It's only been two months since we gave you an update on New Braunfels newest master planned community Mayfair. There's been a lot of updates though! Homes are coming online. The main park with a bicycle pump track and 18-hold golf disc course, is scheduled to break ground this summer. New schools and the main retail area are in the design stage. Let me know what you think of this up and coming New Braunfels community.

New Braunfels needs more infrastructure to support all these new homes/people, more roads more grocery stores and such.

I don't blame people wanting to move to this beautiful city and I just hope the infrastructure and roads are build to handle these many new people. I also hope people don't bring their political views from where they come from and want to change the city for what it is. This city is a great city to raise a family. Thanks for the update.

Agree. With added impact fees developers are now on the hook for infrastructure

Raad, I think I can understand where a lot of people are coming from when they say to "stop building," haha. I love your content, by the way. Many people appreciate having space and not living on top of others. I was born and raised here in Texas, then moved away when I joined the military. I moved back in 2021 to be close to family and friends, and I've seen small towns/cities like New Braunfels grow massively with people moving in, which increases the cost of living, and the crime rate also goes up. I saw it happen when I was stationed in Denver, Colorado 2016-2021. I genuinely hope that doesn't happen to New Braunfels. Many people moved to New Braunfels to escape big, condensed cities, but sadly, that's happening in New Braunfels. The construction of all those apartments becomes really disheartening to locals who feel as though they are being pushed out of their homes.

Thanks for you perspective. I'm not a fan of all the new multi family however I understand that not everyone wants a home or can afford one. So then it becomes an affordable option. The more supply and less demand actually softens prices, rental and purchases. Pushing people out happens when we get an artificial market like we did in 2020 and 2021. Prices have dropped noticabely since then

I feel priced out of New Braunfels. I would love to live there but the home prices are just a bit too high.

I'm already priced out of NB, but looking at the just the outside of NB like Cibolo, Schertz, etc. NB is getting really crowded.

Where are you price wise? What are you comfortable with? There’s a ton of new construction deals right now and they’ll likely continue with the rates staying where they’re at

@raadalawanrealtor I live in Cibolo and really wanted a fresh start. My husband passed away in May, and I am currently on a very limited income. I had to have my foundation fixed, so that would have to come out of sale proceeds. I paid my mortgage off with life insurance and don't want another mortgage. I love what NB has to offer, but I don't want to live in a neighborhood off 46, and the communities I like, for example, Waaser Ranch, are just too expensive for similar square footage.

@@joeanddebpollock9357 I am Sorry to hear about your husband’s passing. 🙏🏻 The foundation fix is part of your warranty? what do you need in sq footage to feel comfortable. Same with beds and baths. There are other options that are not off 46. What’s your ideal location

@raadalawanrealtor Thank you. It's been a rough year. My ideal neighborhood is Wasser Ranch. But too expensive. I want a neighborhood where the houses aren't right on top of each other where there is green space and walking trails. Im a dreamer, I know, especially with a limited budget. My three adult daughters live with me, so I guess 4 bedrooms and at least 2 baths. Around 2000 Sq ft. And I don't mind 46 as long as it is not between 35 and Seguin. My niece was killed in a car accident on that stretch in November.
