ROCHESTER, N.Y. (WHAM) - In a now-empty Rochester home, Rich Tyson walks through the damage left behind by his last tenant.
The walls are heavily scuffed: the wood floors, dirty and scratched. But perhaps the worst part is in the bathroom, where fixtures have been torn off the tub and walls.
A few weeks ago, Tyson got a call from his tenant on the other side of the house letting him know the woman who rented the unit had suddenly left.
When Tyson came to see what she had left behind, he walked in to the sound of running water....

You can't recoup what doesn't exist. These tenants who haven't paid rent have already spent all the money they've received. The landlord will never see a dime and will incure additional loss by having to legally evict them after the moratorium is lifted.

I hope your wrong. Biden is making a bad situation worse. They will welcome the illegals and pay their way while ruining legal hard working Americans lives. Contact your state representatives and senators about this and the forensic audit for the 2020 election. Bide admitted they rigged the election. The problem we face is know one in government is willing to do anything about it. The SCOTUS has turned a blind I to favor the criminal actions of the Democrats. Demand your state representatives and senators do something to EVICT Biden and Harris! We also need term limits for SC Justices. This appointed for life is not working if they can be influenced by a political party to destroy the lives of Americans. Republicans keep saying they regain majority of the house and senate in 2022. How, if the Democrats rig the elections and steal it like 2020’s? This is serious. If we don’t stay on our elected officials we are the ones losing on all counts! Spread the message to contact your states representatives and senators ASAP.

@@huggar100 if you don't have the money, then you can't buy the car. If you don't have the money, then you can't STEAL use of the property. Let the government pay for the housing. Not stealing it from individual people. Even restaurants that are not allowed to open are not being FORCED TO GIVE AWAY THE FOOD.

My parent's tenant left water running in a bath tub tills with towels to cover the drain. Luckily we went to the apartment as soon as she left. A very smh mall amount of the apt was flooded

I'm small landlord with one 2 family house. In my case, I don't even know who is living in my house. Tenant was given holdover notice in Feb 2020 and tenant have squatters in the house. Meanwhile, tenant disappeared in Sept 2020 and these squatters still here. I haven't got any rent since Dec 2019. Terrible terrible situation I'm facing.

@@jessicalt4121 I've called police several times, but have been told by police that there is no way but to go to court and evict them. Even though they are squatters. The problem is that the courts are closed by the govt.

Judge ths govt by the results they provide! They paved the way for squatters, no accident! They could have better methods, but look how things play out, now understand how they have no regard for you. They wanted you to get burned right from the start. The tenants should apply for rent assistance. The money goes directly to landlord. If the don't accept help, that's rude.

@@ceehenry4581 many tenants do not have any change in income they just refuse to pay. They won't apply for the help because technically they do not need the help. Those individuals are taking advantage of the moratorium.

I know a squatter that believes that it is her right to not pay rent. She drives a large SUV, goes on vacation, purchases nice clothes and the property owner will never see her $10,000 in owed rent.

Im in the Bay Area CA many landlords are selling properties bc of this. And others are keeping properties vacant bc they are scared of bad tenants. This will make renting even harder in a lot of places

Well maybe if the rents weren't so high to begin with then throw landlords taxes and insurance without their income everyone loses. Is this part of the democrats saying you will own nothing and be happy ? I'd much rather figure something out than fall behind on rent but it would be nice if rent and housing costs went down instead of up

@@patriciamunsch3920 Agreed. But people sign contracts that they will pay that rent. Also a lot of people thought the rent moratorium meant they never have to pay the back rent. I know many people who lost their jobs in the pandemic and got other jobs within a few months or unemployment and kept paying their rent. There were also those who decided not to pay when they could. A lot of those people will end up in court and with evictions showing up on their credit reports. I know of someone who saved $100,000 not paying rent and just got into Section 8 housing. The people who take advantage of the system affect us all. Investors will make out like bandits buying up eviction properties

This is great news. Renters-parasites will learn the hard way. It will be nice to have national database of verified renters that avoid paying while they actually can or purposefully caused damaged to property (as they sometimes do to punish landlords for pure idea of home ownership)

That's exactly what I'm saying it's hard to find a decent landlord he was even willing to work with people yet alot of his tenants refuse to pay rent plus there should be proof of unemployment hardships due to covid-19 .

That landlord hustled and got several jobs to pay his taxes...and tenants can't? As for lost rent, it's exactly that. Landlords won't get paid back. Everybody is getting help except landlords. It's not just about non paying tenants but the units they can't rent even at discounted rates.

Maybe they should have only charged what the property was really worth to begin with then the renter could have had some money saved to pay their rent in an emergency. THE RENT IS TOO DAMN HIGH!

@@joyn6654 I understand your POV but rent can be used for several things: Mortgage Taxes Gas/Water Electric Internet Trash pick up Pest Control Maintenance/Repairs Property updates(windows, appliances, flooring etc...) Of course for most private owned rentals, the landlord still has to work full time to cover anything not covered by rent payments. The landlord gets no leeway if they cannot keep up with the mortgage payments. It's either bust their ass working or sell.

why aren't there any programs for the landlord to apply? Tenants have the rent relief and are choosing not to apply and just not paying the rent. Give landlord a direct program to apply and there will probably be tons of landlords who can prove their tenants are not paying rent and we need the help.

Yup! I'm a landlord AND a tenant. I see both sides. But I'm Still paying my rent AND mortgage and taxes!! My one tenant said sha was "affected by the virus" and didnt want to pay at first. I saw her on facebook flaunting how much more money shes earning since covid hit, and making more because shes selling covid items that she overpriced since everyone was flocking to buy (soaps, cleaners, masks etc..).... then she came to me saying she has no money.... When I reference the lease agreement, the law, and requirement to pay any missed months of rent, she was QUICK to resolve and send the rent. Her next move now is to have the state pay her rent (she is claiming she is mentally retarded, smh...) the lengths people go!!! And believe you me, she is NOOOOOO mentally retarded lady, that's for sure...!!!!

You can't tell me with a straight face that all these people out there have absolutely ZERO money to put towards rent in 10 months. There have been a number of stimulus checks. If someone lost their job, there are other opportunities for income such as Door Dash, Amazon Flex, Post Mates...That is what I have been doing since I lost my job 5 months ago. I am still waiting on unemployment to be paid out by the state. If I had waited, I would have fallen so far in debt it would be unfathomable by now! People who collect disability, or SSI..those payments have not stopped. These people should be forced to make a partial rent payment each month to keep from being evicted. EVEN IF IT IS JUST TWENTY DOLLARS...PAY SOMETHING TO SHOW THAT YOU ARE NOT A 100% MOOCHER TAKING ADVANTAGE OF THE SITUATION. The moratorium should have been altered to state that renters who owe more than 3 months in back rent must pay SOMETHING each month to stay under the moratorium protection. Living somewhere for 10 months and not paying a dollar is ridiculous.

If they can afford to buy their food .bills cars insurance.car gas they can afford to go lool for a job or quit.. . these land Lords are in the same boat they pay for their properties so if you can't pay all ur rent pay half something ..land Lords who have millions don't give a flying F if people lost their job due to COV 1,9 .. they want every penny or quit ..

@Que serra First....many properties are STILL UNDERWATER from 2008. You can't sell a property with NO EQUITY. Second, even if it has equity, what makes you think selling a property takes less than 6 months??? Third, if there are non paying tenants, the value is NOTHING!

I had the same issue in GA. End result: I did not receive 10 months of rent. $1200 of unpaid water bill. The evicted tenant bought a house in his wife's name! Ahh what a country.

Wow that's bizarre. A free house with unpaid rent. This should be made into a movie/drama But on the other hand you are lucky that at least your family didn't screw you up! - My own brother in law did that same thing to me in Korea. didn't pay the rent for years but bought the house with the rent saved and screw me up. 😆

Not only that. When this landlord sells the property it will likely be bought by someone that doesn't care of the hardship for the tenants. It will be flipped and sold for 2- 5 times. These people are going to lose affordable housing. So at the end of the day it will hurt the low income population.

That's kind of a good idea (imo) if people stop paying rent, then seeing houses as investments and not homes will lessen the demand for them. Then this will cause housing to lower. If you have a rental property your argument for making a profit, is you've put up your money as a risk to hopefully get a passive income. Just like any business this has a risk. Our view of renting out extra properties at a mark up and easy safe investment as lead to a bubble of these type of landlords. This has lead to a bubble in other housing. Sorry. It needs to pop.

@@agravery223 Is that why countries with better zoning laws have cheaper houses? Japan (which has a better zoning law btw) has very affordable housing for all levels. They do this by freeing use of land for residential. (example, you can live somewhere zoned for office space or retail... no land is bared from being housing, but you can zone land for just housing) You can buy a new house in tokyo, for around 500k... compare that with what new york (similar population density) would charge for such a house. I've seen houses with fire damage go for a million in new york. We need to stop treating houses like diamonds. Housing and land isn't rare, but we put a stopper on it to restrict supply artificially because we treat it like an asset and not a comodity. The only reason you think that this would happen is because you do not research other countries systems and just blindly believe we have the best system. We do not.

We need to do that for slum lords owners, .I have always paid our rent, we treat the home like it's ours, but the landlord refuses to fix anything, last big storm some of the roof blew off, no fix, the central heating air unit on the roof is going out no air conditioning he wants us to put a swamp cooler in now we pay for central heat and air dishwasher caught on fire won't buy a new dishwasher says wash dishes by hand then raises the rent what do you do? He raises the rent and the letter says for maintenance but he doesn't maintenance anything LOL

No other business is expected to give free services during the pandemic. Why should property owners? Many of them are still in debt. They can’t pay their mortgage if people aren’t paying rent.

That's why I moved a certain portion to dividend stocks. No property tax, No bad tenants etc just Pure Passive Income. and even if it's high yield, depending on 'Real companies ' is much more reliable then irresponsible tenants.

Don't rent out your property. I've hung onto a property that was increasing in value rapidly for a couple of years and sold before the bubbles burst. But I never rent to people. I have no control over them or what they do to my property.

I have worked three jobs at one time just to make sure my two children and I had a roof, food, and all the bills paid. I can't understand how anyone can get that comfortable living day to day and not making an effort to pay their rent. They think they are getting a free ride. Sooner or later it's going to catch up with them, and they will pay one way or another. They may even end up sleeping on the sidewalk.

Now that you can file for evictions in Philly, tenants are shocked. Many just took adavantage of covid and just saw an opportunity not to pay. Mayors and political leaders should have told tenants if you can pay your rent, please pay. In the end you will be held responsible for the unpaid rent.

Lost household income in 2017, when my husband died from his connected disability, worked with my landlord and she took the last months rent and the security deposit and used it for the 2 months rent until my widow's beniifts came in it took 6 months for me to get my first social security check under my husband they were slower than the V.A. was. It turns out my landlord needed the specialized hospital bed that was my husband for her mother so I gave it to her. She in turn forgave the one months rent I was behind on along with the 7 months of utilities she paid for me after my husband passed. It was a barder situation. By that time I had all my widow's benefits and have never been late on utilities and rent again. I have now been a tenant of hers for 4 years and 4 months.

lots of people took advantage of it. many still taking advantage of it. but they are screwing themselves because u can still get a judgment against them and if u report to credit agencies it will be a double whammy - so when they are finally evicted good luck finding a new home. u reap what u sow. u can evict them if their lease is up, use a 30 day notice not a 3 day or 7 day. go after the $ after u get them out.

I haven't missed a single month's rent and the landlord's agency keeps sending me bills stating that I owe $2000+ which is a total fabrication because there's electronic records of my payments and every month is the same, after I pay, the next bill is for $2000 all over again. I know if I don't pay now I will be evicted eventually and I don't want that, I like my place and I don't want to move my stuff to another place.

Sad thing is tenants think the laws favor the landlords cause the old eviction process took 6 months, which they said is to fast. Now the average (pre Covid) is 2 years. Insane. It'll be even longer in the future if I had to guess.

I paid about $5000 to get out of my Brooklyn apartment. They kept my deposit and charged me half month rent to give to the new tenant, they said if you want to leave, you need to help us pay this. I should have just stayed their and not paid those greedy owners

My tenant haven't pay rent since March 2020. But she went to vacation 3 times (maybe more), crashed her car(Hyundai), bought 2014 Nissan Maxima and crashed it within two monthes, and rent a Toyota Rav4 drove to California with her friend (yeap, another vacation), and hit the front bumper on her way back. Right, she do not pay her rents at all, but enjoy her life every well.

Yep, landlords (owners) have to go into debt and borrow money from the SBA to make up for the loss rents. In NY during the winter months, expenses rise, pipes burst, heat is used and has to be paid. I have paid my attorney thousands and at the end of the day, my tenants get to live as they want. They have intentionally destroyed my property during this time and I want them out.

Saying that landlords can be relieved of expenses isn't even possible. Even if it were, you're asking them to work for free and give up the income that is expected from any capital investment. If a renter doesn't pay, he's 100% better off, but a landlord getting a reprieve from expenses is still losing lots of money. Any other thoughts, genius?

I am a landlord here in Chicago were the Governor still protecting tenants but who protects lanlords, if government wants to help it citizens is fine but why make others stragle and force us to be resposanble for this tenants that most of them are only taking advantage of the situation I have not been pay rent from tenants for over 5 months but I have to pay all property utilities and taxes I serve my tenants with the Declaration forms twice and they have not giving it back to me up to today i provide them with numbers to call for help for their rent they have ignore all this I offer them a job were I work and they look at me like if I'm crazy....Why work when they are living for free and not paying utilities neither, this tenants had threatened me and my family to hurt us after I serve them with the 5 days notice they stilling my property items I have police reports and the judge still ignore my case, this tenants have brought other families members to live here now my bill triple they live their windows open while they force me to have the Heather on high but they also have all 4 stove grills on 24/7 only my gas bill for this Apt. Is over 600$ and my water bill is ove 500$ I am about to loose all I have work for years i have my mom about one hour from Chicago very sick I cannot see my mom because I have no money for gas and how why this government is so cruel with us the lanlords we are usa citizens too not just usa tenants. I'm just a woman with bone cancer with severe pain now I have to work 6 days a week to keep up with all this resposanbilities this government is forcing me to take care of. Soon I will loose all my car my property or soon I will collapse I don't think I can't go any further this is too much forme in my poor health condition I have called to several phone numbers here in Chicago asking for help as a lanlord no one can help I even call the Governors office and they don't know anything and cannot help in anyway, my R part of my face numb since 2 weeks ago from all stress that I am going through now because of this government unfair desitions tours me as a lanlord all i want to say that if anything happens to me because of what this government is putting me me into I want my family to sue this government for diligence and to speed up my death with all this stress and forcing me to over work to pay for unfair responsibilities from other individuals that I should not have to while there working getting social security and estimuluschecks ... Those corona sheep don't realize that so many people staying indoors for so long makes it so that viral strains that last longer outside and are easier to infect will become more prevalent by natural selection. So by the time they open up after mass vaccinations they run a huge risk of a surge of new cases due to new strains - not only of corona, but any viruses - being around which the population has very poor immunity to.

I am grateful 13WHAM aired this and that she asked about the tenant not needing to prove they suffered a hardship. However nobody covering this for us knows to ask WHY the tenant doesnt have to show or prove hardship, while me the landlord MUST submit 1040 tax returns, bank statements and account information, if we accept ERAP we are not allowed to charge anymore than that payment is even if it is 1 few thousand less than owed, we can not evict for a year, we can not increase rent for a year. This comes with many strings attached! Everyday now we are hearing about landlords shooting tenants, burning their homes down because enough is enough and they can not survive all the while a tenant who actually has NOT suffered a hardship gets to live rent free. Or those landlords now living on the streets because they were themselves foreclosed on do to tenants NOT paying rent! Now NY now acting governor is pushing to extend the moratorium even further!

I own but that’s not the point . It’s our crooked government finding a loophole to put people on the street during a pandemic.

Leaving the water running after you moved out is disgusting. I had a tenant who left after not paying rent for months and he had the radiators on full blast. Took me weeks to realize he was gone. Apartment was like a sauna. I had dozen cases of unpaid rent in the past 30 years, I am no longer so super nice and giving people a break.

@N P I have 22 units on section 8. 7 that are not. My section 8 tenants are my best tenants. Never late on rent. The other 7 units that are market rate are.

Im in Hawaii. I live at my boat shop. Im working and will rent any home price unlimited. There are no available rentals because tenants move in and dont pay right now. While landlords have homes they cannot pay for because of freeloaders. I dont think the government has this right. But they will not enforce eviction. I rented an offgrid cabin i have to fix up myself because of the renting bubble. This landlord also has no money. The renovation is my gift, he still gets the rent.. because im nice to the individual.
