This parcel was on the lower end of the price scale. The price is controlled by three things. It's way back in the woods and hard to get too. The roads are terrible and the land will require a lot of expensive earth work before it can be used for much of anything.

Far as I know mold is an issue everywhere in Hawaii. Perhaps it is less above 6000 feet but no one except astronomers spend much time up there. From Hilo up to where I live in Mt. View mold is common on anything that doesn't move fast. Air circulation seems to help a bit but even that doesn't stop the mold completely.

None that I know of. Last I heard Jim was working on getting a commercial truck drivers license and possibly living in Volcano with a friend. He will get in touch eventually I am sure.

The cost of $200 - $250 an hour for a D-9 and operator working on rock and prep the lot for building is a BARGIN.

@@GreenGardenGuy1 Most other rock free land is very limited and a lot more expensive. In Hawaii, the government is the largest landowner, and they don't sell houselots. The other large land owners are like KSBE, etc., who also do not sell land to the public. What is left and affordable are difficult properties, basically old lava fields and some are not insurable. Those uninsurable properties are difficult or impossible to finance short of cash deals. So, there's a reason these "more affordable" properties are attractive buys.

@@caisson71 I've never seen a low price piece of property in Hawaii that was attractive. I live here on deep soil and my land work bill was less than 20% of the rock lots. You pay one way or another.

I would be a bit concerned about leaving anything too valuable in that container. A good gate put in quickly would help but things have a habit of walking off. Hope his dream worked out

Not sure where you live but I've lived here for years never had anyone try to steal more than bananas hanging over the roadside. Jim has been here for years and never had a problem. You must live in a crime prone area?

It is coming long slowly. He is trying to earn the cash to develop while living here. I could shoot a follow up but I would have to have James shuttle me back in there. I don't own a vehicle tough enough to cross the roads where he lives. They are real axle breakers. How fast things move depends on who you are and how you do business. We started with cow pasture April 2007 and by July 2007 we had a complete house with driveways, sewer and water. I have continued improving right along though. All new fences with automatic gates a few years back. Total roof top solar with a Tesla power wall, integrated car charger and a Chevy Bolt EV last year. Etc, etc.

James has mostly A'a lava but at my house we have 16 foot of ash soil. You will never know what you have until you put a shovel in the ground. Bill

I generally remove all farts, belches and four letter cuss words aimed at the helicopters and frogs. I guess I missed one! I have two and one half hours of belches that have been edited out over the years. I guess I could do a compilation.

Ohia have become a real problem these days. They have the Rapid Ohia Death. Eventually they will all be gone from the Islands unless a resistant strain is located. The County and the University work on the idea of resistant trees but like the now extinct American Chestnut and the American Elm, no resistance was ever found for these. Sadly in most of Hawaiian Acres the Ohia that are surviving are mixed with weed trees like Albizia and Gun Powder tree. Preparing land with a combination of 30 foot weed trees and dying Ohia is best done by pushing everything flat. Taking the time to work around the Ohia will usually end in having to cut the down next year. The trees can no longer even be moved or sold as fire wood. The law says they stay where they die. Aloha

Right on ROD is something that I had forgotten about. Thanks for the reminder. Ohia destruction by fungus may be similar to Coronavirus in that our human activity may have created the conditions that allowed for its spread. It would be good to realize that as we pursue our own creative impulses are incrementally assisting in the alteration of the natural world. We may then choose to mitigate our energy inputs in the plan. In any event Ohia represent a symbol of the native forests of Hawaii. New haoli land owners need to realize this as they develop their ideas of place. As transplants, people will find that treading lightly in their new home will serve them best. In my life I’ve learned that nobody appreciates the new guys opinions, and people do like it when their local wisdom is requested. This being said, there is no one that is more entitled than another. There is just being smart about getting along when moving to a new place. That’s why I mentioned Respect the Ohia in the first place.

@@donjack4932 It is two different imported fungus being inoculated by the imported Ambrosia Beetle. Peoples feet appear to be spreading it through the forests. Forest service wants boots cleaned with bleach while entering.

I love these guys that come here and know nothing! Sugar cane fields hahahaha it’s rock dude! It was all grazing land burned every few years by ranchers who didn’t own it

The sugar cane was up the coast at Hamakua and up the mountain towards MT view where there is soil. Not quite sure what you might be referring too. His place had second growth forest. Whether it was saws, fire or lava that removed the original trees is uncertain. My guess is the last lava flow.

Sorry, I don't know who James used. There are so many people here who do this sort of work. The main issue is finding someone who can actually get the work down when you want and need it. Usually it takes several calls before you get some one to show up. The local paper and craigslist are the two places I would start. I am always glad to meet you tube viewers. It is three acres but it wasn't completely cleared. There is a road running from front to back, one orchard spot, one house sight and then a small turnaround at the end.
