From affordable housing, new parks & trails to attracting higher paying jobs to New Braunfels. We also look at the city's plan for transportation and attracting more child care and preschool options.

Need more grocery shopping, we need that Costco, we need that Whole Foods and a Trader Joes.

There is a CostCo 15 minutes away. Beyond H-E-B there is an excellent farmers market downtown, Arlan's which was recently bought by MIchocan as well as more specialized retailers such as Granzin's meat market, For Goodness Sake, and Otto's Cheese shop. Whole Foods and Trader Joe's do not really offer many products that you can't get at any of the above listed retailers and these are all do a much better job of keeping dollars with in the New Braunfels community.

It would be nice to have music venues book music that varies a bit more in genres imo

Then there are the trains. There are many. They are long. They are slowed down (used to go fast but with all the rail accidents occurring around the country well i guess that's why). They carry hazardous material through mainstreets with about 32 crossings in town. They are not going away. They will back all the traffic up around the plaza and won't the road rage be fun to watch. Those transport buses can just sit and spew diesel exhaust along with the Schitterbahn buses while they wait.

I personally really hate the growth because our infrastructure is just not here. The traffic is horrible! There is no more water!

Sounds like need to do a video on water and the now 11 sources New Braunfels draws from. Remember back it used to be two sources? Now it’s 11 Infrastructure is never on pace with growth The state and city can’t knock on your door and ask for ten years worth of taxes because they “think” New Braunfels will gain 20,000 people in three years.

Why does these need to be "master planned" communities. What about organic growth and letting towns/cities develop the old way. Letting current homeowners upzone their property without a lot of regulation, Changing setbacks etc... Part of the "affordabulity" is that we only plan to pay for the infrastructure once..mostly with grant money...and never plan for its maintence.

New Braunfels on the whole is not a walk or bike friendly town. As far as walking or biking to places close by. Master planned communities bring all that within its own development. People want convenience. A developer will not develop unless there’s a need for it

@@raadalawanrealtor but all that can be done without it being a master planned community...with HOAs and being made "exclusive" master planned communities almost always segerate them from the rest of the city and that leads to nimbyism and lack of change over time...it was not in the "communities" plan. What if after 15 years want to add ADU as my parents want to live near by.

@@raadalawanrealtor the city can have goals...but does not have do be done through "master planned communities". The subdivison/hoa/master planned community is in really which casued everything to be car centric. A planned community (and in someways a city master plan) tries to predict what will be needed..vs letting what is needed be built. Reduction in zoning restrictions or making them heirarchical solves a lot of these problems...someone wants a grocery store at the end of their street...let them build it. Someone want to have a Dr. Office in a neighborhood..good. Maybe a house is converted to a duplex...or torn down and built as a quad. I am not against limited zoning..but master planned communities takes zoning away from voters and into large developers who can develop 50+ acres into 200 homes with road being the only thing connecting it to the next master planned commumity. Also, if you look at things like tax value per acre... you will see that less restriction helps the city grow and be able to pay for itself.

The city really needs to look at better senior transportation availability. The ART is not that reliable.

Really I’m a mom with teenagers and need one place where they need practice driving and school driving … other think is work places for no experience working or special needs jobs

Ya Great bring more people from San Antonio because we all know what the river walk looks like now with all homeless! Anything to make a Buck and just maybe some Section 8 housing!

Know what you’re talking about. Emotional responses don’t carry weight. Do you actually know the difference between section 8 and making 80-95% of the area median income? You’re reacting like the required income is 40-50% of the area median income.

What an absolute mistake. Higher density housing will place an increase demand for city services, especially police. Lower taxes are generated by higher density housing and significantly impact traffic congestion and pollution. The city doesn’t maintain their roadways at an acceptable level, leaving many with overgrown vegetation creating unsightly and dangerous conditions at intersections. Those responsible for this mess should be ashamed the direction they’re taking the city.
