Buying a depreciating real property while locking up your capital in Ringgit creates a twofold financial disadvantage. This scenario significantly inflates the actual cost of the visa beyond its apparent price tag.

This is very helpful! I am retired and over 50yrs. I'm considering the Silver pass Do you have 1 year to purchase a property since you must wait one year to partially withdraw from your fixed deposit? If I apply for the SEZ pass, is there a minimum amount of time I must live Johor Bahru? Thank you!

I am still confused about the information about the property. Before the rule was, that you must maintain the bank deposit for 1 year, before you can withdraw half of it to buy a property. The fixed income was compulsory, the real estate optional. What about the new? Do you need to do both, the bank deposit and buy the property? Or can you choose between bank deposit and buying property, whichever you like more? Or is the bank deposit still compulsory and the property only an option to withdraw half of the bank deposit?

you have to do both but you can take 50% of the bank deposit and use it towards the purchase of the property and some agents say that you don't need to wait for 1 year to take out the 50% of the bank deposit.

Interest rates on FDs are not good, not by any stretch of the imagination. Also, there are several special economic zones and 1 special financial zone in Malaysia. Johor is the only SEZ I hear anyone talking about though. Probably because there is a huge property overhang there (Forest City/Iskandar Malaysia) that the government wants to enlist foreign buyers to help clear. The other zones (northern corridor, east coast) are eligible but no one in their right mind would unload RM1 million on a house in Terengganu. It would be financial suicide. The special financial zone is in Byan Lepas (Penang) but that's an industrial zone, I'm not sure it would qualify for MM2H purchases.

Terms are STILL unreasonable. No one but millionaires will be interested in this plan. Why not retire in the south of France or other expensive countries? Malaysia, like Thailand, thinks it can ask any amount of cash and western dolts will just cough it up, They forgot to ask for a PONY, as well.

In Johor, foreigners are restricted to property purchases of Ringgit 1 Million or more only.

@@NomadElite I don't like to stay in a place for a long period of time. I'd rather visit a country or a place for short duration and if I like it, I'd go back often. I like Penang but I don't like to spend more than two months on each visit. So, to answer your question, I would not spend money to obtain temporary residency of another country.

As the name implies,MM2H is a retirement visa. Typical people retires at say 55 to 65.The fact that now people under 35 years old can apply shows that it is more like a commercial visa as the intention is mainly to sell overhang properties and very little to attract retirees. COMMON SENSE.

You are right, it's getting more confusing with these kind of videos about Malaysia. There's a permanent residency option through property investment plus some monthly income to be eligible for a PR, not sure if that's still in place.

Can one member of the family stay 90 days and, by doing so, satisfy the requirement of the remaining members? For example, my wife and the children, but not me.

If it's only the fault of the past administration, as a current govt with a parliament majority, why make this half hearted revision that is so unattractive? I mean, yes Malaysia is good for living an all but it's ridiculous to expect ppl to not set up companies. And the requirement for buying properties is completely disingenuous!!! Can foreigner buy a rm 600k property in KL or Selangor or Penang? I mean, at least tell the foreigners the truth or ask them to refer to the state authorities. Foreigners can't buy properties that are less than rm 1 mil in these states...

Don't invest in Malaysia, unless you're very wealthy and don't care about what's going to happen to your investment. It will be hard to sell the property.

This is a good move from Malaysia to introduce MM2H to allow foreigners to buy property above RM600k. For those who truly want to live in Malaysia, getting a property is a wise move. So now MM2H is not for those who are not planning to live in Malaysia for long term

I think you need inspect yourself before posting your comment. You buy a property, then after 10 years MM2H program no longer exist and your visa runs out. You must leave the country. So it is time to sell it and to sell any property in a hurry means dropping the price to 40 cents to the dollar.

@@valentinorossi7771 don't worry, the MM2H will continue to exists. The MM2H community living in Malaysia is huge. Malaysia government always listen to feedbacks. For example, previously changes in MM2H causes existing MM2H holders worried, Malaysia government listen and announce new rules didn't apply to them. Malaysia is full of nice people and friendly to foreigners. There are a lot of MM2H bought property in Malaysia and they love it

Empty apartment buildings are all too common in Southeast Asia. The mainlanders have been moving their black money down south for decades. Getting it out of the mainland is the top priority.

What could Malaysia offer that close alternatives like Cambodia, Vietnam or the Philippines cannot? Their residence program, even after the recent changes, remains ridiculously expensive (at least in the eyes of someone like myself, who was born and raised in Eastern Europe). One can stay, live and do business in Cambodia by paying a $285 fee once in a year. The Philippines has a very attractive scheme too if you are over 35 years old. All you need to do is to deposit $20k to a govt-approved bank account, and collect your long-term visa. No proof of income or property investment needed. I know less about Vietnam, but it seems almost as easy as Cambodia.

Adam, you can not compare Malaysia to Cambodia or Vietnam: I couldn't find any kind of antibiotic in Cambodia and Vietnam does not even have Retirement Visa. And, you have to know the local languages in both countries, if not you will be suffering...

You'll almost certainly get superior medical attention and a better healthcare system in Malaysia, compared to Cambodia or PH. That must be true. However, everything depends on your personal needs and overall health condition. Knowing the basics of the local language is a must IMHO in any place where you wish to stay long-term. So I'd never write off the other options besides Malaysia for retirement (even if I am relatively young, my gut feelings and limited experience tell me this).

Thailand is expensive too. Used to be easy, but those times are gone. Cambodia, Vietnam, Philippines all offer affordable residency.
