I love this house, and the one from yesterday too. I'll bet the price would be almost double in LV for the same home. I restored a 1912 home in Price Utah 30 years ago. When we bought it all the plumbing had been redone. But they used thick wall PVC pipe for the new main water line. I was concerned about that but so far it has held up very well. One of my best friends is a Plumber. I voiced my concerns to him a few years ago and he said it should be fine and long as there is not earth shifts. Also I want to thank you for always bringing us new and beautiful homes to see. As I have told you before if I ever win the lottery I will be seeing you about a home in Summerlin or Lake Las Vegas. They need to add either more back splash on top of the kitchen counters or something. The cabinets look like they don’t belong there or it’s not part of the the room. Idk it looks weird.

The PVC you pointed out was the temperature and pressure relief line, basically if there was a failure inside the tankless unit and the temperature or pressure got too high the hot water(Scolding) has a path to follow outside of the house, if you moved the insulation where the red and blue valves were located on the tankless water heater you would be able to see the actual material used for hot/cold water lines, for copper lines you want to see type L because it has the proper wall thickness and pressure rating for interior water supply systems usually indicated by blue lines. Awesome home though!

It's Texas, with a 3% property tax rate, you can easily pay $1000/month prop taxes plus reassessments.

This house was recently closed for that price before the market got crazy. If you speak to the realtors now (I live in El Paso), all these houses being shown by Icon are well over $400k

And there comes the truth of Texas, you are going to be paying $1000+/mo in property taxes and because of the 3% [!!!!] state cap, the county will aggressively reassess the value of your home since there is no income tax. And generally the math will vary on the individual but since they assess at 100% of the value I hear "Hey my mortgage just went up by $400-800" a lot from my co-workers here. You may be better off paying a modest income tax in a state with low property taxes or places that lock their property taxes and assessments at partial valuation [like Arizona, or Nevada].

House like this in big cities in Canada would be $1 million CAD for sure. Will never pay off the mortgage up here in Canada most people live by pay check by pay check wages will never can effort it. $382, 000 USD is a steal price indeed if the can build it up here in Canada about equivalent to $470,000 CAD. No, they will charge $1 million or more up in Canada can we get ripped off of our lives time up here in Canada and it is true.

What would be perfect in the El Paso (or LV areas) for something this size would be ICF for the walls and SIP's for the roofing material. It would probably add about $50k to the price tag, but if someone was buying/building for the long term? I suspect the energy savings would make it worthwhile.

Chakits, I'm talking to your guys about buying in Vegas coming from Austin but you need to mention property taxes which is high here in Texas combined with aggressive yearly county assessments. Nevada/Arizona/New Mexico is bargins in comparison even with with a small income tax...

I keep up with ICON builders on their youtube channel. They have an excellent eye for design. It's like wow. The only thing I would have done on the entrance is a floor to ceiling glass slider into the courtyard, over having the window. I know, I know, I am channeling my inner Pardee. 😁 How that lighting over the kitchen counter was designed, is just excellent, outstanding, in fact. I have had ideas in my own place to do the same sort of thing. In the mast.....er.....primary bath, they pulled the shower faucets away from the shower head so you don't get doused with cold water while it warms up. This is WYSISYG for under 400K, excellent. (BTW, if you want to feel like you're in Texas, go to the much derided Big Texan restaurant in Amarillo - too far away from EP, a days drive. This is the home of the 72 oz steak for free (if you eat it in an hour, with all the fixens - also called heart attack in an hour). I think the place is Texas corny, but loads of fun.) I forgot, been awhile since I have been in El Paso. Is there a Papasitos in EP? See, the issue is that I get into Humidston (Houston) more than any other place in Texas. I love that place - the restaurant, not Humidston, the unplanned city. (You can build a factory right next door to a multi-million dollar mansion.) When you get out of IAH or Hobby in August, the humidity hits you like a wet mop. You know I would travel just to EP to visit these homes, no kidding. I wish Cuidad Juarez were safer. That place used to have great restaurants and in general, the Mexican people are wonderful.

I like what Icon does with everything except their floor plans. Their floor plans have a negative feng shui and I’m not even an expert on feng shui; the floor plans just don’t seem to flow well. They need to consult with some experts on feng shui, I’m serious!
