@@crazysteve8088 Just find a good builder which is very difficult task. I have had to fix work done by so called quality builders. Many builders have asked me to work for them and I have refused because of their low quality

@@jacobkuntflapp Believe it or not, drywallers are good to ask for references as they want straight, square, plumb buildings. Ask a builder for references from previous builds and check them out. Go inspect the builders work somewhere. If you are going to spen half a million bucks put some effort into it.

I really appreciate your inspections. Is there any way of having a follow up to see the outcome for the home owner? Did it get rectified, what was the builders reaction, how long it delayed the build etc?

Sadly, this is way too common in Australia. Part of the problem is the government licensing branch. If they would get some QUALIFIED people on their payroll, and send them out and do random inspections, checking the licensing of the trades on site, and the actual work performed on site, then call the builder and trades into their offices for an interview should they find defects / non compliant examples of work on the site... how quickly would the builder and trades brighten up their attitude and quality of work if the threat of being delisted was hanging over their heads? Personally, I would start at the big end of town, and do a small builder on every 10 inspections. There is no excuse for poor workmanship. Saying that they did not know does not cut the mustard!

This is quite shocking. The structural faults with beams that are not properly attached or not properly supported are so severe that part of the building could have collapsed.

The problem is that their are certain private certifiers doing work for these project builders and they don’t want to loose the cash cow work by enforcing minimum standards. I had a site supervisor tell me the private certifier doesn’t even do an inspection he just sends a few photos and they just sign it off because “they have a good working relationship”

Might not be possible. I failed an inspection one time because one nail was missing from a truss hanger. Seriously. I knew all the inspectors in a small town and they extended themselves to find something wrong with my work. It was a friendly competition of sorts. I did put the nail in.

Just gets better with every video I’m a mechanic by trade image if I didn’t fit a couple of wheel nuts and didn’t refit the engine cross member with the correct size bolts these builders would have me in court as quick as the engine and wheels fell of There apprenticeships are only a ticket to learn not call themselves tradesman

Mechanics are the worst! No disrespect mate! They charge $120 an hour & you go to them..god knows what they do to your car or parts and charge a fortune and no chance of a client not paying because they won’t get there car! good tradies do the work and wait or chase the money for completed works! Sorry mate I get done over by every mechanic!

@@dartymcphee6738 I don’t go to a mechanic I am a mechanic and extremely disappointed that there is no regulation in the industry that prevents some idiot putting in a set of brake pads incorrectly then having there 2tonne car becomes a rolling weapon unlike the building industry that has regulations but unfortunately the builders just walk away saying there isn’t a defect oh and I don’t know which mechanic you are pricing butlasti heard dealers are charging around the $180-$200 per hour and paying the mechanic $30-$35 per hour

Top plate might be fasten to standers, top plate is double up, so you would need to look for the gang nails on the bottom top plate.

Good on you, once again. The situation which we are facing here is caused as a shift in builders becoming co-ordinators vs being around from set-out, until landscaping. My advice is to work with a smaller builder who is the named as the registered builder, not engaging contractors for most of the work carried out. Good luck out there!

Yet another that should be knocked down and start again, just think when your called out to a finished home all or most of these defects are hidden, im scared to buy any new or near new home

Reminds me of when my father got an extension added to his home. He was an electrician by trade. He came home after work one day. They had put the top plate on a boundary wall. He said it looked not level and they said well if its not its your fault. How is that he asked. We used your long level they said and it must be crook. Yes- they had gone into his shed and used his tools to build the extension. Mind you this was many years ago but this build is a million times worst than his extension ever was.

The builder should be using an independent certifier for Soil, Slab, Frame, Plumbing, Electrical, Waterproofing and Roof. The owner/financier should be able to engage an suitable qualified professional to inspect each stage of construction prior to payments. Why is the process failing. These builders should be deregistered and never be allowed to hold a license or be allowed to work unsupervised in the construction industry!

The Banks won't do a thing, my daughter built in W.A. 20 week build now into its 3rd year!!! Build has over 100 defects including major structural with the lender being informed & my daughter being told by the bank or wasn't their problem . The build is a tear down, builders are Modco Residential Perth... directors & supervisor gone into hiding.

I used to always up the anti with engineers, if they wanted 10mm base plates I'd go 12, Beams were different as they didn't like upping the kg/meter on beams as they get nervous if extra weight is present. So I'd put in extra stiffeners and thicker connection plates and bolts, or more bolts, "I'll take the engineers back to school on this job" I'd say , From what I see here, an extra day or two for one guy to make sure correctness was present would've paid off about 20-1 . Good times

Love your vids - very informative for me as an architect to see how a diligent building surveyor thinks. However, you do make the occasional mistake: e.g. these top plates are double top plates, they seem to be joined correctly as the top and bottom ones overlap by long sections that are nail laminated. The pictures you showed in the framing standard relate to single top plates. There was another little thing like this i noticed in another vid. Other than that though, keep up the good work! :)

Additional blocking & fixing is needed as per the detail. This ensures the double top plate acts as a single structural section particularly as it’s load bearing. Engineer reviewed and directed to fix 😊

A lot of issues with this build but the part where you showed them joining 2 ribbon plates together is not an issue, unless they are building in N4 wind rating.

Just imagine how non compliant the foundation must be. How can that be checked for compliance after the concrete has been poured? X-rays and ultrasound?

They probably don't have a license of their own. There's plenty of "sharing/renting" of Building licenses going on in both the domestic and commercial(smaller and shopfitting) sectors. They just run the gauntlet as chances of getting found out are few and far between. I worked in the industry and am aware of it. Old blokes past retirement age getting paid for license details. The construction industry as a whole is corrupt almost beyond salvation. The emphasis put on buying a house, then buying another as an investment and making a killing on it is what's driving it. It's the goose that laid the golden egg.

Lots of dodgy NZ builders left for Australia, when NZ tightened up 10 years ago. The NZ builders that stayed home were the good ones.

In NSW you can choose to use the council inspectors or appoint a private certifier. Both should work in the same way. In my experience one isn’t any better then the other. The reality is no certifier on a site inspection is going to look at everything - time doesn’t allow.

One doesnt need to be a rocket scientist to be a building inspector. The issue is not one of knowledge but of what standards you are prepared to compromise for how much $$. Its well and good to be on a crusade in showing the many "non compliant " works etc but these practices of cutting corners is endemic in the domestic building industry and has been for some time. Of course specs are made to be followed for structural integrity and safety but as we can see so many workers just do their own thing. Luckily there is margin built into the specs otherwise these homes would be tumbling down.

have they used the fake bluescope steel? some of the beams look like the "spangle" has rubbed off in multiple places, and there appears to be rust staining..

This project is going to be a bun fight and if i was the paying customer I wouldn't ever be confident with anything this builder has created. This leaves me to question how do you choose a quality builder?

Seriously tho, why don't builders have site inspectors on site when they are actually building the house...would save them a lot of headaches in the long run. I know this may come across as naiive but wow...the industry is in a shocking state and needs to become 'more compliant.'

I'd hate to say it but us Kiwis just wouldn't do crap like this. I worked for a quality builder in the Coromandel and we always followed the drawings ,that was the golden rule. Builders like these are shocking, we use to call them cowboys, but thankfully those days are long gone.

I’m a form worker and our plans just show what they want and it’s up to us to figure out how to do it. These guys get step by step instructions and still can’t get it right. They should be ashamed of themselves. Pathetic.

The Chinese have a term for this style of building, mostly used on structures that collapse and pieces blow off with the wind, the term is "Tofu Dreg". Tofu Dreg is much like the Covid Virus migrating from China to Australia. Tofu is like Custard.

Poor supervision, variation orders should be in place from the carpenter to builder to grout under that floating steel post etc. Nobody, especially a young chippy thrust under his bosses ego are willing to stand up and note how things should be done, resulting in poor workmanship. The entire industry has gone to shit via timeframes, turnover and greed. Argh Australia, please timewarp back into the 80s please! 😂
