here is obviously a tenant by everyon's comments. Before I became a landlord, I was a tenant for many years. To tenants it's always, the landlord is so mean and etc, and it's often not always the case. Some landlords do exactly what he did which is reduce the rent and the remaining amount they deduct it from the security deposit. I don't agree with this method. The security deposit should only be used for the apartment damages period. As a landlord, that's just too risky. The other thing about wanting to collect late fees when he never did was a sneaky move. There's something disingenuous about the landlord in this case. If you didn't ask for the late fees back then, you cannot collect it after the fact nany months after the tenant leaves. The plaintiff (tentant) is an idiot she signs a 2 year lease that she can't afford and then wants to break the lease because it no longer works for her budget. Well that's her personal problem, and the landlord shouldn't be making it his. I've been in this position twice and on both occasions I cut my losses. I rather the tenat moves out and find another tenant.

Guy isn’t running a soup kitchen. He reduced her rent , didn’t collect on late payments, let her out of the lease yet she claims he still owes her money back. So much for gratitude, but they both messed up when nothing was put in writing. She still received back more then she deserved.
