Absolutely Bob, you can buy land for 10% on the dollar. Every state is different when it comes to competition, sometimes bidding can make it sell for higher then 10%. But we also buy property for around 1% to 2% of Market Value in other states. One of our Coaching members this week sold a property they bought for only $100! They bought a $7000 building lot for $100 and wholesaled it to the new owner for $2800 - that is a 2700% return on her money. So yes it realistic if you know where to look and how to bid. Really even more then the Assessed Value we will look at the Market Value. As long as you can sell the property and pick it up for the right price - then it could be worth looking at. We have purchased and sold many lots valued at around 2K. You just want to make sure the land has Use and Value. Then if you get it at the right price, you should be able to sell it for a great profit. Hope this helps. Thanks, Stephen

You probably cover this in one of the videos, I just discovered this channel today. Quick question: Are there liens and encumbrances that survive the judicial foreclosure process? Would you recommend paying a title company to generate a lien and encumbrance report to double check before even making an offer to the county? The otc property I have in mind has a market value is below 15k and this is a tax deed state.

Hello, thanks for checking out our training. When it comes to tax sales - in most states governmental liens are the only things that survive the foreclosure process. So things like nuisance liens, grass cut liens, state liens and IRS liens can still attach to the property. So its important that we research the property to see if there is any other liens that might still survive. You can do that by getting a Lien Search from a Title Company. Or if the court records are online, we will then research the records on our own without paying for a title search. But depending on if we get a title search will depend on things like how much we are spending, what records are available online, the state laws, ect. We review how to do what we call an "Investor Title search" sometimes on our Weekly Webinars available to our Members on www.TaxSaleSupport.com. Say you buy a cheap piece of land via tax sale. Would you still need to file for a quiet title? I’ve heard that can cost upwards of $2500. And if so, do you just have the buyer(s) pay for that? Because if they don’t, that could easily eat up profitability for a profit margin of only $2-4K.

Hello and thanks for checking out our training. We usually wont file a quite title and go through the court proceedings for land worth under $10,000. For lower dollar lots/land like the property listed in this video, we will usually sell them as a quit claim or limited warranty deed. We make sure the lots don't have any governmental liens so they are free and clear. And then sell them at wholesale prices based on the fact we are selling them without a warranty deed. The buyer then can decide if they want to go through quite title on their own. For property that is worth more that $25,000 then we might go through quite title if the numbers make sense. But offering lower dollar land through a quit claim deed will help avoid the cost of getting a warranty deed. Hopefully that answered your question. Thanks, SJ Swenson www.TaxSaleSupport.com

Great Job! Now you can just sit back and wait for the property owner to redeem and for you to get your check in the mail. If the property owners does not redeem the tax lien, then you can start the foreclosure process once the lien has it the redemption period. Yes, you can invest in tax liens and deeds outside the USA but there is process to it like getting an IRS ITIN number and other requirements. I have a youtube playlist called "Foreign Investors" that you can review that will go over some of the requirements. Over the years we have helped many investors from outside of the USA invest in tax liens and deeds. So yes it can be done. Thanks for the question. Stephen
