Love your descriptions and work! Kudos to you for disclosing the Home Owners Association mandatory participation and monthly dues. They have a well deserved negative reputation. Because: 1) Others you may disagree with can, (and often do), decide aspects of your life in a community that there is no definite way to favorably challenge. 2) Others can reach into your pocketbook and demand payment for things in the community you may not like. Also known as Special Assessments. 3) HOAs (often) foster community divisions based upon personalities. So, buying properties that require HOA memberships, in my humble opinion, are paths to misery.

Hi J!! Thanks for your input… we didn’t even know HOAs were a thing outside of the states until we found this property. Some people like them because the outside is maintained along with some other services, especially for a holiday home, but others are not fans because of the reasons you explained. We think it's so lovely and that terrace😍 We feel the same way about an HOA, but thought we'd share it to see how others feel. Our home in the states is in an HOA community, it has pros and cons. We'd have to really research HOAs in Italy, and for the specific community, if we found the perfect house. We think this one could be a good holiday home option. Thank YOU for joining us! Nice place but the $160 a month “condominio” I would imagine is variable and could increase depending on what work needs doing throughout the year (roads etc), so that basically took the icing off the gingerbread. In a house like this in Italy in the countryside there are two things to consider, the sewage and heating (gas/metano), very important and quite costly. If you are hooked up to the main sewage then all’ is good, but if you have your own septic tank then you obviously have to have a truck come and empty it, which is not cheap. The heating I see in this house is electric heaters and over the last year (as everywhere) the cost of energy has sky rocketed in Italy so an eventual buyer would have to take that into consideration. The gas to the kitchen on the other hand can be quite affordable if it’s just the gas top that is attached to a small gas bottle that is stored outside, which maybe the case in this property. If the gas is attached to a huge gas cylinder near the property then the price of that gas doubled if not tripled over the last year as well as it has to be filled by a truck that comes out. Umbria is quite cold from September until around May so if a person is thinking of living all year in this property then these are costs that must be taken into consideration as they mount up. If on the other hand it’s just for summer living then obviously by comparison these costs are minimal. I live on the Abruzzo coast and for instance today its20 degrees and we really haven’t had the heating on at all yet, being at sea level, so in that respect we are very fortunate. We also have a second house in Sardegna which also has a lovely climate all year round so the costs aren’t too expensive.

This information is sooooo invaluable, thank you Charles!!!👏🏼 Your comment is a perfect example of why we started this channel... to share what we've learned and to learn from others who share their insights... in a happy, fun and positive way😊 We live in an HOA in the states and they definitely have their pros and cons. If we considered it for a home in Italy we would have to dig deeper to know all the rules, regs, etc. The listing says the home is heated by LPG, sounds like it's expensive either way. We were thinking this could be a nice holiday home, but there is a lot to consider for sure. Abruzzo is what got us thinking that owning something in Italy could be a reality, and now we are working on our dual citizenship. I watch a lot of Italian home tours, and this is the first one I've seen with an HOA. It seems excessively high for Italy. It is a nice place and the sales price is not bad. Do the prices you show include the tax and notaire fee?

We were surprised to find a property in Italy with an HOA - they are common in the states though. We decided to share this home to see what other folks thought about an HOA. We are waiting to hear from the agent to see if anything besides water and two parking spaces is included. It could potentially be a good holiday home if the outside is cared for, there are other amenities, etc. We show the price from the listing, we are not agents. We have been looking for a house in Italy, while working on our dual citizenship. There is a lot to consider and we have been doing so much research that we decided to share and, in turn, we are learning so much from others ☺️

If an HOA actually does work for you great. In my experience they mostly consist of old retired people with nothing better to do than drive around on golf carts looking for things to write up and fine. We recently gathered a big enough group of home owners in my neighborhood quietly to assemble take over leadership of our HOA and are now working to disband it completely.@@wanderingwithwine
