I bought my park with the 6 acres behind it and 2 acres next to it. I do all my own development. I put in my own conduit for electrical with pedestal and do my own dirt work and set up new trailers. Trailer parks are great investments but be ready to put in your own time to make it a success.

Great content as usual John. I recently purchased half an acre of land with a 14x70 single wide mobile home on the land. The mobile home conveys with the lot, therefore I got me a FREE mobile home. It's actually in fair shape but needs around $10,000 in rehab. I've been watching your videos and I'm set on the idea of seller financing the mobile home and renting the land. Initially I was intrigued by the land because of the location (quick appreciation). Your content has added more equity into my purchase. Thanks again, and keep up the great work.

Creating a permitted mobile home park from scratch will definitely be an uphill battle. If you simply want to add some mobile homes to a piece of land, that will be a lot less red tape, however still may be challenging in some areas. However if it was easy, everyone would be doing it and making money. Keep up the great work and dedication moving forward. If anyone can do it, there is no reason why you cannot. Keep in touch. Great video. It wasn't said in the video, but I am assuming that in order to sell a MH and rent the land, that the home and land would need separate title/deed?

Or at least I thought it sounded a bit confusing for newer investors that make it confused with the verbiage of separating the real property and personal property and land. In our necka' the woods here in WV, if you have 3 or more MH it's considered a mobile home park and they make you jump through a lot of hoop$$$$$. We have to completely sub-divide (and survey) all land parcels with a minimum of 1 acre for new septic systems (a new rule out of city limits, the sanitarian department has something to do with this new law have been told). This might be different in every county in WV??? The video spoke of Texas, we find each county often has their own set of zoning/sewage guidelines.

We are investing in the north east parts of West Virginia and have not heard about this rule. That is pretty incredible that simply by adding three or more mobile homes to a parcel of land it would be considered a legally conforming and permitted mobile home park. However perhaps that's where you mentioned about all of the costs and hoops that you have to jump through. When it comes to septic tanks I can see how the local government and EPA restricts you to having a certain amount of land. The same would go for a well too I imagine. However if you connected to city sewer water perhaps that would be a bit different. Great work jumping through some of these hoops and figuring things out. CONCERNING WATER TAPS... we were in process with 2 different properties in a medium heavy population in up-n-coming neighborhood out of city limits with little restrictions. Thankfully the neighbors told us to check with water company first before purchase about water taps, as it had become a new issue. Problem was something to do with pressure in services in the fast developing community and their infrastructure not being able to support the demands of new homes. They denied our raw land a new water tap but would honor the closed tap on vacant raw land next door as it was pre-existing. Something to consider. We heard a similar story in a MH park wanted to move a unit into (continued water pressure issues the city/county was not able to fix).

Thank you for commenting about this. I really regret to hear about the local municipality being so difficult to work with. Or at least a sound difficult to work with. I hope that you are still able to accomplish the goals you had for this land. That neighbor definitely gave you some good advice. It is so important before purchasing any investment property to have so many questions and perform thorough due diligence. Talk to almost everyone in town to confirm that your plan is 100% realistic and you know all the steps needed. Additionally, city managers and city officials change regularly so what was once acceptable, may soon change. However that is the story for a different day. Great insight! If owner financing do you tack on interest for the 30yrs? If so, what’s reasonable? The WIN monthly payments “for life”, is it also a win if the tenant decides to grab a mortgage through the bank and bump you off ownership? Taxes considered. Thank you!

Thanks for commenting. Yes, whether owner financing just the mobile home or the mobile home and land together, and interest rate can be charged. Between 8% and 11% was typical prior to interest rates going up. Now folks I know are charging higher than that and getting happy buyers into the mobile homes. With regards to your last question about the tenant getting a mortgage. If the tenant got a mortgage for just the mobile home then you would still owned the land and be charging a space rent every month. They could potentially remove the home since they now own it free and clear, however your paperwork may say something that they need to keep it there for X number of years. If they did move it off you would then move on another home or do something else with the land. If you are selling the home and land together then you would not own it once you got the tenant-buyers involved. Immediately you'd be owner financing to them. If they got a loan and refinanced you out of the picture, that would ideally still give you a nice juicy profit however you would lose that interest rate money. Keep in touch moving forward. Bruh you can easily put a mobile home on your land in texas. The guy is talking about buying it already on the land. But honestly he doing too much in my opinion. Im buying my land and buying used old mobile homes to renovate and put on them. All with my own cash. No banks involved..

Hi Telma. Thanks for reaching out and connecting. In my opinion real estate does not really work like that. There was a reliable link where people could purchase good homes at good prices, this link would be saturated very quickly. I suppose that is a good thing as this does create a significant barrier for successful investors, and everyone else that gives up. If you have the money then by all means purchasing a new mobile home or one at an auction can certainly be something that is more reliable and predictable if you are placing it on your own land and willing to wait a good bit of time to recoup your invested capital. I hope that this helps him and makes sense. Hope that this comment does not sound too direct or like I am pushing you off in any way. If there is someone that knows a link like this I would be interested, however my answer is that we have to scour online and off-line to really know our markets and to know who was selling what and why. Hi Jason. Thanks for reaching out and connecting. Additionally, thanks for commenting. Great questions with regards to the buy, repair, refinance, rent, and repeat method. Mobile homes, even on land, are bit more difficult to get financed and single-family homes. JR did not use this method to purchase the homes and land, but instead used his own cash. Many banks and lenders will not lend on vacant pieces of land that you want to improve and at a mobile home to. However there are some. And if you did use one of these loans and then refinanced that I suppose this method certainly could work. With regards to renting a brand-new mobile home, I would not encourage you to do that. I would rather you sell that and cash out or keep the land as lot rent. If the home is older and used that in my opinion it can be rented out with less worry. Hope this helps and makes some sense. JR I missed some of your discussion on your financing. I didn’t catch what you were selling in with your financing protocol is. But I got a thought for you what I plan to do with my trailer lots some of them anyway I’m gonna I’ve already put them in a trust And I’ve got my grandchildren inheriting them but they can’t sell them. They have to run them as a business so that forces them to learn the ropes of real estate and financing and I’ve got it going for four generations. They can’t sell it they just collect the rent and they have to give it to their children and then their children give it to their children, what do you think?

Hi Eva. There are absolutely courses, articles, teachers, and RU-vid videos about land investing. Sending letters and targeting owners of land is a good start. Motivated sellers may be landowners where you can tell the mobile home has been destroyed but there still remains a shell to the property. Clearly there is a lack of pride or desire or ability to fix the lot to its best potential use. Keep in mind your exit strategy, if you plan to resell for cash than you want to be in a high demand area where other investors are already putting nice double wide's on the property and selling them for top dollar. If you do not mind selling for cash flow then you may have a bit more flexibility of where to buy the land. However it should always be a very good deal. Hope this helps some and points you in the right direction.

Great video John. I’ve been thinking of buying mobile homes and putting it on land, permanently attached, and selling. So finding this video was great timing. One of my hesitancies is that I think there are a limited number of times the mobile home can be moved to be eligible for bank financing. At this point I’m more interested in selling outright than owner financing. Do you have any information or insight on this?

Hi Brian. Thank you for reaching out and connecting. Additionally, thank you for the detailed comment as it certainly does help me understand your situation better. There are a few folks that I work with that have shifted their businesses and almost exclusively work with new double wide mobile homes to add to their land and then resell for conventional or FHA financing. This works best in high demand areas inside metro markets. You want to make sure there are comps already for similar properties in the area. You are right with regards to the homes being moved so many times. When it comes to double wides, you want to purchase them new from the factory and have them moved on to your lots. When it comes to an exit strategy like this I would encourage you to go with double wides if possible. With that said moving an older single wide onto the property is not a bad idea either in some situations. Hope this helps some and makes sense. Hey John, I’ve actually been wondering if putting new manufactured homes on lots and then reselling them on the market could be a solid strategy. I’m in far northern California and it seems like manufactured homes sell for pretty good prices up here. So if I was able to buy the lot/land cheap enough, it seems like there could potentially be enough of a spread to flip the property and make a good profit. Is that the strategy the people you know are doing? If so, do you have any other videos or information on that? It seems like it could be a pretty awesome niche! -Max

Thank you for watching and commenting. My experience you may be able to place multiple mobile homes one water well. However this will definitely be dependent on your local municipality and zoning. I would definitely encourage you to contact local permit department, water department, zoning office as well. These folks will point you in the right direction. You may want to reach out to two or three well specialists in the area to get prices and see who sounds the most knowledgeable and professional. Thanks for reaching out and connecting. In these comments I normally try to be upbeat and positive when it comes to giving advice. However if you are trying to start a legally conformity and permitted mobile home park, then I would encourage you to not build a park from scratch but instead purchase a preestablished mobile home park that is poorly operating. Remember that a mobile home park is a business, and you can purchase a poorly run business for a fraction of the price that it will be worth once it gets up and running correctly. Mobile home park permits are very rarely being given out around the country. So it will be very difficult for you in most areas to create a new permitted mobile home park. However, if you are 100% focus on creating something from scratch versus purchasing a pre-existing legal park. What you could build is a collection of single wide mobile homes on one big parcel of land outside of the city limits located in the country somewhere. There are less rules and regulations in the county limits and you should be able to add a handful of more mobile homes to a piece of land. You will obviously have to add electric, septic tanks, roads, etc. however this would be one way to create some type of community from scratch. However keep in mind that this is not exactly a permitted and legal park. This means that if the city ever took over this area of the county they could change the rules and require that you change around your homes, remove them, or make a law stating that when you removed one of the mobile homes you cannot replace it with another. This is a big benefit to having a "permitted" mobile home park. With an actual permit they cannot stop you from replacing an old home with a newer one. However if you are just some person with a bunch of mobile homes on your land, they can stop you from replacing an older home in the future. I hope this helps and makes sense. You certainly have a good deal of money and this would make a decent down payment on a pre-existing mobile home park. Hope this helps some. Feel free to keep in touch moving forward. All the best.

I’m looking into getting some land and adding a few mobile homes into it. So in the video, to make sure I understand, he purchased a large plot and officially subdivided it and then added one mobile home per parcel, so that in the future he technically can sell each mobile home and the land? Or can a lot be subdivided without being split? I’m in Tampa FL looking to get something like this started but not sure how far out I’d have to go. Was looking at Wimauma FL. Any input appreciated 🙏

What is the reason why many people choose to do the "rent to own" option, rather than simply renting the house/land forever? is it to ensure the tenants take better care of the home? Also, one thing that was not covered, what happens when a tenant who is doing the rent to own, leaves halfway through and does not make any more payments?

Rent to own puts the responsibility of repairs on the tenant and if they leave midway, you take over the property again and remarked it after any necessary repairs. That's what I understand it to be in my research. I plan to do the same when I relocate to the Carolinas!!

I would definitely be flipping. Actually going to be doing this exact model soon but whole different number scheme. If I was going to do payments I'd keep a home in a park and wouldn't go through all of that crazy time, energy and expense

Thanks for reaching out and connecting. The monthly payments on the home go up most years as JR is charging lot rent for the land, which increases yearly. I'm just thinking...double the 30k per unit in his scenario is my guess though. Probably need 100k to do 2. I have good credit, so maybe i could finance it.

Nonetheless an RV park or trailer park may be an idea. RV parks are not bad either. You can certainly start with one road in and out with a dozen RVs on each side. That would certainly bring in money to fund other parts of your community. However there are definitely a lot of ways to go. Very glad to hear about you wanting to sell this mobile home in some way and rent out the land. This will basically be a one space mobile home park at the moment. While a local attorney is not needed, I would definitely encourage you to reach out to one to help with paperwork. You'll be selling the mobile home and renting the lot. This will require rules for the resident as well as a lot lease agreement. There may be other forms needed depending on your specific state and location however I hope this does help point you in the right direction. Every state has a manufactured housing Association in your states association may be able to point you to a mobile home specific type of attorney. Keep in touch moving forward. All the best.

Thanks for re-asking the question. JR looked for very inexpensive land in an area that he was halfway familiar with and knew had good demand from buyers and renters. He purchased the vacant land all-cash for I believe less than $5000 per parcel. You are definitely right that not everyone has this type of money to get started. In addition to the money to purchase the land he was also out the cash for the mobile home, septic, and water connection. However he's happy with the ROI now after all the work.

Am I tripping or does this seem like it could have been structured way better? Find land that already has utilities and save a ton of cost. Stop doing so much rehab. Spend the money on a solid home. Move the home and sell for a premium netting 60 to 90K. Am I missing something here? 60 K all in and sell for retail of comparable homes for 130 to 160

We love parcels of land that have had older or damaged mobile homes removed from them. Or perhaps there is a dilapidated home still on the property that needs to be removed. Sometimes this is private utilities, and other times it is public utilities. Public utilities typically being preferred. No matter what parcel of land or mobile home you purchase, as an investor I suggest you purchase below market from a somewhat motivated seller. Hi Rhitz, Thanks for reaching out and connecting. Yes, the demand will change from market to market however absolutely. With that said there are only a certain number of people needing to move their homes at any one given point and looking for a piece of land to rent. Additionally, your advertising will need to be stronger than local mobile home parks, because mobile home parks are where mobile home buyers that do not have the money to buy land will look to rent. You can get in contact with local movers and dealerships to let them know about any "move-in incentives" that you can offer for someone moving on to your land and agreeing to pay lot rent for the next five or more years. Perhaps you can pay for part of the move and help this homeowner bring a newer mobile home onto your land. With that said this is just the tip of the iceberg with regards to different kinds of opportunities like this. Keep in touch moving forward. @@MobileHomeFormula Thank you. I have not thought about your suggestions before, like giving incentives of paying part of the move-in expenses for my potential tenants from the park to my land. However, I am not clear about the paying for the lot rent for the next 5 years or more. Are you suggesting I should offer my potential tenant a fix rental rate for the next 5 or more years, and cover part of his move-in expenses, to get his business? You brought up a lot of potentially good points with your answer like getting tenants with newer MH, as opposed to older MH to move into my land, as well as the different types of aggressive marketing I should be using to attract potential tenants. What is the best advertising tools that are out there to announce my land is available for leasing? Thank you in advance for your answers.

Great job purchasing this foreclosed land. The mobile home may be considered personal property or real property. The deed you purchased will include verbiage that mentions the mobile home, or in the legal description you will see the mobile home or VIN referenced. If this is the case then the mobile home is included in the sale. You will also want to check with the local tax department in property appraiser to see if the property is considered real property or personal property. If they mention the home is personal property then you may want to contact the mobile home title department in your state and provide them with your address or VIN of the mobile home. You may be able to learn more information about the property, however they may likely not tell you the true owner's name since you are not the owner of the mobile home. However even if the home is personal property and you are not the owner of the mobile home, as the landowner you hold most of the cards. You can file for abandonment as long as you are able to find this mobile homes VIN or serial number or HUD label number on the property to identify it. Since these messages were sent,the property manager of sorts has left.I’m thinking about almost doubling the rent from $250. To $500. Includes waste. ,evict about 4 persons that are 6 mths behind in rent. I may have to move to NC to do it.

If JR owns the land but they own the MH (on payments or even all cash), who pays the property taxes? Does JR pay the real property taxes and does the land renter (MH owner) separately pay personal property taxes? I thought that once it is permanently affixed to land, the personal property taxes "disappear" into the increased real property taxes.

Hi Sal. Thank you for reaching out and connecting. Very good question. The answer to this question is definitely, it depends. It depends on the paperwork as well as the state you are investing in. However you are typically correct that the landowner pays property taxes and the homeowner pays a yearly registration or personal property tax. In some states like New Jersey the landowner will pay for the homes property tax as well. In addition to your other concern, most areas a mobile home may reside on a private piece of land while still remain as personal property. I hope this helps a little bit and makes sense. I would definitely want you to make a bigger profit than just $10,000. I believe JR was mentioning that the $30,000 was for everything, including the land, infrastructure, mobile home, repairs, holding costs, etc. I believe he was in selling just the mobile home for $40,000 with payments. JR is keeping the land for many years to come. He's basically got himself a 1 unit mobile home park with each home and parcel. What is the best way to protect my private land with a leased mobile home on it? My son wants to stay with me while putting a mobile home on my land, but I want to ensure that if he falls on hard times and cannot pay for the mobile home, my land is not tied into his agreement with the bank. I don’t want anything financially he has responsible for tied to me or my land.

First things first, great decision by you to make sure your land is not jeopardized in any way. Unfortunately I've seen many bad situations where family tries to help other family financially. It is a shame that so many times it does not work or can cause damage to the family. As long as you do not sign anything with the bank, the home will not be tied to the land nor will there be any extra liens/mortgages on the land. To make sure you are able to place a mobile home in this location for the city or county. Make sure you are able to connect to sewer or septic tanks, or able to connect to water as well. I've seen situations where folks bring a mobile home onto their land and after a few weeks or months the local municipality tells them they cannot have it there. Hope this helps and all make sense.
