Here’s another brand new home in the District of North Vancouver with an undersized HRV that was made for a small condo. When sizing an HRV in British Columbia the building code has a minimum requirement for the air exchange in the home. To properly calculate this you take the sq/ft of the home X the average ceiling height X 1 (if there is no air conditioning) or .5 (if there is A/C) = the cubic volume or air required to be exchanged / 60mins = the minimum CFM required by the B.C. Building Code 9.32.2.1 Required Ventilation.
If the equation is so simply why do I continue to find these undersized?

I'm sure slip-shod builders are tearing their hair out when they see you coming up the walk. Great bits of info with a a smile of doom at the end... Great work!

I suspect they hardwire the toilet ventilators and add those constant cfms to the equation to pass inspection. I saw a home like this once.

The question, as with many of these new builds, is how did this pass code Inspections? It’s not like this is some hidden defect. The inspectors aren’t even trying.

Most places (in and out of Canada) require a certain amount of ventilation for new homes. HRVs and ERVs are good ways to accomplish that, but there are other ways of accomplishing it. Some builders might use more conventional exhaust fans wired to run constantly or I've even heard of central vacuum systems being accepted as helping to meet ventilation requirements.

The HRV systems I believe are mandatory on a lot of the new net zero and green homes. Because the building envelope is so air tight it pumps in fresh air. I'm not an expert on the matter but I think that's why they're so common. B.C is pushing the step code and making these style of homes more common place. Hope that helps
