Simple living in rural Maine. Small towns are awesome and everyone so friendly, helpful and no traffic, 4th lowest state for crime. Cheapest state of all for car insurance.

Are we looking for a sporting vacation camp used a few times a year? Do we have a family the size of the Waltons and need to tackle the New England style farmhouse next door? It all depends on the buyer and PM so I can line up any tradesmen for estimates to do this, do that to feather the nest best for YOU... not me. 😁

"They" didn't. The land across road was listed years ago and when just the old house was listed by different owner, we promoted them together. Sold the land to a deer farm. This property to owner who added well, landscape earthwork, the power pole, Amish building, storage shed, and finished off inside of shell @Erin-Thor. 😀

@@Erin-Thor Jamie Watson, Watson Wells, 5 generation water well drillers put in the new well and Dana Belyea plumbed it all in expertly. I have used them several times. This owner never tested but you could easily make it a contingency of the sale. 186' deep and produces plenty of clean water.

Always leave it up to the buyer to decide because everyone has a different viewpoint. PM and can send you images of what it did look like inside years ago but come up to tour and decide fix it, recycle it. Or ask me for a match. I would love to see it fixed up but I own a 140 year old well preserved farmhouse and big barn, all the buildings. 😁

Buy the land, then bring in the thousands of dollars for earth work, driveway, building pad. Drill a 186' deep super producing water well, add the pump. Then set a power pole professionally, buy the Amish building shell, insulate, wire, knotty pine finish it off, add the $3100 quadrafire woodheater, the electric heater fireplace. It's worth the price and reclaim the homestead. Finish off the 10x10 shed. Remember location between so so many lakes and on the rec trails. Plus, big house, original septic to tackle or re-work the amazing amount of lumber it took to build the farmstead. 😀
