Love what you're doing Brad, especially that you're doing central Italy, opening up really good value and interesting property; I'm convinced that the Italian real estate market represents a big opportunity, especially if you take on the work of restructuring something old, where potential value is not priced in. I'm just a bit further south of you, living the Englishman's dream for 20+ years - a Casale in the Tuscia Viterbese with Etruscan tombs in my garden for extra interest... The trouble frankly is that there is too much to see with large swathes of the map known only to Italians but of real importance - 5 miles from me is the City of Sutri complete with a mithraeum and amphitheater carved into the rock, in England it would be a site with the importance of Stonehenge, here it's just one of 1000s. Keep going, David.

They are so informative and clear with all the information that you give us. I appreciate every single one of them. I’ve been following Italy on RU-vid for the last three years and it is definitely calling me out there, I believe it’s just a matter of time. For sure the position of this houses is gorgeous! My personal requisite for my ideal house is either on a valley, rolling hill, or mountain but for sure high up with a beautiful view ! It is a shame that such a beautiful house with those marvelous archers were covered with plaster so i agreed with you. Now you said that the weather is really nice and you wonder why we your subscribers arent there yet? Well thats what i ask myself this is the perfect time of the year to come before the wheather from hell comes but when you have business to attempt to thats what happens. Changing subjects a got your book about a week ago yea !!! I haven't have the chance to start reading it yet, but i browsed over the beautiful pictures you put and read the preface and back cover. Well done very inspirational, good job brad. There is one complain i have though....? What happened with the pictures of " su media naranja" (olivia) & the doggies?

Yes they have more character. But in this town (Montepulciano) the old town has gotten so expensive. Nice as an option for just outside and half the price for 2 mins away. But yes if you want old beams and everything for sure there are other choices!
Hey Rod! Yeah I have a plan maker but usually only use it on the really big apts. I try to make them where I walk through the apartment systematically if possible. Almost as if you’re walking with me. I’ll try throwing one for a small item soon it can’t be that much work, two or three bedrooms. I was making them when I was doing the up to 15,000 square-foot buildings, man it took hours!
I don’t normally like the real new modern apartments, but that one was nice and big of the views were amazing. If I didn’t have gigantic dogs, I could live there.
In Montepulciano it’s hard to find an apt in Historic center at this price of ANY size. Needs a complete DIY make over but that’s not too hard. It sold before I even posted to the video to the couple that is shown in it… one day on market. That tells me it wasn’t expensive at all. 🤷🏼♂️
Nice apartment! How far a walk is the Centro Storico from this apartment? It was hard to tell when you were pointing to it from the windows....did it take you 5 minutes to walk? Or is it a car drive away? Thank you!
Dang, that's a $5 coffee drink here in the states. Nice apt. Those views are worth every euro! Brad, in Italy do apartments like this one have a monthly maintenance fee like condos here in US?
Yes. Normally. But of course it is very low compared to US. I have one for the building where my biggest apt is. €50/month. This building is €150/mo. Elevator, electric gate, plants interior cleaning etc all add up. But remember your property tax is $0 if it is your primary residence❣️
Would you update your videos to note if the property has been sold, please? Or, add a link to the real estate company that is selling the property so viewers can check to see if a property is still available. It would also make it easier for viewers to search for properties near this one if this one has been sold. I wouldn't want to keep bugging Marta with emails asking if a property has been sold. It's a waste of her time.
I'll try to add listings more when available. Won't go back and update old videos if they have been sold. I am just a camera monkey and produce about a dozen videos a month. Impossible to keep up and I would have to bug Marta and Claudia and Paolo and Valerio all the time to see if things sold. I think most people are using these as educational videos to see what is available and what to look for. So Brad, these places are all broken up into all these rooms with doors....lot's of remodeling to get an more open concept...Is there any you can show that won't require so much work?
Problem with 1670’s AND 1970’s apartments is open concept wasn’t a thing…! 😅 Sometimes you come across something that is open like you are saying, or maybe just taking down one wall would do the trick. OMG, Brad! There is a blizzard in the Sierras, and they are expecting 10+ feet of snow. The wind is getting down here to Vegas. Gusts up to 70 mph! I just watched Nick of Italianproperties tour an apartment in Arezzo. You have to see it. It looks unfinished, and yet an artist did it up. It's shabby sheik. You might like it. I love it! It's €480k. I'd link it here, but I'm tech challenged.
