How about land for a container home from @containingluxury near by
@ragonzalezhomes
@ragonzalezhomes 8 месяцев назад
Port St Lucie's zoning doesn't allow container homes but I have heard about them on larger lots in more rural areas in Fort Pierce and Okeechobee I believe. Maybe even possible out west in Martin County.

@@ragonzalezhomes Moved here in 1977 when the population was around 5,000. I felt safe then and I still feel safe. The taxes are high but the services are great. Back then GDC built all the houses and basically founded this city. The city outgrew GDC and has been growing ever since. The police dept and sheriffs office do a fine job. Weather is great and you can be as active or inactive as much as you wish. There is more traffic now but the city has kept up with the demands. It really doesn't take me any longer to get where I am going now then it did in 1977. PSL still seems like a small town to me but with big city amenities.

Thank you for sharing your experience Albert. I still have family who lives in River Park in some of those original houses. PSL has grown over the years but it's great to know people who've been through it through all of its stages continue to stay!

I lived in PSL in 2015, bought a house for $135K and loved it. Many of the police from W. Palm live there and the beaches are much better than down south. The people are nicer and the local food is good. I will say the traffic can get pretty bad at certain times and the weekends. The schools are pretty good and the location is the best. I miss the area and go to Ft. Pierce for annual muster at the UDT/SEAL Museum and to visit friends every year.

Glad to hear you enjoyed your time here. We have a lot of officers and sheriffs from Palm Beach and Vero who live here instead. And the Museum on the island is great, definitely something more people should check out when they visit or live here.

Good morning! Just watched your wonderful video, thank you so much. We live in Reno Nevada and bought a smaller home in Port Saint Lucie a little over a year and a half ago. We Airbnb it out and vacation there about 4 times a year. We just love it there and after this really hard winter, we are thinking about going for the winter and eventually moving there. We would have to sell our home in Reno and either keep the house in Port Saint Lucie to Rent out and buy a larger one or also sell the one we have. The question I have for you is, would it be better to try and find something in one of the other towns even if the prices are higher but the taxes are lower? We did get hit pretty hard for the increase and back taxes because when we bought the estimated taxes were way be low than they should have been.
@ragonzalezhomes
@ragonzalezhomes Год назад
Hi Wendy! Depending on what you are looking for in a bigger home - and the price point of course - mainland Vero Beach could be another option that has similar pricing to Port St Lucie but lower property taxes (builders say to estimate 80% of 1.8% of the purchase price). That area is less developed but you would still be 10-20 minutes from multiple commercial areas. But whether it’s a new home or existing homes, property taxes get reassessed at the time of a sale. So if you were estimating what your taxes would be based on what the previous owner was paying, that could explain the increase in taxes. I would be happy to help you when the time comes that you’d need to start the process of buying and/or selling here locally!

It’s nice here but the property taxes are stupid high! We have the second highest tax rates in Florida.

Hi, What do you think about Sandpiper Bay area?
@ragonzalezhomes
@ragonzalezhomes 2 года назад
Hi Deah, I’m actually working on a neighborhood tour for Sandpiper Bay. I’m really a fan of that area and how different all the houses are while still having that community feel. The homes range in age, size, and design. With golf and Club Med in the area (but no required HOA or membership), you have don’t have to pay for things you won’t use. One thing some people don’t know though is parts of the community are in FEMA Flood Maps (since the area borders the St. Lucie River) and require flood insurance. But overall it’s a nice quiet area closer to Stuart/Jensen with some exciting things still coming in the next year.

They’re here, but there isn't really a hit place where you will find young people congregating after work if that makes sense. You can meet them at events, or groups you join. But being in my 20s most of the people I regularly interact with in my age range locally, I met professionally first.

There are a lot of churches throughout the entire city and of many denominations. I've noticed there are more churches East of the Turnpike and closer to US1, which makes sense since that was where people first started building in Port St Lucie.

While things definitely change over the years, PSL's crime rate per 1,000 people is still less than half of the state and national average. So even with how much it's grown in recent years, those numbers have remained pretty consistent. But something people should keep an eye on for sure. Thanks for commenting DC!
