This is a review of Keller Williams Realty and if they are overrated in 2021 or not. This review is my personal opinion only and should be taken with a grain of salt. I am in no way affiliated with Keller Williams Realty but I do have my opinions about their structure, splits, and company.
Many people say, Keller Williams Realty is great for new agents and great for training but what about the things that are not so great. In this video, I talk about their profit share model, the splits at Keller Williams, and the opportunities for growth. Not to mention the fees that agents must pay to be an agent there.
When choosing a real estate brokerage, you should really do your homework to decide if that's the best real estate brokerage for you.

I'm with KW, and I love my office. Every KW office is individually owned and operated, and the office Chastin was at sounds nothing like my office. Once I cap (and I cap every year), I am at 100% commission until my year resets. I get free training, free coaching, free email, free online database, free CMS, and support. I love the people at my office, and even though many companies (including eXp) have tried to recruit me, I don't plan on leaving KW anytime soon. #SixFigureAgent

@Chris Cumbo I wish every office was honest about it... My office (I'm discovering) is different from some others, even within the same city. That's why I think it's problematic to paint every KW office with the same brush, because each one is independently owned and operated, and some are definitely better than others. (Which goes for every brokerage, really.)

Cici, if I may ask you a question, I just got my license and I'm super excited to learn the trade. There is a KW office close to me that is one of the best in my county. But meeting with the trainer/associate broker who leads the sales team, he didn't seem that wild on me (his arms were crossed and I got the vibe that he didn't like me) He offered 40/60 split, plus 6% to KW, cap of $8k...I don't mind making peanuts because of the training, but is it normal to have people take your thunder? I feel weak like I was already judged, but then again, I'm sensitive dude, and I need to develop tough skin. May I have your opinion? And I'm also interviewing other brokers too but the KW training I dig. I can do about a year, if it means I'll be learning. I've had to prove myself my whole life, shouldn't be any different now.

@@free0401 Yes, and that fee differs at each office. I'm with a Keller Williams office in Jacksonville where the fee is $45, but I'm also with a Keller Williams office in Atlanta where the fee is $95. (I'm licensed in both FL and GA.) This includes online tools (database tools, marketing/design tools, etc) and training. In both places, free training is offered every month in things like contracts, marketing, building a team, working FSBOs, etc. These are taught by top producing agents in our offices, as well as vendors like home inspectors and title companies. I actually taught a mastermind on how to make full-time money as a part-time agent (I wrote a book about it, which is why they asked me to do it). We learn from each other, which is the best type of environment, IMO.

@@babak4879 I really hate that happened. Just out of curiosity, is this guy the leader of a team within KW? It sounds like it... It doesn't sound like this is the broker of the actual office. And if it is the actual office, I would select another one. I probably wouldn't join his team. Sounds like it may not be a good fit.

KW agents in my area $102k avg. Berkshire is $91k. Coldwell $65K. Century 21 $60k. Exp Realty is $41k.... Customers love Keller Williams. Also, after you make $2Million in production you keep 100%. So, when you grow at another company you leave money on the table. The #1 producer for Berkshire Hathaway left and went to Keller Williams after working at Berkshire for 20+ years. He used to make fun of KW now it's his empowerment.

I'm with KW and I really do think that it depends on the MC. Listen, "grass is always greener on the other side". Couple of things that were shared are either not fully accurate or it was THAT particular MC. Remember that each office is different. Coaching: I have a PC Coach that I meet with every morning Mon-Friday. I can call/text with any questions and he answers. Like, really answers. I called one time on his vacation and he helped me with my first transaction. NO fee. Training: Yes, you do have some "old heads" haha but they know their stuff. They have done it all and know what speed bumps and how to avoid them. I'm ok with them being a "blackberry" they are saving me a lot of headache. Fees: Not sure who is printing now a days... Don't get a desk, work at a coffee shop/at home. There are going to be fees. Last point: Don't worry about the commission. You are new. You haven't done a deal but for some reason we all expect to earn $100,000 our first year. Get some training under your belt. Learn how to close a deal first. Build up your resume, then when you need to move on, do it. But find a place that can help build you into a better agent first. Doesn't matter if you are at 100% commission but don't know what forms to fill when you need to change the contract or don't know your contract laws and you either lose the deal or you lose your client.

I cannot tell you how much I appreciate this info and how timely it is. Im scheduled to take the Florida real estate exam next month and interviewed this month at a Keller Williams branch. I was very alarmed about all the fees but figured the training I'd get would be about square, but hearing this has given me pause. Thanks Chastin, I'm glad I found your channel👍👍👍

Currently taking the 63 hour course to get licensed. I used to work as a receptionist for KW about 4 years ago and from that alone I’m leaning pretty heavily towards joining a KW once I’m licensed. This video was very helpful for me weighing out the pros and cons. I haven’t even looked into any other brokerages but I think I might start to.

Thank you for your honest opinion and just confirmed my feelings of kW. I joined them one week before the pandemic hit and they didn’t even acknowledge me as a new agent for a whole month and I didn’t get any training because they didn’t really have anything set up for virtual and then once they did have virtual I got disconnected a lot even get to see the training. I have been disappointed since I started with them and I did actually has discouraged me from being an agent not to mention how much money they’ve taken from me I’m not even to get into that. Thank u again

@@ChastinJMiles yes and then I got a buyer finally just recently and they told me I couldn’t do it because they were looking in a 55+ community on rented land. They were really good friends so I worked for free because that is not who I am as a person which actually worked out good because I got referrals from them. I just feel like a number there.

I joined KW at the beginning of the pandemic. It felt like they were struggling to make the pivot to the virtual space. The trainings all felt really old and stale as they comfortably rested on their ‘tried and true’ methods. Zero enthusiasm, contrived at best. When I announced I was moving to eXp their hubris made me sick to my stomach. Not that I was expecting them to be happy or encouraging or anything. Cap was 24k, I never once met the PB, my productivity coach wasn’t the most helpful and clearly had their favorites, I found myself searching RU-vid for answers and desk fees made no sense as we weren’t even allowed to go there under lockdown rules. This was just my experience at my particular market center.

I like a lot about KW, lots of good training, but honestly, I don't want to have to go into the market center. I work full-time in another career and I'm married with a family. I don't have time to be running to the office everyday. I have my own home office and I'm pretty resourceful, I don't go to the MC if I don't have to. I couldn't have had the liberty of joining KW if I hadn't already had a good income already and the financial support of my husband. It does cost a lot of money to get started. I pretty much made no money the first year. I paid a lot of fees.

I'm on the education committee with my KW market center. I can tell you most of the training is put in place to help agents get started and into production. That said, we do make an effort to add weekly classes to refine nuanced skills or help people scale their business once they get going. We also have a mentorship program where active agents work with new agents one on one and get paid a small part of their first few comissions so there is incentive all around. At the end of the day, the "training and technology" doesn't mean a thing if the agent doesn't have what it takes.

A lot of this echos my experience in selling alarm systems and cameras door to door. The training was very comprehensive and it was well structured. I learned a LOT about sales, about handling rejection, about controlling the conversation, but they weren't addressing the changes in the space. The techniques I learned in their training class, I still use today at my current job as well as my daily life. The fundamentals were solid. But the way they taught us to handle some rejections that are new to the industry fell flat. A common rejection was that they have a dog so don't need an alarm system. We were told to flip the script and tell a story about how one person's dog barked when a burglar tried to enter the home while the family was out. The barking startled the intruder, who then shot and killed the dog AND robbed the house, and the family only found out hours after the fact. Having an alarm system could have prevented the dog's death. We were also supposed to ask the customer if their dog was a piece of equipment, or a part of the family. Also, simpli safe sells full home systems for like $100. It's essentially the same package of cameras and sensors we were selling for $500, but with cheaper monthly monitoring and no charge for install.

I agree with literally EVERYTHING YOU SAID I have been at Keller William for a month and I finished the courses but I’m barely get any help and they are charging me 110$ a month IN DESK FEES I DONT EVEN USE idk man I wanna switch the brokerage but not sure where to go or if I should stick around a little longer

Twice i fell for the exp pitch. The first time i just went one the assumption that the sponsor and upline would be helpful. Then this time two years later i thought i asked all the right questions but they just gave me the answer you want to hear to drag you in. Then just ghost you once you hang your license. They set the expection that get pissed at you for following up with them on thier own onbiarding process. Iam thinking of switching again because i cant morally recruit people into a group that doesnt hold thier promise. A man is only as good as his word. Maybe kw being old school will be true to their word.

KW has a lot of success with their biz model and agents. It didn’t work for me. As much as I appreciated all the in classroom training (old school training) that’s all I got out of KW. As a new agent I was promised a personal mentor, but that never happened. Then I found out there was a competing Broker. All the leads that went to that office went to him and any overflow he couldn’t handle went to his favorite circle of agents.

While I'm not disagreeing with what you're saying, I'll just point out that you say KW is just thinking about themselves and trying to sell you a dream to fill their roster and pay their fees. News for ya: They're ALL that way. The online ones, because of lower overhead, aren't as greedy about it, but they're no different. Human greed and self-centeredness hasn't changed in 5,000 years.

I think it's important to call the big players into the spotlight so the conversation for change would start. There do exist companies who are brilliant to their clients AND their agents and we shouldn't be satisfied until that is the norm and not the exception (this is also a blanket statement pertaining to all companies from all industries). I understand your comment but's a bit jaded and while somewhat realistic, it closes the door on possible change. And for the lady above my comment, that is true but we should have the right to demand better quality treatment from someone who takes a slice of our pie. The entire industry as a whole should be elevated.

And as for human greed not changing for 5,000 years that is largely due to us being unaware of how our instincts work. Greed is a product of the survival instinct. Thankfully many of us are tapping into the 'higher consciousness' to separate ourselves from this. I work for a RE marketing company and my boss is like this. Not greedy. He knows he's brilliant so he doesn't need to screw clients over and further he does not do anything dishonorable. So our products are low cost high value and our company/team is aligned with that mentality. If he could do it, other businesses can. And i believe it's because of technology and the internet that these ideas and ways of doing business is slowly spreading.

Sorry for the spam but my boss is also very well off and is continuing to learn more skills to make more money that way, instead of minimizing overhead and maximizing cost. So you can be honorable AND become a millionaire. It takes way more work and the majority would rather be lazy and greedy (like the companies you described). Hopefully in the wake of more high quality humans, those will die out.

This is the second time I had to listen to this video, because the RE course I enrolled in, the company must be a subset of KW. The course is fine, but I don’t think that I can join a firm like that! The fees are astronomical!

Brother I closed a transaction earlier this week and I took home $9854……………too bad the full 3% was $15,700. KW helped me with nothings….why am I even with these people?

I love KW for 2011-2016. Honestly they are great but they definitely are overrated in 2021. In comparison other brokerages do better. They are exceptional for agents who are new but overtime naturally u will likely go on to find a better suited brokerage

Hey chastin I finally passed my real estate exam and was directed toward Keller Williams. I value your truth and was just wondering if you didn’t go to Keller Williams as a new agent could someone else at another brokerage train you the same? I have a fear that if I don’t sign up with them I won’t be as successful someone else due to their training. That’s what I’ve been told 🤷‍♀️ I know quitting is not an option for me

I don't know really. I interviewed at KW, Remax, Coldwell Banker, and a few other 100% brokerages. The thing is, if it doesn't work out, you can always move to another one.

I'm at KW with an 80/20 split and a $16,000 cap. $400 transaction fee (good deal, who likes doing paperwork). Free black and white copies. $95/month office fee includes all unless you want a private office.

They made me great promises and assured me they had mentors so I joined but after just one week I realized it wasn't true the mentors told me to go figure it all out and the classes are not the real estate training that is necessary to go apply everything like going over the contracts. They went on for hours weekly and I realized this is not what I need so I resigned after only a couple weeks. They continued to charge my card every month even though I called them too and had to call my c/c company to reverse payments, it went on for 6 months till my card expired and they wouldn't charge it anymore. Maybe other locations are different but this was my experience at the one I went to. I found a great mentor at a Remax brokerage and have been there since and am doing great. They have wonderful support and mentoring, it is defiently a brokerage for life.

💯 facts!!! It is overrated I was there for 6mos I just left Jan 2021!!!! The tech is overrated too c command is very overrated I didn’t like it I didn’t use it and the split is ridiculous. The cap is ridiculous too!!! You have to cap every year to eventually get 100% commission! You have to start over every year!!! I am now at La Rosa Realty!!!! Love it here!

I signed up at KW here in Portland. They have great communication and training. But I found a great mentor at another, smaller brokerage. I want to switch but I LITERALLY just got licensed and joined. The other brokerage has no desk fees and a better split. I just don't want to step on toes, but business is business?

Every brokerage office/firm is unique with each one having pros and cons. Their brokerage models, business values, and training resources also differ. There's no "perfect" firm that suits everybody. My advice to new independent contractor (IC) agents is to interview 3-5 different firms. Visit their websites and do some homework. Do you think it will be the right organizational fit? How's their company culture? Etc. Then go with the firm you're most comfortable with; the one that aligns with your values and career goals. It's also important to understand that you're starting a small business (sole proprietorship) as an IC. You won't be an employee of the firm in most cases. Therefore, you must learn quickly to adopt a "business mindset." As a new business owner of a real estate sales practice, many of the administrative, desk, and training fees charged to IC agents are tax deductible. So in this instance, the KW fees may not be a deal breaker. It all really depends on YOUR needs and YOUR goals.

I appreciate the honesty bro. I’m looking to have a KW office backin me here in Ohio they offer the 70/30 but the monthly cost seems pretty reasonable and was told the training was free that it came out of the $64/month fee. That seems like a pretty fair agreement right?

I have the best owner, I’m new and My first 4 months I’ll be at a 94/6 percent. Only having to pay the 6 % royalty fee until I cap. Then it’s 100% commission for the rest of the year til it resets. My monthly fees are only 50$ at the office and then my monthly SUPRA fee. I love my KW family.

My fees are $60 with 70/30 then if I reach cap same as you I’ll get 100% but the following year based on my sale volume from prior I could get 80-100% commission. Which isn’t bad imo based off of what they’re offering I think it’s fair compared to other locals😅 yours is definitely a good deal though man!

VERY TRUE! I am an ex- KW they are old school and they are not in real estate, they are in recruiting model -BUT EXP is in the MLM business - very good model for coaches, that was brilliant from Exp to bring coaches aboard -

@Chris Cumbo every franchise broker will be kind of the same, the real estate brokerage has changed and the key is finding independent innovators brokerage. I am with an independent broker innovator. Look at Serhant in NY innovation is key and focused on real estate and selling. Compass is an example of big names

In Oregon state their split is 55%-45% until hit the cap of $18,500 then it will be 80%-20%. They also take another 5% for their services and another $200 from each closing check and $29 E&O insurance and $10 donation. They chop the broker check. They charge about $3,700 mandatory fees per year. Another $300 to renew your license every 2 years. Basically need to save about $5000 each years just for the brokerage fees.

Yes. The office I was a staff member at had 3 MCA’s in the 2 years I was there. After I quit, the 3rd one I was under quit as well. We went through countless DOFE’s and other made up positions as well. We had agents leave because of this.

KW offices are usually owned by franchisees, so each office is different. My office is 100% after the 13k threshold, 75% before, resets annually. Great deal for Realtors with moderate to high volume.

I have been with KW since 2012. I have been involved in many positions within the company from Director of Operations, Single Agent, and Agent on a team. Before 2012, I was with two other brokerages. Each office is independently owned and splits and fees are different within each office. If you consider constant support, training, culture, passive income, being with the largest in sales volume company in the world overrated, then maybe real estate just isn't for you. Agents also cap royalty fees as well. In some companies you there is no cap on royalty. If you are a new or experienced agent it is imperative to get the facts of fees and splits. No matter who you work for the industry is tough right now and I wish everyone the most success in your Real Estate career! Keep developing relationships!

EXP requires agents to choose a local RE board upon signing. In addition to the MLS that's $1000 in my area. Many new agents like my self are starting from nothing a $1000 to join EXP was too much.

I talked to an EXP person, She never mentioned it. The focus was on the split because it is selling point. Low start up cost is as important as high commission split for some new agents.

How much you make is up to you. This opinion is based on things local to him, and some things that just aren't true. Interview brokerages and find out where you can grow to put the money in your pocket that you want. Splits don't always dictate that

Make sure you ask upfront of all fees even again before giving your bank info. They said all I need to pay was 100 office fee. But end up being charged 300 right away. I asked what is this and they said on boarding fee. Why didn't they tell me this upfront? Guess why
