I have looked at other tutorials on YT and you by far are the easiest to understand and I thank you for that......I have a feeling that if I memorize the T-chart then I'll be fine but are you allowed to have any notes during the exam

Thank you so much. I’m happy to hear this helped you understand the math a little better. They do not let you use any notes, but you can jot down the T-Chart on the scratch paper they give you at the exam.

They provide you a notepad, pen and calculator during exam, so leave your personal stuff behind as they will make you stor in a locker

When it comes to discount points from the total mortgage, I always just subtract two zeroes. Does that always work?

Can you do a math question when it says something like $400,000 with a 20% down payment. And then they add in a 1.5 discount points, how much is the home now. I keep seeing that on the test so I’m doing everything that you say but I don’t see any questions adding, the down payment deduction I don’t know what to do with that and T chart. Please help. I failed by seven points today.😢 they keep adding the down payment deduction I just don’t know how to figure that one out

Ok this is the same question I’ve been getting asked by many people. I think it asks how much does the buyer need to bring to closing. So if that is the case, you would multiply $400,000 x 0.2 = $80,000. The $80,000 is the down payment amount. Now we have to find the loan amount to apply the points. So $400,000 - $80,000 = $320,000. Now that we have the loan amount we can apply the points. So $320,000 x 0.015 = $4800. Now if they ask how much down payment, you just answer $80,000. But if it asks how much total to closing, you add $80,000 + $4800 = $84,800. Hope that helps.
