Am I missing something? Is the tenet paying the electricity bill or the landlord? Bc if the tenet is paying the electricity bill then the landlord has no right to say anything. Smh

It is an older building so it is probably not individually meter-wired units. The power is included in the monthly rent. So with power rates soaring the landlord has a point. So you pay a fee to cover the power that the air conditioner if you instal one for 2 months of the year. Air conditioners are heavy on power use. Frankly, that is fair as long as the monthly fee is reasonable.

@@hovojefe usually hydro is included only for the provided appliances. If AC or radiators are not provided by the landlord, the expense should be paid by tenants.

It's been like that for as long as I can remember. The same applies to a workplace. An Employer must maintain a minimum heat during winter, but is not obligated to provide broad cooling at the location. There is an exception under the Occupational Health & Safety Act though. There is a regulation that requires an Employer to create and maintain a "Hot Weather Plan" Which includes temperature monitoring, additional cooling breaks as the temperature climbs. And provide a place where employees can cool off. Failure to to follow the plan or preventing heat related illness could lead to charges by the MOL. (Section 25 of the OHSA is the most likely charge... Failure to take precautions in the protection of the safety of a worker. Maximum fine for an individual violating this section is $25,000.00 and upto one year in jail. The employer cannot compensate that supervisor or manager to offset the fine) The other option is that operation shut down due to excessive heat can be included in a collective agreement (if the workers have a union).

That's why all rental units should have separate electricity meters. It's a bit ridiculous to suggest air conditioners are not allowed during a heat wave.

Skyline Living recently sent every tenant in my building a similar letter, claiming air conditioners are falling out of windows and hurting people. Window air conditioners are now banned, but we can have portable units.

Get some 1/2 inch clear flexible tube one at 2.5ft and one at 1.5 or just a bit longer two hose clamps and put your unit up on a coffee table with two 2 inch thick pcs of wood( a 2x4 works well) and the width of the bottom of your unit put oi on the wood so wheels don't touch athach the hoses to drain plugs put hoses in a large water jug and you only have to empty it once a day and your unit won't shut off in the middle of the night

And this is where CityTV is misleading.... You're allowed to have floor models. But that's not mentioned here... It's not *just* the hydro - anything above ground level window ACs is banned in most places due to the injuries or even DEATH often caused when they fall 10 stories, due to poor installation, etc. They've been banned in my building for YEARS. Notice the article not only does not mention this, they only show window model ACs 🧐

I am confused, why not pay the extra for the hydro and use it. As per the video, the landlord offered that choice and was declined by the tenant, but still used it.

@@jk6573 exactly. If hydro is included with rent obviously you should pay extra for using ac. We had this same deal years ago and just payed an extra 50 per month in the summer. This isn't news it's just people being babies.

This seems to be a financial issue. If those landlords pay the electric bill, they have a case. If possible, install meters for every unit and make tenants responsible for their utilities. problem solved. Many tenants also abuse when it's all inclusive.

Hundreds of seniors died in the famous BC heat dome last summer because they didn’t have air conditioning, or they had it but couldn’t afford to pay their greedy landlord the extra gotcha fees.

@@clarifyingquestions A landlord is running a business and should expect a fair profit. But there are costs associated with running a business. This story is not about a "mom & pop" landlord. Rather it's about a corporation owning a number of properties. They tend to have bigger pockets to offset costs. Their primary concern is maximizing profits for the shareholders.

Not an option. They would have to empty the building of all tenants for almost a year to do an upgrade of that magnitude. Adding central air to every apartment would also require an upgrade to the electrical service to every apartment. Not to mention every cooling system would require it's own condensate drain. You would need engineering, permits and many inspections. By the Time that's all done it would be a luxury apartment building and nobody would be able to afford it.

Ontario has a standard lease agreement. There is no legal basis for eviction here. The landlord agreed to pay the hydro, they didn't specify what for.

I think if landlord pays for electricity then running AC continuously is a BIG DEAL A small 1000 sq ft unit can cost as much as 180/unit to run AC Unit Paying for AC should NOT be free to tenants

@@mikeh2129 Yes very true. I've lived in many different homes, and had a couple nice land-ladies, but these were just elderly ladies renting out a room in their house so they can retire on more than diminishing OAS, not corporate landlords with huge profit margins.

This makes total sense. Installing an AC unit would substantially raise the hydro bill. So tenants pay the increased hydro costs. Choice A move out; Choice B remove the added hydro costs ie AC or Choice C - pay for the increased hydro cost. Move on with your lives:)

This nonsense of yours would make sense if AC units caused the greedy Myriad group to go bankrupt, but it wouldn't. Their current profit margins, which you don't take into account, will absorb the extra utility cost. Some of them might not be able to renew their golf club memberships, that's all. Meanwhile their responsibility is to provide LIVABLE apartment suites.

@@stephenhardy4158 Like so many who have never been involved in owning or renting property, you're under the assumption that all landlords are rich. FAR FROM IT! I've been owning/managing property for decades, and it's a business like any other, and if you don't watch your costs CAREFULLY, you'll be in financial trouble in no time. It's actually quite hard to make any money renting apartments, unless they're very high $$$ downtown units, which command very high rent.

I guess my main point is that we don't know Media Group's portfolio, or whether they are themselves part of a larger corporate portfolio. Meanwhile the corporate class globally is getting richer. What you're not acknowledging is that elderly people need a place to live where they don't die of heat exposure, period. Btw, I've owned my own business in which I rent out work spaces for 30 years now.

I believe that changed and they must have air conditioning by law now in Ontario, but in some parts of Canada, you would not really need air conditioning. In the Maritimes/Nfld. it generally cools down at night. So for a few hot nights, an open window or fan is just fine. Many have heat pumps that can also cool a home.

If you make ANY alteration to your rented space without a landlord's OK, you could be served a a legitimate eviction notice. However, the eviction can be very easily delayed by the renter's challenge through the Tenancy Board, which has HUGE discretion in these situations.

Alteration? You mean opening a window? That is pretty much all that is involved in installing a window a/c. Open the window, put the unit in the opening, and block the rest of the window with plywood, Styrofoam or piece of plastic. It's hardly an "alteration". Would it be ok if someone put different curtains in their window, or hang a picture, or should they be evicted for that too?

As I said, the template Rental Agreement has plain language about "alterations" and the landlord can (and will, obviously) make their own determination regarding what fits that category. The Tenancy Board will then ALSO make their determination whether or not the landlord's interpretation is reasonable.

I think the landlord should try to update the heating and cooling system of the building. If not feasible , at least allow AC units and portable AC units at no extra charge except for the extra electricity charges. My complex has no deep freezer rule but provide only the standard apartment fridge, which is not large enough for families. It is so ridiculous.

The landlord covers the regular electrical bill 👆but if I CHOOSE the function of an air conditioner, then the electrical $ cost of it {per say} is spread out throughout the twelve months. I don't feel the pain of $ it! 🙂 ... From what I understand here, the tenants have 'a choice' to $ pay for the extra $ cost of use of their air conditioner, which is a necessity, especially for elderlies!

I live here and rent but pay the bill directly. They have an option to pay a set amount every two months then settle at the end of the year, or just pay as you go.

@@redyr6 Yes, the AC use up A LOT of it and it is normal/legal I guess for landlord to have a separate 'clause' for AC. It is then up to the tenant to accept or refuse before signing the lease. AC is a necessity for elderlies, so it is part of what we need to pay for just as we do for medications, ects. I'm sad that this has gone to the news when they didn't read their notice carefully; they jumped the guns, so to speak. It stipulates that they can $ pay for the function of their AC or else it will go to court {I guess}. There is a way out for them to continue living peacefully. 😐

I think the MPP must read the contract between the landlord and tenants. I am sure it is stated that tenants cannot install these types of machinery without approval and /or there is an extra fee for summer months due to extra hydro consumption ( which is logical ).

@@Landis_Grant In some cases it is more than understandable that the AC unit is forbidden . The common case is because there is no balcony ( so in case the ac unit falls it does not do that over a person's head

The crux of this video was that the landlord wants all existing AC units removed and no new ones will be approved and installed. Hydro is included in the rent and AC units will cost the landlord big time in terms of electricity cost between Spring and late Fall. (Yes, some tenants run the AC not just during the hot Summer months.)

In our building even with a balcony we can't have window AC's. Has to be a floor model AC which are not that cheap, and you have to have them install it. $250 charge. I bought a fan :(

What is a floor model AC? You can just get a portable ac and there is no need for them to be involved with any use of it. It vents out a window with a kit it comes with that requires no person to come and "install"....If they claim that you are being scammed by your building. Where is this?

If the landlord is paying the hydro I can see why they would want an extra charge for a/c. It probably has to do with their insurance coverage. If tenants are using their own appliances it creates extra liability for the landlord. Are the a/cs using extension cords (which is a fire hazard) etc? And the insurance industry is extra hysterical these days.

My understanding is back to the original lease. If it includes hydro and no stipulation regarding certain appliances being used then a tenant is within their rights. The tenant foots the hydro bill. Their wording on the lease signed by tenant accepted by head office but confirm everything with Landlord and Tenant Hotline.

@@Kns567 This was addressed in the video. It is in the lease agreement that only the appliances provided are coved by the landlord. So if a tenant wants to ADD more appliances ie A/C fair enough but they are responsible for the cost of what extra hydro they consumed.

It's 100% legal to evict somebody for ANYTHING you put in a lease. You could put "nobody can wear the color blue on the premises" and it's legal. If these tenants ALL put a window unit in, it will strain the amperage supply to the building. In addition- if they get free electricity, it's obvious you can't have an ac unit in you window

The landlord may be concerned about different makes and models installed on the sides of this building which is an eyesore. I lived in an apartment where the landlord provided each tenant with one window AC unit installed in the livingroom. My son wanted to buy a floor model and place it in his bedroom. The landlord forbade him because he would have to perform alterations to his window to permit a tube carrying condensed water to drip down the side of the exterior brick wall.

There are probably a lot of long-term tenants that come under rent control so they don't want to move out and pay market rent in a new apartment. It would be better for them to work this issue out.

Probably rent-controlled units given the building's age. This is a play by a huge corporate landlord to evict by any means necessary so they can up the rent for the next tenant. This is why much stronger rent controls are needed. A maximum monthly rate should be enacted. The free market only works when there is a balance of supply and demand. There hasn't been enough housing supply in decades. Time to bust up this de-facto oligopoly by force.

We tried to buy a house for $200,000 recently and the inspector found out it was better suited to being demolished. The person we were buying from still thought the house was worth every penny. Smh What I'm trying to say is, what makes you think someone living in an apartment has the credit and wage to even buy anything right now? Ten years from now I expect more people living in their cars.

There is no reason a landlord should pay for the added cost of hydro. There is also an huge liability issue. If that ac falls and hits someone of the head there’s a lawsuit. Also it has to be installed properly safely and secure and then their insurance company would have to approve also.

Where is this happening? It seems landlords want any excuse to run out tenants who have been there a long time so that they can rehab and raise rents. Is there rent control or section 8 people there? They do it to these people who have modest yearly rent increases. If they are worried about AC's falling, then why don't they just install wall units or have the window units on the brackets and have their maintenance men install them personally? AC is considered a necessity for health reasons in the US to the point where you can get it subsidized. These apartments can get very hot, so AC isn't just some frivolous thing.

Here's how you fix the problem as a Tenant. Buy a Fan, and a Humidifier. Place the Humidifier in front of the fan. Now you're getting MOIST COLD air blowing inside without the Landlord knowing.

The new standard lease only has to be used if you rent a unit after a certain date, that said just because the lease they are using may be many years old doesn't necessarily mean the clauses will hold up if challenged. Not to mention if the landlord is ok with the AC units as long as the tenants pay extra during the months of use then an eviction notice based on willfull damage or some other such BS will have a hard time going anywhere. Can't say pay me extra I'm ok with it but don't and somehow you're causing damage that is grounds for eviction. Total absolute bull

“Self doctored”????????????????? Ontario does have a basic leases agreement available for landlords to start with but no “standard” lease could possibly be appropriate for all conditions. There are portions of that lease that can be changed to add or remove certain conditions, there are parts of that lease that are required by the province. The fact is, contrary to some politicians and many social organizations, landlords to have the right to put conditions in their leases - you don’t have to agree to them, you can always go elsewhere. The problem here is what landlords try to do to residents living under leases that do not have those conditions or moved in before those conditions were imposed. There is a possibility that they could claim a safety issue and ban people from hanging those window sill style air conditioners, but there isn’t much they could do to a person who already lived there and had a portable AC unit - assuming their lease didn’t have language in it.

Same for camping...if you want to run your R.V. Trailer A/C...you must pay a premium charge...usually 10-15 dollars per day. Way more than the electricity you would use in 24 hours...but that is how it goes...it actually is a money maker for the campground...

my question would be did new owners buy the building ... was it really on the lease to pay extra or is it something the new owners have decided to add without the old tenants agreeing to it... only ask because new owners took over my daughters apt... she has lived there for 11 yrs had her portable air conditioner every yr (not the window one the one where you just put the tube out the window to vent not to drain) in all the 11 yrs she has lived there she has never pd extra for having one and never had to have a professional inspection of her placement of her hose - which is like the plastic ones used for dryers, in the window... they gave her and all the other grandfathered tenants a notice saying they had to pay out 150 for the air conditioner and they had to have a professional come in and install it... install what the plastic piece that goes in the window to hold the hose in place??? Many are saying they will not pay it... they would be more willing to pay just the 150 but when they also want you to pay for someone to come to your home and put a hose in your window (which when they came out with the letters, had already been in for a month) at a cost a 100 dollars... I just cannot fathom how they can get away with this...as it stands the tenants have not done anything but think in the end they may have to fight on this one... all the other tenants being demanded this treatment are also grandfathered and the ones in the building paying their own hydro do not have to have a professional come in and inspect the tube (window units where banned in her building five yrs ago they are all portable) so my thing is if they have gotten new owners of the building did they sign new leases or did the landlord just take over the leases as is and they are adding new clauses to the lease without the tenants agreeing to it

That may be the answer, a portable air conditioner. You don't need a professional installer for it. If some of the units have noisy window air conditioners some other tenants might be complaining about that issue. Looking at the pics all the air conditioners seem to be installed with a balcony so where is the safety issue?

So the building does not have central air conditioning and power is included in the rent. My guess is a lot of the tenants have been in the building for quite a while and come under rent control. People need air conditioning in the summer months when it gets uncomfortable. The article does not say how much the landlord is asking for in a monthly fee to run an air conditioner? Let's face it Ontario's power rates have soared and if the landlord can't increase rents to cover the increased power costs there is an issue. So frankly the landlord has a point, if you install an air conditioner you must pay to cover the cost of the power for it. If you don't you don't have to pay. So the fee is a user-only fee and only affects the tenants that instal an air conditioner. The landlord is not saying you can't have an air conditioner but if you do you have to pay for the power. As long as the monthly power fee is reasonable the landlord is not actually being unfair.

Could be that the current wiring in the building is not up to code for a window a/c. Plugging in an a/c that overloads the wiring could cause a fire.

such nonsense. rental units across Canada are old, bug-infested, falling apart, and landlords are allowed to still charge exorbitant rents. I'm so glad I left Canada and dont need to put up with this garbage any longer! Ottawa needs to cap monthly rents at a reasonable amount, like $700-$800 per one-bedroom unit, and require regular maintenance to keep them safe, clean and up to date. if that's "unaffordable" for building management, then the government needs to start subsidizing it out of the high taxes Canadians pay. period.

And this is where CityTV is misleading.... It's not *just* the hydro - anything above ground level window ACs is banned in most places due to the injuries or even DEATH often caused when they fall 10 stories, due to poor installation, etc. They've been banned in my building for YEARS. Notice the article not only does not mention this, they only show window model ACs You can absolutely have a portable or floor model

Yes, you people live in NDP / Liberal ran city. Expenses are out of control (check Democrat ran cities in the US). What do you expect?? ..and the City TV is there because they are lazy to report on real issues.

Our landlord wants to charge an extra $50/month if we run an A/C. Rent is already $1600 (it was $950 before COVID) for a small 2 bedroom, no elevator, no intercom, no super, 1 ancient washer, 1 ancient drier. The Lieberals keep making things so much better! Thanks Trudolph 👍👍

You need to address your grievance to Doug Ford. This is under Provinical jurdisction, not Federal. Please spend some time learning to understand the division of powers between the Municupal, Provincial and the Federal governments.

50 dollars for ac sounds reasonable, a window unit costs us about 100$ a month minimum to run 50 would be a god send
