Hello everyone, I took my test Aug 9th, and passed. So freaking excited- after my 3rd attempt taking the class wirh other companies this was the BEST YET- was worth the videos and paying for the actual class through affinity . I saw others mentioned having a lot of POA questions , same happened to me. And I feel she doesn’t cover much of that even on her purchased program- perhaps needs to be updated. I asked someone as why so many POA questions , they say after COVID POA became a huge deal in the mortgage industry. Just FYI. But again, going over her videos was major help. More than the other classes I took- good luck everyone !

WOW stumbled over this lady, related to MLO education/ testing, She is spot on as an educator, telling you straight on how to approach this subject and test approach. Clear, and matter of fact with example driven questions .
This was the BEST video ever. I was struggling with the problems, reading the formulas and hearing them are totally different. I appreciate that you have us a couple of problems per calculation. I scored way higher in my math section on my compucram after this video. 💚

I took the 20 hours class from my local school, and I've learn so much just by watching two of your videos, I knew the material but I did not understand it the way you explain everything make it so easy for taking the federal exam even your practice question are similar to the ones I saw in the exam and did not know how to answer them even though I knew the material. thank you so much, you have no idea of how helpful your videos are. thank you a million. I wish my instructor would have taught me these math questions. Her ego was too high for her during the webinar. She was like " I don't need to be walking you guys over 4 grade math" the acronyms to the questions are what get me. I have to get these math questions down to pass the test its my last thing I working on before I go in to take the test.
Unfortunately I took another prelicensing class because I did not know of this one. I have been studying from your videos and you have already helped me so much more. It should be illegal for them to purposely use other words to confuse you. This country is not out to help people but to watch them fail. It's like you study something so how are they allowed to test you on something that is different. It makes no sense.
I paid to do training pro also and didn't realize i only had two weeks to use my study materiel which I didn't start using till week two , now it's gone and I'm left to find my own study info. This was very helpful
Nicole, I take my exam tomorrow. I also used another course that was not worth the $260 I paid. I then found Affinity Training Academy the last week before my exam and I purchased their basic on course and it was WELL worth the money. I just wished I had known about them a month ago. If I don't pass my exam tomorrow I will continue studying under their program and buy the flash cards. They are amazing. Have you taken your exam yet?

Thank you. ** ON my calculator - I get the answer WITHOUT pressing the =equal button. example 90,000 * .62 then press the percent%button and then press the /divide by button by the #12....THE ANSWER IS THERE ON THE CALCULATOR SCREEN FOR MONTHLY PMI. - - Do not press the equal button -not on my calculator bcz it then calculates it again further giving a completely different number.

I decided to get my MLO license because I had many clients who needed a Spanish speaking agent and I couldn’t find someone to help. 2 years ago I jumped into this and loved it, but this year I’ve decided to take it easy and pursue other ventures. I’ve slowed down on both real estate and LO for now, but it is very rewarding, you can basically work from anywhere so it’s very convenient.

The question at the 30 minute mark needs more info. It states that he intends to take out a loan from his 401k for the down payment, therefore the loan payment needs to be included in the TOR to determine maximum payment amount. Also, the last question is asking for just the HER and is not asking for the maximum payment the borrower can qualify for, which is what she answered. The answer just so happened to be the HER amount by coincidence.
IN THE BEGINING YOU SAID DIVIDE IT BY 6 BUT YOU MEANT TO SAY 2 (INTEREST PAYMENTS FOR THE HALF YEAR) AND IT CONFUSED THE LIFE OUT OF ME. BUT, I MUST SAY, PHENOMENAL VIDEOS. I HAVE MY TEST ON MONDAY AND THESE HAVE MADE ME FEEL MORE PREPARED!

The only issue I had was being told to press equal when it should have been press the percentage sign. It took me a few times to determine what I was doing wrong, I got B at first for my answer and after I heard press the percentage sign, I got the right answer.

Wow, I want to pay you!!! Thank you!!! On the last example the wife only worked two months, prior to that she was being trained in the military so I thought it was a trick b/c she didn't have two years work experience but thankfully they do count military service as work experience. Glad to know!!!

I love all of her points of clarification here. However, remember there is a difference between the Market Appraised Value of a home and the Tax Appraised Value of the same home. Typically, (Hopefully) the tax appraised value is much lower than the market appraised value.
Thanks for all your videos. Wonderful teacher. I have a question for the very last example. At the end of the problem, It says base on House expense ratio. Why we have to calculate the debt to Income as well? I understand the formula says we choose the lesser but in this specific question they are saying only base on House Expense Ratio. Thanks for your observations.
Shouldn't the $ amount of interest delcine as you pay down the principal? So using the loan amount to find the annual interest amount requires way more calculation that that. You can't just divide it by 12 for monthly, or multiply it by 5 for 5 years. The amount you pay in interest each month will depend on the remaining principal balance. Your Kackalations would suffice for the very first month, but everything after that would be incorrect.
at 30:55 you stated conventional loan rather than FHA. I'm sure it was an error but it sort of threw me off verbally. I Just went with what the problem said. All in all your videos have really been helpful. thank you so much. send me some well wishes!
Question: Are the therms "front end ratio" and "back end ratio" used interchangeably? , because the instructor references them both when discussing "Qualifying Standards" and " Conventional /FHA " ratios
