Thanks for the walk through. The listing agent on the first house, the Flamingo, is actually our Villages sales agent Shauna. She's wonderful. I really like that Woodstar floor plan though. Interesting thing about that humongous yard. You'd assume there's room for a pool but it may not be allowed. Not sure what the rules are in Florida but my sister passed up a home in Waco Texas that had a very similar back yard with the power lines behind it somewhat in the distance but close enough that it was against regulations to install a pool that close to the power lines.

Awesome! It really is a Small World! Good info to consider about the power lines and a pool. When in doubt always double check before signing any contract.

Great video and very informative. My only suggestion is to be mindful of the camera angle and point more downward, vary the angle so viewers can see the flooring in each room as well. In this video we saw a lot of the upper half of the rooms so a lot of wall and ceiling. Otherwise it was wonderful. Thanks so much for sharing your Village’s experiences!

Glad you enjoyed it. Thanks for the tip! Brand new camera and microphone set up that I was testing for the first time in this video. Unfortunately did not realize the camera angle got bumped up slightly until I was editing. Will definitely double check camera angle perspective the next time I use this camera. Thanks!

There have been recent sinkholes in the Lake Deaton and Newell villages. There was a home for sale in Lake Deaton a few months back and a sinkhole opened up right in front like almost immediately after it went on the market. Needless to say, the house was immediately removed from the market. I felt so sorry for those folks. Shortly thereafter, a few more opened on the same road. I don’t know what the status is, but I’m sure they have long since been repaired. I may be mistaken, but I think it was related to the drainage system, water, sewer etc. I like the 2nd house. The kitchen was great. Not nuts about the location, but once the trees mature that will help with the noise plus you could add additional noise absorbing landscaping. Thank you, Michael.

Wow! That is very unfortunate about the homes in Lake Deaton. Glad we opted for the sinkhole insurance. Hopefully we will never have to use it. Thanks!

I actually went into contract the day or so before you went to the last house. Yard was too good to pass up and whatever noise from turnpike is actually soothing coming from NY. Not sure I could ever live in total silence, seen too many horror movies where things went south in a hurry with those conditions. Great video and enjoyed your comments.

Great job on the video- we chose to buy pre owned in the spanish springs district. close to 2 squares, golfing shoping medical etc. The new areas were just to far away from all of those and it will take many years before they will be adequate down that way. Also the bonds in my opinion were just way to high. not for us but for people whom want a new home , no other options.

I was told to look at the elevation of the home before buying. Supposedly, lower elevation homes have higher chance of sinkholes. There have been many sinkholes in the new section. Some Monarch grove residents had to leave their homes.

We heard the same things when buying our house. One of the reasons we picked our house is that it is at the highest elevation in our neighborhood and the neighborhood that backs up to us. We have had a lot of rain since we moved in and everything flows down and away from us. No drainage issue so far. That is very unfortunate about the homeowners you mentioned. Hopefully they had sinkhole insurance.

There are interactive sinkhole maps of The Villages online. Certain areas require you to purchase flood insurance, depending on which flood zone the home is in. The ground between homes is shaped like a subtle "v", so that water will run to the center, out onto the street, then down the drains. It's hard to see once the grass has been put in.

tell me more about this plug in the middle of the living room floor. We don't have these on the west coast of canada. ( I actually thought they were drains from the pictures), Also where do you hang your coats and put your shoes when you walk in.. Often I don't see a front closet upon entry

It’s a pre wired electric outlet so you can plug in lamps or a sofa recliner. They include this feature on Designer homes but not the Patio Villas. There is not a lot of extra closet or storage space on most of the homes we have toured. We have only seen a few models with a coat closet in the front entry area.

Some of the models here in the Villages have coat closets in the entry way. my model, the Aspen, is one that has a coat closet.

If you pause the video at about 1:09, you can see the prices. Michael also held the flyer from each home up to the camera (although I think you can only see 2 of the 3 prices).

I thought housing prices would go up forever and ever why are they discounting prices was a told a lie by my Realtor?

When the homes in a new Village have been completed and are released for sale, most of them sell very quickly, but there are always a few that are the last to sell (for various reasons - close to power lines, very high bond, "kissing lanais" view, low area that must purchase flood insurance, etc.). Those are the only ones that will be reduced, as The Villages wants to completely wrap up an area as soon as possible, so they can then focus fully on the next areas (plus, they want the $$$).

Homes are being discounted because sales have slumped. If you are not particular about a floor plan, you can get some good discounts. Be careful! Look at a map before purchasing. Some homes are discounted because the lanai faces Meggason Rd. (A busy road for traffic in the villages)

I was being a bit facetious with my original comment,. I know housing prices are artificially inflated due to massive QE and the politics of covid and stealing the 2020 elections. We will now see a massive recession and home prices return to pre-covid levels. It's 2008 again but bigger. @@margaretmattason-tw9cc
