The Hiatus pocket neighborhood is inspired by Ross Chapin's work. Parking is on the exterior of the tiny home community, and the clustered cottages face inward to open shared community spaces. Residents enjoy winding paths, trickling ponds, garden boxes, bocce court, and cozy fire pits. Feels like a sanctuary!

Your homes are beautiful. The Price is Ridiculously crazy. You are trying to cater to the rich. The tiny house movement is for those who want to think outside of the box and not subscribe to your attempts to steal this beautiful movement and trying to make it your own. What a shame. You might be under the impression that you are helping the mass'es. No one should ever spend $249.000.00 for a tiny house. Your trying to justify the cost with all of your talking. Your in it for the money! everyone is jumping on the band wagon. Not harmful if your intentions are to help folks get out of debt, but your not trying to help. The tiny home should always and forever be to help everyday good folks find alternative housing.

This is a good book. Does provide a step by step introduction to how to build things ru-vid.comUgkxhgbP-6hUnXu_QRaoHgLztgsI0YF3HqR0 , also does offer some steps. Includes pictures to give you ideas for layouts and such. If you are looking for a guide, this is not exactly what you want. But if you are trying to familiarize yourself with the way that pole barn building and other out buildings, are made, then this will work just as you need it to. A few things in this book are a barn (of course), detached garage, storage building, and coops.

This is a wonderful concept, and I appreciate that the comments on unaffordability are left up, not deleted. Because I think there is something wrong with our American economy that these homes are not comfortably affordable to households with income less than $50,000 -- which is 40% of American families. I would like to see the city of Bend (and all other cities, too) work with builders like this one so these kinds of wholesome, beautiful, welcoming communities become more accessible.

I too think this is a good idea. My husband and I say all the time that communal type living can have so many benefits. But this is just too expensive. I think people want this but it’s out of reach. ❤️💜💚

Well said. I think there are two issues to consider. As has already been well stated that local government needs to support the construction of affordable housing without the unfortunate negative stigma of "public housing" and the small to tiny house movement is a near-perfect solution. Second, the simple math shows these homes are selling for about double the average comp for this area of town, which supports the view that there is way more profit regardless of the materials used. Yes, they are using innovative materials more often seen in a European build, but the material costs simply do not account for the probable profit range. This being said, I'm all for a great location for a tiny or small home, but there is clearly a trend across the country where tiny homes are selling for well over 100K, which IMO is simply unethical. As someone who's considered becoming a builder/developer of amazing and affordable homes, I'd like to see more in-depth content of the builder's view. Obviously, this kind of construction "needs" (dare I say requires) highly skilled artisans, not common tradesmen, I'm still struggling to justify the huge cost of ownership given what I've seen in this episode.

@@dennisbaker6814: I suspect that you are going to have to look long and hard to find genuinely affordable building solutions. The construction industry is set up for profit, but the biggest obstacle is acquiring land and that is where costs start to escalate.

You can still build a DIY tiny house inexpensively. We did, and many many still do.

Like anything, it just depends how much goes into and how it's done... Those $20K THOWs were typically under 100 Sq Ft, DIY built, and used a lot of reclaimed materials and a good amount of improvisation and creativity to make it work... . Even in the RV industry where prices can start very low... Keep going up until they get to over $3 million! . But, anything on a foundation is going to have a higher starting price because of all the regulations and zoning requirements combined with a long list of fees government imposes on residential construction... Anywhere from thousands to multiple tens of thousands before anything is even started to be constructed on the property... . On the other hand, being on a foundation makes it real property that can have equity, appreciation, full legal standing, etc.

also, the main reason you're able to do it at that price point is if you build it yourself. I've designed and priced all new materials/appliances for a 30' THOW and the cost will be around 30k, but only because I will be doing all the work myself.

You can still build a DIY tiny house inexpensively. We did, and many many still do. Reasons behind the cost of this house: labor, high quality materials (requires more materials because of larger size), it’s on foundation (extra cost, no code issues), in an expensive area (but it’s far below median house price here), the development work comes with many expenses (some from the city that the developer continues to work to lower, to be more fair). Our cities need diverse housing options, and this development helps do that and create much needed additional stock here. While it’s not the affordable housing answer, it does help grow awareness of small home benefits

@@TinyHouseExpedition I think that this is a prime example of our society producing "too little too late". America today really needed the America of yesterday (boomer generation) to either invest more in infrastructure for a growing population or have fewer kids and neither happened so here we are. I'm not terribly surprised that the homes are being sold for that much because they are being built at 2020 labor and material costs with 2020 fees to local, county, and state government on top of that.

According to Zillow the average house price in Bend is $475,132. So for a brand new construction that is such high quality and has such nice common areas I think it's reasonably priced.

This is my biggest fear of tiny houses becoming so expensive, no one can afford them, I would never pay that price for that house, all the finishes I thought was plywood 😕

You had me hooked until I realize there wasn’t a single closet in the entire place and when the price came out…uffdah! $250,000 for a house with less than 600 ft.² …that is some pricey square footage. Except for those two issues…I absolutely love the design of the house and the fact that your electricity is completely taken care of by the solar panels.

Price per squ foot is always going to be high on a tiny house, because you’re still going to spend the same on kitchen and bath as you would on a bigger house.

Then you aren’t in the target market. Because for someone with money this might be ideal. A ready made tiny house community in a fabulous location. Rather than a (cheaper) self-build on remote acres. Especially for grey haired people who want to be near hospitals and other services. This isn’t aimed at young couples about to start a family for instance. I picture the guy in the video living there and more like him

It looks like he just had the idea to turn a trailer park concept, into a "tiny house" or "eco friendly house" park. Unfortunately at the end of the day, these home owners will probably have similar problems as people who own their trailers in a trailer park. If you don't own the land that your home sits on, it opens up the door for you to be robbed blind by the land owner every month.

@@TinyHouseExpedition Yeah, it seems like people don't understand that the price was for the house and the land, maybe the developer could have been a bit clearer, but I still thought they were buying the land and tiny house as one. The land is what can make the place expensive, as we know down here in New Zealand.

The price still seems quite high even if you own the land. It’s probably set up like a Planned Unit Development or like a condo. The owners probably have to pay monthly HOA (Homeowners Association) dues. There’s regulations on how small a lot can be built on and frontage footage restrictions. Maybe all these are special for this kind of development. One will probably still have to pay water to the city. It’s a step in the right direction, smaller homes. But still a ways from affordable. Nothing new in this development, just downsized from what is done now. It’s still a step in the direction of using less and using green energy.

Right, I agree about the see what you're doing. However, in a design around a lake and in a wooded area it does have a certain appeal for remote privacy with a real hone. It's like camping and then having thecultimaye tent. 🙂

Lovely design. The price definitely would not work for me. The movement started for several reasons: affordable housing, less environmental impact, end to mortgage, etc. Now it's become a status symbol almost to be able to live in one or own one. I had the opportunity to purchase two about six years ago for 30 each. Kicking myself that I didn't because things have really changed. All that said, I understand the high quality materials and cost of building has gone up. And aside from all that, this is a very well thought out design. Beautiful.

When i 1st started watching the tiny house movement on youtube the homes were cheaper like $20,000. But honestly i live in Oakland California across the bridge from San Francisco the average 1 Bedroom 1 Bathroom Condo is starting off at $700,000. So for me i would be willing to spend $250,000 on my tiny home because i personally appreciate modern day appliances and furniture. If you are someone who dont mind staying in a one room Shake, sit on top of milk crates, collect rain water to shower and wash clothes in a river then Yes you probably can get away with spending $20,000 or less for a tiny home. Just remember its important for you to feel comfortable in the home that you live in big or small.

I see that a lot with these tiny homes. Maybe the cost of living is a lot lower in my area but some of these "affordable" tiny homes are so expensive and honestly I'd be better off buying a house or some land and a nice mobile home.

I love watching these videos. I use to live more like this before children. Honestly since the pandemic and being stuck at home I really am grateful for my extra space, and being able to store a month of supplies. I need a happy medium. Maybe 750 square feet with a shed.

It sounds like a very useful and informative resource for shed-building enthusiasts. ru-vid.comUgkxzaRUJNcbypw-fRBDbqqz43ULIa-1EGP- The author seems to have a lot of experience and knowledge on how to build sheds of different styles and purposes. You must have learned a lot from his tips and examples. The photos are also impressive, they demonstrate the quality and beauty of the sheds. The book itself is also well-made, with glossy, thick paper and a soft cover that is pleasant to touch. This book is a wonderful choice. blush

WOW! These are stunning! I love everything about this project. I love that there is a front and back door, the only thing I would want to "tweak" is to move that back door over towards the kitchen a bit more, in order to fit in a second set of proper stairs and lose that ladder. That's literally all I would change. The colour palette and design choices are not exactly what I would choose, if building a one off for myself, but that's a personal thing and doesn't reflect on quality or ease of use. I really love that the lounge is in it's own designated area, and isn't just lost as a foot traffic space to access the rest of the house. Anything that interrupts with your enjoyment of the home is always a big turn off for me, such as converting sofas into beds, or having people enter the home between the sofa and the TV. One thing I really DO NOT understand, as a non-American myself, is the common use of the front porch for entertainment, foot traffic, family BBQs etc, as it's so exposed to the neighbourhood. That offends my British need for ultimate privacy, and being disturbed while I'm sitting outside relaxing. 😂 With most tiny homes, they generally have a front porch and that's the only entrance door. I always immediately look for somewhere within the home that I could fit a more discreet main front door, so I could picture living in the home using it back to front. That way if I'm chatting with a friend on the porch, overlooking my private BACK GARDEN, and someone knocks on the front door with a parcel or whatever, I have time to slip a robe over my swimwear or pyjamas before opening the door. I'm all for keeping cordial conversation with neighbours, but I want to sit on my back porch and do my own thing, not be forced to engage in conversation simply because the front porch faces the main street with the world and his wife strolling by triggering meaningless chit chat. And even though these homes are nestled into a compact lil village, they've even figured THAT aspect of living out. You can sit on your back porch discreetly, private but not shut off, so if you aren't facing people directly or making eye contact, they can respect your alone time without feeling blatantly ignored. It would be hard to avoid that on an open front porch without people thinking you're rude or ignorant. But the main traffic area, parking and postal deliveries come to the rear of the home, which essentially becomes the official front door, and that area is designed to be somewhere that people can mingle and call out to each other without fear of infringing on anyone's privacy, and that is SUCH a unique design, and cleverly understood need for human interraction AND privacy, that I've NEVER seen on any other tiny home community. Even without considering the DESIGN of the home itself, just that vision, of picturing what this village can offer in terms of true human contentment and fulfillment, I am SO IMPRESSED with. It wasn't purely profit, roofs over heads, unique design features or gimmicky trends that drove this place to exist. Before one contractor turned up in a truck, the true foundation of this village was the concept of living experience, harmony and contentment that human beings would get from living here. The quality of life over the practical needs of a building. The selling of a lifestyle rather than the selling of individual houses. Everything fits in perfect balance. A sense of true old fashioned community that barely exists anymore. No person dying here would go unnoticed until the stench of death forced residents to even ACKNOWLEDGE they had a next door neighbour! 😳 Yet the same community also respects and supports personal space and privacy. Growing and eating fresh foods is something people can engage in, or not, as they choose. Energy bills taken care of. Landscaping and maintenance that is beautiful, safe, tranquil and calming. This place is very very special. ❤

Fantastic! Clean lines, elegant and with solar for electricity, add to that the 'community' feel of the place! Brilliant! And, funnily, the size of my flat in the UK. - If I didn't live across the 'pond', I'd move into one of these houses like a shot! An idea to think about: a community work shed, for 'handy' people to 'make' stuff / repair stuff. Just with work benches and shelves, people to bring their own machinery and tools.

I think this is a beautiful tiny house and they aren't just for people wanting to buy cheap, they can be for anyone and especially for anybody that wants to downsize and simplify their lives, reduce their possessions, live off grid if possible and reduce living costs. I wish we had more like these in the UK but land over here is very expensive to begin with and then you have to try and get permission to build an off grid home.

Our cities need diverse housing options, and this development helps do that and create much needed additional stock here. While it’s not the affordable housing answer, it does help grow awareness of small home benefits

Not as much as neighborhoods where the houses all go over a million... Reality is costs are relative to the area you want to live in, which is why real estate agents always quotes the three "L"s for Location, Location, Location... and what kind of home it is, from basic almost shack like that will likely start falling apart within a few years to luxury high end that'll last over 500 years... Even an empty lot can range wildly in price from one part of the country to another... . The value of a property is determined by the location, value of the land, state of the local economy, population density, what's nearby, and what's on it/included... . So that's something to understand about the real estate market and anything built to code on a foundation is part of that system, which is one of the reasons why so many still built Tiny Houses on wheels even if they don't intend to travel with it, as then you're mainly only dealing with the cost of constructing the home... Albeit, it's a trade off with other issues like being able to live in it full time, etc.

@@beauglover7097 dude did you even look into this AT ALL? These homes are HALF the price of the median home price WHERE THESE COMMUNITIES WERE BUILT. Have you looked into how much money you can make from selling energy back to the electricity company? I doubt they're making even 2k a year from the excess electricity they're selling back to the electric company. Besides that for all you know, as a home owner there, you may have a choice of whether or not you decide to sign up to receive electricity from the electric company. you may have a choice to just use the solar panels. if there is that choice, they won't be making any money off of the electric from the solar panel. while i agree, these homes a pretty costly for the average american in an average state. these homes are not built in an average state. the average home price in that same area is over 400k (and guess what, thats not really for new constructions either). with square footage likely being about 1000-1200 sf. so 600-900 sf for a BRAND NEW construction, WITH common areas, and other advantages like solar panels, 200k really is not bad at all. i f**king hate americans. they all want to be paid a living wage. they all want to live some where comfortable. but when it comes time to purchasing things, they want the absolute cheapest price they can get. f*ck those people who have to make those things that your purchasing, why should THEY get a living wage? why should anyone but ME get a living wage and what i want. this man put ALL THE UPFRONT investment into building a better economical neighborhood, had to pay the 100's of workers who had to build each and every one of those houses and the landscaping. but no. those workers don't deserve a living wage. the guy who funded it all doesn't deserve a living wage, or god forbid a bit of profit. while i personally don't believe that people should be allowed to profit off of housing, that is not how america works. americans are so f*cking selfish. can't think of anyone but themselves and they all wonder why we have such a wretched country that is run by two political parties that are EXACTLY the same which are all being run by the big corporations paying everyone off to make sure everything is in their favor so they can keep getting richer while the rest of us work grueling 40+ hour a week jobs and can barely pay rent or buy food. selfish.

So glad to finally see these houses and the neighborhood finished, they are beautiful!! Its the location that's so expensive, this wouldnt be near the price for a home if it was built in Oklahoma. I live in a remodeled 1300 sq ft home built in 1925 and I paid 93,000.

This is really nice. I like the house and community. The only thing I didn't like was the ladder access to the 2nd loft. Would be a great space for a single mom with one kid, single person, or couple who doesn't have kids at home.

And if not more space (because, e.g., not available for the price though that one already is ridiculous enough), then tons of greenery at least to create the visual isolation. My house is situated similarly; we are not facing each other though, even we are close. (It's traditional housing, but because of the place, there only are small lots available mostly.) We can hear each other on our porches but cannot see since we are perfectly isolated by the mature, lush greenery. That would help the community tremendously, and it's still possible over there, only it takes some time and additional effort. And money, of course, lol.

The way you designed everything is magnificent. I would love this idea as a family compound. Each having their own tiny house. We all take care of our Mother with Alzheimer’s. There’s four siblings. Our Mother could still feel like she has her independence with all of us close by. We kinda have it like that now. Our Mother lives in an apartment in my sisters house n they’re right around the corner from my house. Between the two of us our Mom is never alone. We have cameras to watch over her when we’re not in her apartment with her. We want her to have her dignity. We know there may come a time when we have to hire a nurse for her but we’re never putting her in a home. Fortunately we have the option of taking care of her ourselves. I know not everyone does. This would be perfect for us. 💝🌎💝

What a gorgeous place! I live in a 530 square-foot studio condominium and I would gladly trade my space for this one. By the way, my tiny condo is in Seattle and has been appraised at over $300,000! You have done a fabulous job with your landscaping and common spaces. I can see why people love living there!

If it's on foundation and in a west coast state like California, Oregon, Washington, etc. then yes... Highly regulated and taxed, making any construction prohibitively costly... Typical ADU starts over $100K before even going high end and/or bigger...

If more people thought the way you guys think the world would be heading in a very positive direction,, I really love the house that is viewed here and that ironwork railing in the fact that it has a bath tub?? Wow...there's nothing small about this tiny house.. This Is the kind of environment you would want to come home to at the end of a long stressful day and just detox and re energize...

Anyone who is considering a teeny home is already a minimalist. Most of us own a very small wardrobe. Under the stairs storage would likely be utilized for off-season clothing.

My line of thinking too. 😂 I'm in Midwest, near Chicago. Someone could get a ROUGH building for less than $80k in many Rust Belt cities that need major TLC. Coastal cities (Californian ones especially) have seen considerable cost pressures. If you were seeing this project at the ~100k mark, the potential for buy-in from young professionals and (perhaps more importantly) retired couples would be more robust!
