Gosh, every time Ali quite happily says he can't afford something makes me respect him so much more. Sometimes people bs and it makes things uncomfortable for everyone but being honest and open is very liberating for both speaker and listener. Thanks man.

I just moved to London and housing is ridiculously expensive for what you get. One part he left off was that almost all apartments like this in London are Leaseholds. You don't straight out own it, it's leased to you for a fixed number of years, often something like 130 years. 'When you go to sell it, if there's less than 80 years left on the lease it can start to affect the value and you will have to pay money to extend the lease. The amount in 50% of the total increase in property value. This is a far worse deal than buying property in other countries where you get to take full advantage of the property's appreciation.

That's not a London thing, almost every flat in the UK is leasehold rather than owning a share of the freehold.

This is a new-build in the redeveloped Kings Cross area, the lease will be more like 250 years plus. But for sure those 130yr leases on older flats are a massive scam

Thanks, yes 250 yrs is better, but the leasehold concept feels like a scam in general unless ground fees are significantly less (which I don't think they are). There's no reason for the land owner to steal half of each unit's appreciation from the average hard working family when their own land value is already going up and they can do quite well with the ground fees alone. I feel like people don't complain because that's just the way it works and they will be dead anyway. But if it's not you, it will be your kids, grandkids or another hard working family that foots the bill while the rich get richer. It doesn't seem fair or right. It looks like the companies try to hide behind it being "simpler" for insurance, but that can fixed by updating laws like other countries. If anything, it makes buying/selling property more complicated because you have to consider lease length when trying to value a property.

Renting is only good when you need to stay in that place temporary, because you go to school in that area for example. Otherwise it's the dumbest thing you can spend your money on. You have NOTHING in the end when you leave while you sell your own apartment/house with a bunch of profit.

@@Laperdash Renting is not necessarily dumb. If the rent is much cheaper than owning and the renter invests the difference, that can be a way to still build wealth. What happened to many people was they owned a house and got it paid off but didn't save enough so they have this paid off asset but no cash. Yes the house can be sold but that's not always ideal. There are reverse mortgages now which help older people that are cash poor so that's an option. Also, some areas are rent controlled so a renting something like that can be advantageous. Basically I'm saying renting isn't dumb and neither is owning; people need to look for the best situation for themselves

The buy or rent calculation is missing an important factor, which is increase of market price of the property. If it increases just 1% per year, that makes you 18 000 GBP in the first year and even more in following years.

I'm wondering when the price drops though. Escpecially for us in germany, the property prices go up to record highs. According to "experts" it seems like a matter of time for the prices of properties and houses to drop tremendously. What do you think about that? I'm actually unsure what to think about that :D

@@ZMTNG Generally over long periods of time (based on historical data) prices tend to go up, there will be market cycle dips and there are obviously bubbles but the prices in the UK are not in a bubble (not sure about Germany). The question becomes how long are you going to hold the property to see that increase if it does fall.

As someone in real estate development, I appreciate you covering the rent vs own topic since sometimes we as a society feel pressured to buy a place just because of what owning a house really represents and dont really make an informed desicion of the investment. However you missed a big part of the possible returns of buying a property which is the appreciation, its a bit of speculation but you can use historical costs to determine the approximate appreciation of the property and in some areas like the USA, the loans can be refinanced to account for appreciation, increasing the leverage power of real estate and allowing a responsible investor to build a portfolio somehow easier. Also, in many places, your primary home might be protected against cetain things like bankrupcy so having equity in your residence could be a good way to build equity in a "safe" way. One of the luxuries that can come with a more expensive rent, that you didn’t talk about and that I expect this apartment to have, is a parking spot. That is actually highly valuable in central London.

You're right about the buying Vs renting and how buying isn't achievable (even for people with a good income) because yes the investing companies have completely turned the housing market, and they aren't affected with the "money going down the drain" in interests & co because they're paying in full. So basically buying in a big city is only a good idea if you have a spare couple mills to go as a downpayment

Zone 1/2 border is the king -- Yes you're going to pay an extra 15-20 mins on any cross London journey, but you get _so_ much more square footage for your space, and there's no shortage of nice neighbourhoods in that zone.

I would love to see your daal recipe. In Manhattan, the maintenance and tax can easily be $5000/month, on top of the mortgage. £5000/year sounds so cheap.

What about capital gain on selling the property - this part of the analysis was missed. I was always unsure about value of buying property until I realised the leverage opportunity is so great, eg a low 3%/year gain on a property of 1.8m = $54,000 a YEAR which is WAY more than what you get for investing $180,000. Anyway, love your content, and thanks for sharing!

I disagree. Your buying v renting analysis is primarily based on visuals. Yes, you may have to buy a smaller house/flat, in a less desirable neighbourhood but you benefit from passive market movements. Furthermore, the prices of property are increasing on a rolling monthly basis, even on an interest only mortgage you still benefit from market movements. You mention buying into index equity funds when equity markets - especially US indexes - are taking a hammering due to inflation. A warning to viewers to be sceptical about advice coming from a RU-vidr who does not work 'on desk' for a buy side / sell side firm. I head up a Private Markets desk..

Question: About the 10% return on the down payment, that to me is not a return, that's just money you invest into the property every month, right? correct me if I'm wrong. And the real return on your investment is the capital gain over your total investment money( down payment+monthly contribution). This capital gain really depends on the local market, I assume central London has a really good capital gain percentage. 2. If you rent the place, you will invest the 180k into ETF and Average Annual Return is about 7%. Plus, if you can offord $7000/month for the mortgage that means if you decide to rent the place, you will have $2400/month left after paying the $4600 rent, and you can put this money into the ETF as well. This will give you a good compounding return at the end. So overall I don't see renting will has much less return than buying. Unless London property market has much higher return than the stock market which has not been the case in the past. Thanks for sharing and I love your content.

Don't worry you can milk out some money out of this house tour and then it will make a little more sense. Jokes apart, one important part of the Financials you missed is the house price at the end of the mortgage period. House prices double every few years. So by the end of the mortgage period, this flat will be priced a minimum of 6 million pounds.

Very comprehensive [excellent] video on whether to rent or buy in Central London. Ten years ago, when my family and I moved to the UK from Spain, rent was the best option until it got to a point we had to invest and finally bought a place outside of London - Central London was out of scope for us :-). I agree with your point of view... "try it out and see how it is to live in Central London..." You're young and still single [hopefuly, you'll have a girlfriend/wife soon]; no doubt the decision to live in the heart of London was the right choice for you - I would've done the same.

Also apartments are bad investments - never freehold. It's such a liability. Way better off purchasing more freehold housing with good links into central London than one fancy central London apartment.
