Everyone is different. I'm the kind of person that does not show much emotion I might be very happy about something and you will never see me jump or make noises. Unless it's around my mom and sisters because we're closed. Other than that I don't do it.

Jerry, can you explain or show the process of doing an off-market deal from start to finish? So far, the majority of your wholesale videos have been tailored towards using the MLS to find homes w/ pre-loaded pictures, but not one where you cold-call a list & do a property analysis w/ no provided imagery up until closing. I've been trying to take action using Zillow, Redfin, etc., but I find that most REA are not answering their phones nor getting back in touch with me & I need to get something going to start that "snowball effect".
But wait I have heard Zach Ginn say on a few occasions that the data on Propwire is trash data and we should only get are lists and data from paid sources 🤔 lol😅 shout out to everyone doing deals from Propwire👏🏿🎉
My question Jerry, you flipping genius you!! So on flipwire, for the off market leads, are these owners actively trying to sell their homes or what criteria makes it to where there property is listed on propwire?
Question, do absentee owner lists have any value in vacation areas? For example if the owner of a Florida home lives in MA, to me that's not a typical absentee owner because he bought it for that purpose.
Here are the filters I used on the 2 deals I found on Propwire. Tired Landlord, Individual Owner, Built before 1995-2000 and built after 1960, Last sale price below 50k, and minimum of 70% equity
Yea when he asked me what filters i use and if I knew i could stack, I wasn't talking about just that deal bc I still am very new to propwire and have been so used to paying for this same data basically through other lead pulling softwares.
I watched it but it still didn’t answer my question. Flipster has a lead finder and I was wondering if the data that flipster is getting is the same data that prop wire is getting? Because I used to get 10,000 leads per month in flipster, has that changed? is the data resource you’re using for flipster the same as propwire. The property values look the same.
That feature isnt available yet in propwire. I was speaking in general for people using other lead pulling services. But all other filters I said are available and there are ways you can find out if the owner has multiple properties without paying for other lead pulling services in the meantime.

Jerry I found 2 land deals on propwire. I’m doing strictly on market wholesaling. How can I find good builders asap using propwire? I need to close some deals Asap thank you for something free and easy to use Smh.

@@mrsrhodes9736 I usually do 30 days with an inspection period which I find my buyer during. I told them I could close in 21 days before I had a buyer because I knew I had a deal. As long as you run your numbers right as an investor would, you will always have a buyer.
Propwire is data only. If you wholesale or flip houses, you still use Flipster which has the CRM, workflow, digital contracts, deal analyzers, comps, proof of funds, etc.
Does anyone know how Propwire determines if a property is vacant? Half the results it gives me are not vacant. Also, Tired Landlord filter returns 0 results in my entire state; anyone know why that would be?
Propwire is not free...No list is complete without skip tracing. And you have to pay propwire .10 cents per skip trace..and because you go through a list so fast "as Jerry said in his own words", you still spend well over 100 in a month. For example if you get a list of only 400 leads with skip trace, thats 40.00 bucks, and that takes about 2 days..nothing is free!!!!
Once you have you properties selected click the blue numbered checkbox for the properties you selected. Then at the top right of the page will be a download button with a drop down tab where you can click skip trace & download
