A while back I posted my favorite house flips to celebrate selling my 200th flip and most people did not care. They did not want to see the good ones they wanted to see the bad ones! I gave in and created this video that shows my five worst flips. I did not lose money on all of these and I have lost more money on other flips than some of these flips but they were all horrible in one way or another.
Maybe it was because the house took so long to repair, or there were so many problems, or my contractors screwed me over, or something else. But these are the five worst I could think of, although I am sure there are more than this there were equally bad.

It's probably good to go through and remind yourself of the pain. Too often we put the pain aside and continue to make the same mistakes. You have many successes so don't dwell on the ugly.

thought I'd throw my comment in here. I've watched maybe at least 30-40 of your vids over the past month, mostly streaming onto my TV. I really enjoy your pragmatic, realistic approach. I see some nice design from some of the flipsters, but you have a great way of reigning that in and staying focused on your costs (which, as you note, are seldom shown by many other flipping vloggers). I love to see your decision making as you make those calls about what you will and will not touch... or just clean it up a little (basements, yards, outbuildings). The thing I admire most about you is your ability to kind of laugh off what would stress me out so much! I know you're taking it seriously, but you have a great attitude that you will be able to get through anything that seems to come up, from squatters to cracked foundations - and the real surprises when you haven't even visited the property before buying it ha, wow!. I also really appreciate your spreadsheets where you get it down to the last penny. I've thought about flipping (I have an architecture background), but I'm just not sure I could let the problems slide off my back so easily...not to mention assembling the great contractor team you have (at least most of the time hehe). Great to see all that you encounter and deal with, including the various ages and types of buildings you're handling. Your Dad must be amazed by what you have accomplished and the talents you have displayed. But, again, most of all, you really have a great attitude!

Mark, first your looking good in this video. Secondly, I enjoyed your commentary. It takes a big man to advertise his mistakes. Sorry for your lost but glad you shared. New, nice truck and rivers house also shows you had more good details than bad so that's good. PS what is happening with the old restaurant in the college town that had the homeless guy in it?

That first house could be mine...haha We got one of those old homes and you are right, they were not built like they are today. 😂 24" studs, less space for insulation with the 2x4s and balloon framing which makes it a fire hazard too.

I think it's like a lot of things: finding the sweet spot where you make a reasonable amount while not stretching your team too thin can be a challenge. This video did validate a decision I made years ago. I passed on buying a house in Palo Alto because it would have been a complete teardown. The house we bought instead we sold for over 2x the purchase price. It wasn't a major renovation, but we did fix it up. I think it sold for so much due to location, and that it was a very sound house. We currently live in a brick house that was built for the brother of the guy who owned the brick company, who made the bricks. It's pretty cool.

The lesson I hear is don't buy houses in Loveland Colorado. Your work is always great but getting there can obviously be painful. I like that second house in Loveland. I think the brick and stone makes it unique and the Busy Highway take that away. Thank you for reliving these nightmares

Education is expensive, whether it's from mistakes made flipping houses or paying $40k per year for private college tuition. The most important thing is to make sure you get your money's worth.

Yea people liking old houses is massive survivorship bias. The good ones are all that remain. The bad ones have fallen down.

its so strange seeing how much houses cost there. we paid $60,000 for our home and it wasnt a mess and didnt have major projects that done. new room, fenced in yard, basement... a duplex around the block from us was in shambles however and it sold for $25,000 last month or so. i must just live in a cheap housing area....

That first one had nothing going for it. Small lot, narrow footprint, weird and ugly layout, wood rot. That one was truly a Halloween nightmare.

It looks like you should stop doing business with that wholesaler on the house that was vacant for 7 years. That house you got $438000, for is a really nice house! I like the layout! :)

You kept the project manager for 16 months? That you lost $20K is awfully bad accounting. You should have lost more from botched remodeling costs and the salary of a incompetent project manager.
