My personal opinion is that this property is a gem. No woder that there seems to be no problem with renting it out. As to the price, I think that the "asking price" is over the top.

how adorable is this quaint italian hideaway! it seems like it belongs in a storybook by the old world rustic feel about it surrounded by lovely woods. that hazy day sure lends itself to make this cozy nest so inviting! love it! what fun to see this comforting little place remind us that the simpler life it represents really has it's advantages :) you are so fun to tour with seeing the many shades of italy nick!

Thank you Nick for bringing us one in this price range. Not a bargain, that’s for sure. Rustic rental. Probably does recoup some cost each year, but…Lots of international buyers out there who may jump at it, but it’s "potential" can only be realized slowly and would require significant investment. Seems about 80k over to me.

What significant investment? Everything is there and one could stay there tomorrow so significant investments are not absolutely necessary imo. But yes it's not luxurious I agree. If you want the latest bathroom and latest kitchen then you will need to invest. But main issue to me would be that it only has one bedroom so it's less suitable for families with multiple older kids and/or guests will have to sleep on the couch in the living room etc. For that reason I also think it is somewhat overpriced. Otherwise it's a nice property. Price also depends on location etc.

@@mradventurer8104 I think we see it in a similar way. The investment I reference is a response to Nicks points on potential changes. Yes, it could be a much nicer property with some investment. It is nice as it is. I think at 145k there would be an incentive to consider it. But at 225k, in a rural setting, I don’t get that price. I am grateful that Nick features homes like this. It’s not typical and has a story behind it. It wouldn’t suit an aging person or couple. I see it as a short term rental investment, but still over priced.

Quaint, rustic, charming.....ahhh what a glorious property. I think that the pit cleaned out a filled with water.....a wrought iron fence around it would be awesome. Safe for people, pets. Plus hearing the sound of water is so relaxing. The home is just perfect. The price outstanding! Some very lucky person will be living there. The size and location ....perfect for me ! Inside needs a little TLC , I'm sort of allergic to all of these curtains instead of doors . And one swimmingpool is enough ... Fill up the trench and make a veggie garden .... My cats would love this place . And ....I have two lottery tickets for tomorrow . Fingers crossed ....

The first thing I would do if I bought this place is to install a sturdy railing along each side of those very steep steps at the front - imagine stumbling on a very dark night as you tried to negotiate them!

This is a very nice property. The house has great history. It could use some sprucing up, but nothing major. Since there's also some ground and a pool so you can enjoy the outdoors, I think the price is reasonable considering what it would be in the US. Great to see Macchi again! Nick, another bang up job. Mackie is just the cutest dog and so well behaved. You do a great job of showing off these properties. Marcelo was a surprise lol. Toilet lid down however so well behaved. I thought that big pit was scary though and the steep stairs not for my old knees. I can see why it’s a great rental but only for a couple not a family. Can you imagine them falling into the pit?

Charming and romantic indeed! The downstairs loo could actually fit a large shower or tub where tge toilet is, if you moved the toilet to the main space, definately room for it. Nice that this small house has a good sized bit of land with it AND a swimmingpool, that's very unexpected for two rooms and a kitchen! What a beautiful spot, and Macchi looks very handsome in the mistly light too! Love the rustic style here and location. Hi Nick, Love the house, the land, the remoteness of it, the view (even with the fog; it makes it look like a painting), the history. Perfect country house escape. Just not thrilled with the price again (maybe that's me?). Thanks, Neil

It’s a lovely little property. But with all that standing water due to it being a mill in the past. I imagine you’re going to be eaten alive by mosquitos! That fly net over the bed is there for a reason.

That looks incredibly peaceful. While I’m certain it does a good rental business, it’s a perfectly lovely full time home at a very reasonable price. Its beauty is the simplicity. It quiets the mind and feeds the soul. I adore it. 🥰
