This is great! Directly from the Mike Ferry script book. It adds value to see this spoken out with a 'client' so I can understand how to lead my trigger cards.

If they say other agents are offering between 4-5 commission, cant you just say “My commission is 3%, the other 3% goes to the buyers agent”.....this would make your commission sound lower 😂

Bryan, I love your work! Do you have a google doc or document with a list of objections and scripts you run through? Your mannerisms are similar to Kevin Wards. I can tell you took his advice seriously and have copied it flawlessly. Thank you for posting your videos!

refer back to how many your team in total has sold..take focus off of you.

Febe Leiva, Real Estate How can you not be on a team? You have to have a least 3yrs of experience in most states to become a broker, and that's the only way you can work on your own without an office.

Get stats from your company on how many they've sold. Or - if there are agents from your brokerage that have sold or listed properties - use them as your stats. Such as "We (we as in your company) have sold x many houses in your area so far."

Oh boy! I wish I found this video and the listing presentation video couple of months ago. I lost a listing for not being able to present my services and they were set in their mind to go with Purple Bricks. They are stock right there and they are not able to sell....

i don't get them all. "think about it" is a smoke screen though, so i draw out the real objection. Then it's handled and they sign, or I walk.

The realtor today was asked about her commission right off the bat by the guy that came in behind me, like a minute after they started talking! I was floored. She said she could definetly get him some info on that and dissapeared into another room. It seemed odd, but idk what was on the paper she gave him. Nice to see a rebuttal on that cause i wouldnt know what to say really.

Hey Brian, thanks a lot for the video. I've one question regarding your statement that the seller doesn't even know that the realtor gave away 10000s of the sellers equity. Why doesn't he know? Is it that the realtor settles on a lower price with the buyer than the house was priced and tells the seller that he couldn't get a higher price?

Mic J In essence, yes. If the agent is a weak negotiator, it puts the seller in a position to net less money.

I was a little bit confused by your demonstration of handling the contract length without a guarantee. By saying "Saving us from hunting each other down" wouldn't that convey unavailability on your (an agent's) part and thereby reflect you in a negative light? Or is unavailability an okay thing to convey to a client?

I would never convey lack of availability or being out of reach. In today's world with the technology to do EVERYTHING digitally there is NO reason not to be able to keep tabs and get formal back and forth..

that's how supply and demand works, basic economics. Overpriced = takes too long to sell, and because it sits on the market, sells for less.

Always 6% or 7% , don't ever cut your commission.

I'm taking online courses and watching your videos religiously while taking notes. Reaaaally appreciate all the great advise. My question to you is, I live in Seattle... There are so many agents that seem great online. How do I go about finding an all star agent to shadow and how do I even get them to consider it. I can't afford to buy all there books or seminars but I am willing to invest in what it will take over all.
