The older places like Woodlands and Kingwood are like 45 years old and will be cheaper. All the other places are newer and will be similar cause they're all the same builders.

Great video Kyler, my only critique I have is you did not include the crime rate in any of these suburbs. This is a very important factor in determining a top suburb. Thanks for the video!

Thanks Brian, unfortunately I’m not supposed to speak on the crime rate as a licensed Texas real estate agent. However we encourage all clients to do their own research, overall we don’t hear issues from clients regarding crime in these suburbs

Crime is these areas will all be pretty similar. I dont think Id say one is way worse than the other. Kingwood is next to Humble which os pretty ghetto and that creeps in. Sugarland is next to Stafford and that crime has been creeping into the area.

5.) Cypress: offers everything, massive, golf communities, the best communities to live in; good shopping & dining, boating private lake. 4.)Sugarland: best shopping area; a lot to do, restaurants, shopping, it’s very nice, 30 minute commute to tx. 3.)Conroe: in the woods, pine trees, tollway for commuting, 15 minutes from all shopping, restaurants, private airport 2.)Katy: new construction, 1.)Woodlands: large business, headquarters, amazing shopping, fine dining, outdoor shopping, restaurants, bars, villages with shopping centers.

10.)Kingwood: cover in trees, flooding issues & older homes. 9.)Magnolia/Tomball: country field & lifestyle. 8.)Pearland: a whole lot to offer; 20 minutes to downtown; higher tax rates in some parts; good shopping. 7.)Montgomery: birthplace of the texas flag; access to boating & fishing lake; classy country vibe. 6.)Friendswood: cost of living really low; very good schools; good shopping, fine dining.

I have lived all over the country for work and my best experience was living in Sugar Land BUT it has grown to the point where traffic is horrendous, school rezoning has gotten so out of hand that communities created colored shirts and show up at meetings to demand rezoning of schools. They even want residents walking distance to some of these schools rezoned out to make room for their entitled kids. For this reason we moved to the Memorial area.

I am surprised Richmond is not in it. Aliana and Harvest Green are top notch and more affordable too. Can’t afford SL? Move to Richmond. Between SL and Katy too. FBC is the most diverse in the country.

The Houston suburbs are becoming insanely crowded. Traffic is becoming insane. BTW-You keep talking about Conroe and Montgomery as suburbs of Houston. We do not consider them part of Houston at all. As for me, I am considering moving back to the Heights, West U, or Museum District. Houston suburbs are becoming just too crowded for me.

Missouri City should be part of this as well Sienna and Lake Olympia 2 of the best suburbs to live. Its close to fort bend tollway which access all major highways. Sienna is still growing adding option for new build houses

I used to live in Katy before moving to Bridgeland in Cypress. I find it hard to believe that Katy is ranked higher than Sugar Land. Unless you're lumping together Katy, Richmond, and Fulshear, I don't see why it comes in second.

@@resistancelucayanmayo Oh, the hiking trails and the lakes are unrivaled. I just love it. Also close to Town Lake. Gives that Sienna Plantation (Sugar Land) feel, but with lakes and trails.

I agree. I just posted about how Katy has gone way down. The days of exclusive master planned communities are over in Katy. Builders feel as though them can build 10 houses with 1 foot in between them vs building nice homes with space on the side from your neighbor. Katy is way overrated

It all depends on the location. All of the suburbs that we cover in our videos are nice and I’d think you’d be totally fine opening a salon suites business. Just do your research on the area to make sure there aren’t already too many around and I think you’ll be good.

You’d need to look at a flood map. Every suburb has parts that do and don’t flood.

Which areas are safe affordable family friendly to live?? Does it get very cold there?? Do you have crocodiles problems, love bugs?? What are the properties taxes on a average?? Does it hail in all texas?? Flood?? Is more humid or dry? Is there tornados, hurricane??what about tiger, people owning tigers??

I have a video on pretty much all of these on our channel, go through and check them out. The one on weather will answer a lot of these questions. No crocodiles, some alligators but not a threat like Florida. Occasionally hails. Property taxes range from 1.6%-3.6% on average depending on the area. Very humid not dry. Not many tornadoes. Occasionally get hit by hurricanes but not something I’m scared of living here. Most suburbs here have safe affordable options starting in the 200-300k range It does get cold in the winter but doesn’t snow hardly ever, maybe once per year and a few freezes per year

That’s a great question. Tough to answer without any other info but budget will be the biggest determining factor here. Possibly friendswood / league city or kingwood / humble

@Living In Houston Texas before i started looking for a home friendswood / clearlake area was my ideal area but there isnt much available, also Pearland was my second choice, I also thought about baytown but I've heard alot of negative comments about baytown , so im really looking for a nice suburban area , with a good amount of amenities/dinning/nightlife, also ive started to look in the Lago Mar/La Marque area , any review on that area?

Farther out the better. Go far far west out to Katy/Fulshear, far north Woodlands/Magnolia would be your best options.

@@Nicole-zv7ee Far west Houston is you best option. I would look at the Cinco Ranch, Firethorn, Cross Creek Ranch, Jordan Ranch neighborhoods. Anything around there is good. In Cypress area I would look at Bridgeland or Elyson. These are all newer masterplan communities. You can look in Tomball/Magnolia areas but this is more rural housing. Not masterplan communities. If you want a house on 5 acres this is where Id look. On Northside of Houston Id look in The Woodlands area on the west side of I-45 all the way up tp Conroe. Theres other areas mentioned in the video like Sugarland that ARE nice as anything mentioned, but whats not mentioned is its next to Stafford which is a dump and the criminals go into Sugarland and do their crime. Been a bit of home invasions there recently.

I have lived in Houston longer than this dude been alive. Ill give you real facts.... 10) Kingwood. Old houses built in the 70's so cheap. No new construction. Its next to Humble which is total black ghetto and where your major shopping will be. Kids could end up in ghetto schools like Porter High. 9) Tomball/Magnolia good. Terrible direct access to downtown and would be a nightmare commute. "Easy access to downtown" is not true at all. 8) Pearland. Nice area. Where JJ Watt lived. Commute to downtown on 288 and its a total nightmare being the only access road to downtown. "20 minute commute to downtown"??? Hahahaha!!! Not even close! Its bumper to bumper both ways. Plan on 1 hour+ 7) Montgomery. Nice, but too far to be commuting to downtown if your job is there. 6) Friendswood. Same as Pearland but you have access to I-45. 5) Cypress. Hes talking Bridgeland area which is NEW Cypress way out on 99, not old Cypress on 290. Direct drive to downtown but will be traffic. TERRIBLE public schools if you're in old Cypress. Its surrounded by bad Mexican neighborhoods. 4) Sugarland. Nice but its next to Stafford which is not a good area. Stafford violent crime is becoming a big issue in Sugarland. Direct commute to downtown but will be bumper to bumper. 3) Conroe. Not bad, its basically same as Magnolia and Woodlands. Eastside of 45 is pure trash ghetto. Bad schools. If commuting you will spend your whole life in your car and rack of thousands in toll road fees.. 2/1) Woodlands is terrible compared to Katy. And Katy does NOT have "#1 school district in Harris County" Katy is in Ft Bend County, not Harris County. This dude dont even know that. And Katy is one of the top districts IN TEXAS with their 77494 zip being one of the fastest growing in Texas. The Woodlands is 45 years old, no new houses and growing long in the tooth. Its the same as Kingwood, but better location not next to ghetto and better schools. Nothing exciting about Woodlands, but not a bad place. Commute from Katy is faster too.

ACTUALLY, Katy is in 3 counties: Waller, Ft Bend and HARRIS. Katy ISD is listed as Harris County. If you're grandkids taught you how to use the computer they should've taught you how to Google stuff. 😆

Katy could be possibly #1 now, the last 10 years many amenities & communities have been developed. Katy has best spots like Cinco Ranch, Elyson, Cane Islands, Katy Lakes, Katy Lake, Cinco Ranch mall, Katy mills mall & many restaurants have been added off Hwy 99 & i10. Katy because of that it’s #1.

Katy has gone way down. Have lived in Katy since 1994. Katy no longer has master planned communities. Builders in Katy are way more focused on first time homebuyers. There was a time when Katy really placed an emphasis on Master planned communities. The so-called premium builders buy small areas (a street or two) in back of neighborhoods and build try to mix them in with flower homes. Sad to say how the once quality neighborhoods are no longer offered. Apartments everywhere also

Well I was quite happy to see Richmond / Rosenberg on your original list and ten in this list it vanished! Sigh. Perfectly situated between Katy and Sugar Land and easy commute to Galleria/ Med Center and downtown. 😢 Too many overly rural and OLD neighborhoods in your videos.

Sienna Plantation is very diverse and neighbors get along nicely. Homes tend to be larger and commute is pretty long to downtown. I also own a house in Katy and my tenants who are Venezuelan love it there. I stood outside fixing some things and many neighbors came up to me and were really nice. Camillo Lakes is currently expanding and building new homes.

Great video,but,with all the goodies you mentioned,we have people moving in from all over the states,and I’m not saying it’s bad,we need good professional people,and along comes more crime,is it bad ? Of course it is,because with the law enforcement reduction we’ve sustained lately there are fewer officers in all departments to handle this growing city and more crime.Why you’re not mentioning it? Because you’re in the Real estate business and that would scare potential customers.So you’re not been Objective.

Champion Forest is in none of your regional suburban picks and is easily the best subdivision in Houston. Wow, you really whiffed on this one Mr. The Woodlands has zero vibe its uber expensive and generic as hell. It's also way overcrowded, traffic is nuts and there's absolutely nothing to do except go to the mall or a restaurant....how novel.

Kingwood is for the rich people it is very expensive to live there and flooding. Tomball is not in Houston it is a city all its own. Pearland is crime ridden rich people. Cypress also offers a lot of crime. Remember to check the things he is not talking about like the crime rates and the pollution. Houston Harris County stinks. I know about this because I am a native Texan and grew up living in around the Houston Harris County area. Yes I have been there in recent years. It is not a place I will visit again and would never live there ever again.
